Youâll be a short 2 blocks to the famous 5th Avenue where youâll find cafes, bars, restaurants, boutique and souvenir shops, and plenty of people-watching! And just 2 blocks down your street, you hit the beach at Coco Beach and beach clubs like Martina, Mandarino & Encanto This location couldnât get any better!

- Sun-drenched open living area with floor-to-ceiling sliding glass doors that lead to a private patio surrounded by tropical greenery.
- With fun beachy decor, the living room area features a comfortable sofa with plush pillows, a wicker coffee table, and a flat-screen TV, perfect for relaxing at home.
- Thereâs a dining table to comfortably accommodate 4 guests for a peaceful sit-down meal. It can also double as a remote working area if you need to use your laptop.
- The kitchen is modern with granite countertops and comes fully equipped with appliances like an induction stove and electric oven, a microwave, and the necessary cookware/utensils needed to prepare meals at home any time youâd like. Plus extras like a coffee maker for morning perk-ups and a blender for afternoon beverages!

This place is fantastic because everything you could need is just a short walk or drive to get to. You can walk 2 blocks to 5th Avenue and grab a coffee and have a nice stroll to see all the hustle and bustle and, of course, excellent people-watching.
Plus, there are so many different things to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

The condo is inside Luna Maya Condominios in a fantastic area at the northern end of La Quinta Avenida (5th Avenue). This area is lovely and a bit more chill but still close to all the action! Your experience offers:
- Two blocks to the famous 5th Avenue where youâll find fantastic shops, restaurants, cafes, entertainment, and nightlife. Check out âthe quaint 38th Street Stretchâ (38th St. from 5th Ave to the beach). Considered one of the âprettiest and most romantic streets in Playa.â
- Nearby vibrant shopping malls like Quinta Alégria, Paseo del Carmen, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants.
- The Select Super Chedraui grocery store is just 750 m | 0.5 mi (just about a 9-10 min walk from the condo) or head to the heart of downtown for the Walmart and Mega supermarkets, about a 5-minute drive from the condo.

Thereâs an assigned parking space on the premises if you arrive by car. When driving into town, you can park on the street but beware of the parking meters (10 am to 10 pm). Luckily, however, the complex is so centrally-located that you wonât really need a car. But you can also easily rent a bike or take a taxi or âcolectivoâ (shared-ride vans) where you need to go.

Although itâs a ground-floor condo, there is a step up to the front door, and guests may need to navigate some stairs around the condo complex.
Wi-Fi, TV, bed linens, towels, and parking are provided free for all guests during your stay.
There is no daily housekeeping service, but a mid-stay cleaning service can be requested for an additional fee. The cleaning service does not include changing the bed linens and towels. If you'd like that service, additional fees will apply.
Some home and bath essentials are provided, like toilet paper, paper towels, trash bags, soap, body wash, shampoo & conditioner. These items, however, are not replenished. If you need more, you must purchase more. And any other supplies needed during your stay must also be purchased.
Thereâs a card inside the condo to activate the A/C (like in some hotels). Please note that ELECTRICITY is included in short-term stays (2-27 nights) but NOT included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. We ask that you please help us save energy by using the AC wisely and keeping the temperature at 25°C, and turning off the AC and lights when you leave the property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Please note this property does not have a stable internet option. it does not have enough Mbps to work remotely, have multiple devices connected, or conduct Zoom calls/meetings. It only works for Whats App messaging.

- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs at the property is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on check-in day or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
- We ask that you please use the safe box for all your valuables. We will not be held responsible for any loss or theft.
- We kindly suggest that guests turn off the air conditioning when theyâre not home, and if you could also switch it off at the end of your stay, it would be greatly appreciated.
Interaction with Guests:
Itâs a self-check-in property, but first, youâll first need to go through the main entrance that has 24/7 security. They will open the gate for you. Then, youâll use the code on the digital keypad on the front door for access in and out of the condo. The access code will be provided to you within 24 hours of your arrival.
