The Space:
This 1,649 sq foot two-story townhome is located inside Compass Bay Community Resort area in Kissimmee, just south of Orlando and is only 7 miles from Disney World and a 13 miles from Universal Studios. Guests have access to an outdoor heated community pool with sun loungers and tables, gazebos, benches and picnic areas with BBQ grills, children’s playgrounds and lakes and ponds here and there. It’s a wonderful place for some outdoor family fun or to celebrate an occasion, picnic and/or barbeque!

The main spaces of the home:

- A large open-plan living/dining room-to-kitchen on the ground floor that is bright and air with direct access to the enclosed back patio area.

- A fully-equipped kitchen with all you'd need to prepare home-cooked meals. Even essential extras like a coffee maker, blender & toaster and a dishwasher for easy cleanups!

- A comfortable dining area with table to seat 6 comfortably.

- An awesome private back patio for sunbathing, grilling, and outdoor dining.

- A garage converted to a game room! A place to enjoy when you're not at the theme parks!

- There are 3 full bathrooms and a half bath in this 4-bedroom home that accommodates 10 as such (all bedrooms are on the second floor):

The Compass Bay resort is also close to the area’s well-known golf courses, shopping, dining, and other local theme parks in and around Orlando. Many casual dining places nearby include: Cracker Barrel, TGI Friday’s and Chili’s Restaurant. The townhome at Compass Bay is also close to Disney Springs where you’ll find an eclectic mix of unique shops, one-of-a-kind restaurants, and lively entertainment. A great way to spend a day with family after a day at the park or on a day off from the theme parks!n

The Neighborhood:
The central location of this home in Compass Bay offers a lot of value in terms of a time spent looking for fun things for you and your family to do. Spend quality family-time together as the community offers resort-style amenities like:

- A heated outdoor community pool with table, chairs, and sun loungers
- Two children’s playgrounds with picnic areas, outdoor BBQ grills, and gazebos nearby
- Little lakes and ponds around the grounds
- Great restaurants to dine in or take out after a long day at the parks

Getting Around:
In Compass Bay Community guests have free parking on the premises which makes it very easy to get around the area. The home is about a 25-minute drive from the Orlando International Airport and is located in an area surrounded by great restaurants, shopping centers, malls and golf courses. Here are some of the most visited places in Orlando and nearest shopping centers:

- Epcot (8 miles)
- Universal Studios (13 miles)
- Seaworld Orlando (15 min / 7.5 miles)
- Busch Gardens (1h 5 mins / 69 miles)

The pool heating service is only available from November to the end of April.

The townhome is located in a community that provides 24/7 gated security.

Please note when parking in the driveway, be sure to pull all the way in and not block the sidewalk. Cars that block the sidewalk are subject to getting towed and we cannot be held responsible.

A BBQ grill rental (no propane tank included) is available for use for an additional fee. This service must be requested at least 48h prior to your arrival.

This is a pet-friendly property, but pets are only allowed with prior authorization and are subject to a $290 USD fee per pet, with a maximum of 2 pets allowed for a total of $580 USD. Dogs must be on a leash when on the community premises. Please be responsible. The house has to be well cared for to avoid damages to the furniture and amenities.

There is no daily housekeeping. Mid-stay cleaning services can be requested for an additional fee.

Florida law does not allow opened food to be kept in the kitchen or refrigerator, so all food items are removed after each guest checks out. Therefore there will be no supply of items, such as condiments, coffee grounds, etc., prior to check-in. You can pick these items up at a nearby supermarket.

We provide a few essentials to make you feel more at home when you arrive, like paper towels, dish sponge, dish detergent, dishwasher pods, ONE trash bag in each trash can, and ONE roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. These will not be replenished during your stay. Additional supplies must be purchased by the guest.

There is no daily housekeeping service but if you'd like a cleaning, that can be arranged for an extra fee.

There are surveillance cameras on the property, strictly for security reasons only to ensure guests' safety. All cameras are facing outdoor areas.

Guests will be requested to sign a Rental Agreement (via the link in the booking confirmation).

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the home, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated.
- No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.

Perfect Location

There is a perfect location to Disney parks, Shopping and airport. The house have all amenities to have good time in house too. I will come back again.

Good Location, Good Value, Clean & Convenient

The property is easy to locate and in a (mostly) quiet neighborhood. The drive to Disney/Universal is simple and low-stress even late at night and during peak traffic hours. In terms of amenities, it is minimal. The towels provided are few and low quality, BUT that is common with rentals of this size & price. For the money, it was fine. The hosts are communicative and friendly. Check-in and check-out are a breeze. If I was staying with just 1 or 2 other people, I'd prefer a hotel. However, for the price and the size of our party (7 adults), this property was a good experience. I can confidently say I can recommend this property to those needing a convenient and fairly price rental, especially for an extended stay.

Quiet and clean stay

Listing photos were accurate. Except for a broken figurine on table, and broken blind at patio door. Complex located 14 minutes from Disney. Surrounded by shopping / restaurants, etc. I appreciated the cleanliness, spaciousness, the supply of towels (but no bath cloths). We brought our own anyway. However, stairs about 15 or more (elderly note) I also suggest a manual guide stating exactly where washer/dryer located, and instructions for tv / remotes. Roku tv’s but no access to apps unless you personally sign up. We had two repairs that needed attention. Repairman was there the next morning. The entrance gate was hit and miss. Overall my family and I enjoyed the sense of safety in the rental. The clean and quiet complex.
