Relax and unwind on either the front or rear porch, both of which offer the perfect spot to enjoy a lazy afternoon. With plenty of space for everyone, this unique and spacious home ensures that the whole group will be comfortable and content throughout your stay.
• A short commute to the renowned Westfield Doncaster shopping mecca and excellent freeway access, combined with convenient park and drive options, ensure a quick and hassle-free trip into the city.
• You will enjoy full access to the entirety of the house, with the exception of the garage located at the ground floor. Feel free to make yourself at home and explore all the wonderful spaces that the house has to offer!
• For your convenience, there is two designated guest parking spots located at the front yard, and there are plenty of free street parking spaces available. Ensure the driveway, footpath, and your neighbors' access in and out of their homes are not obstructed. We appreciate your consideration and cooperation in maintaining a safe and accessible parking environment for all.
To ensure a smooth and enjoyable stay, we kindly request that you take note of the following guidelines:
• If you have no reviews, please send a booking request before making an instant booking.
• A valid government-issued ID may be required.
• Only registered guests are allowed on the property at any time, and the actual number of guests, including children, must be accurately reflected in the booking.
• Strictly no loud music or noise permitted. Please respect our noise curfew by keeping noise levels down between 9:30 pm and 7:30 am. Loud music or noise is strictly prohibited, and parties or events are not allowed.
• Smoking is strictly prohibited inside the house. If smoke is detected inside the property, a penalty fee $400 will be applies.
• Please close and lock all windows and doors when you go out, and turn off the A/C and lights to conserve energy.
• Please keep the house key safe and secure, as charges will apply for lost keys.
• Rubbish collection takes place on Tuesday nights, please ensure pull the bins out to the natural strip kerbside with the lid closed.
• Check-in and key-collection instructions will be sent to you prior to your arrival.
• An initial supply of toilet paper and a few extra rolls will be provided, but these may not be enough for your entire stay, you may need to purchase additional supplies if required.
• For long-term or recurring bookings, please feel free to contact us to discuss a discounted rate.
• Our priority is to make your stay as happy, enjoyable, welcoming, and comfortable as possible.

Noise Policy: We always follow strict noise regulations and ask you to be respectful and considerate. Any breach of the noise regulations may result in eviction without a refund of the remaining funds or deposit.

We can NOT accommodate any type of event. No parties, weddings, hens/bucks' weekends or functions etc. Any breach will result in eviction.
RUBBISH
Upon departure all rubbish inside must be placed into the outside council bins. If it is bin night during your stay, please ensure the bins are placed out on the kerbside. The bin night for your property is advised in your pre arrival email. You will be charged a minimum of AUD $300 if excess rubbish is left at the property or if the garbage bin is not put out on bin night as requested.
SMOKING
Smoking inside the house is strictly prohibited. If you smoke, please do so outside. If smoke is detected inside the house a penalty fee of $400 applies. Also, DO NOT leave cigarette butts anywhere in the gardens, planters etc. If butts are found on the premises a $150 surcharge is applied if we find cigarette butts anywhere.
SECURITY
To prevent theft of or damage to furnishings or your personal property, All doors and windows need to be closed and locked when you leave the property during your stay and upon departure.
KEYS
Any loss of keys or remote controls has to be reported to us immediately. The following charges apply for the key replacement. Normal keys $60 each, Change of locks up to $1000.
