The Space:
This cheerfully decorated and spacious condo is located in an unbeatable central location in downtown Playa del Carmen, just 4 blocks to 5th Ave and a 2-min walk across the street to Mega grocery store!

The main spaces of this 1,367 sq ft, 4th-floor penthouse condo:

- You’ll have a spacious and PRIVATE WRAP-AROUND BALCONY with lots of outdoor seating *AND* a PRIVATE ROOFTOP LOUNGE & DINING AREA, BBQ & POOL with heaps of charm and style! Two fantastic places to spend the day, night, barbecuing, eating, drinking, chatting, star-gazing, and more!

- Stylish OPEN LIVING SPACE with floor-to-ceiling sliding glass doors that open up to the terrace, featuring a comfy sofa, a wall-mounted Smart TV and a sound bar for relaxing moments at home.

- The PRIVATE TERRACE features a top-floor view to enjoy the hustle and bustle down on the streets below. There’s sofa seating and a table on the terrace for enjoying a moment, a book or a beverage.

- A DINING TABLE to comfortably seat 6 for an enjoyable sit-down meal in the comfort of home.

- A FULLY-EQUIPPED KITCHEN with quality appliances and everything you need to prepare meals at home. Plus, little extras like a coffee maker & electric hot water kettle for the morning perk-ups and a blender for afternoon adult beverages or smoothies

- A fabulous BREAKFAST BAR with 4 bar stools, perfect for staying in and mingling together over drinks and good conversation or a great place for a laptop work spot if needed. (and we hope not!)

- 2 BEDROOMS, 2 FULL BATHROOMS and a HALF BATH on the private roof terrace to accommodate 4 guests as such:

BEDROOM 1: 1 King bed, ensuite bathroom, TV & access to the terrace.
BEDROOM 2: 1 Queen bed

- Beach/pool and bath towels and bed linens are provided complimentary.

There’s also a ton to see and do around Playa del Carmen -- everything from downtown shopping, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers and cave systems, ancient Mayan ruins, cenotes (freshwater sinkholes unique to this area!), private boat/yacht and fishing tours, golf, day trips to Cancun or Tulum and much more! There’s something for everyone!

Guest Access:
You’ll need to stop at the front desk reception first to get the card key access to the condo on the 4th floor. There is a lock box outside the front door for leaving the key when you leave.

The Neighborhood:
The property is just 4 blocks from the famous 5th Avenue (La Quinta Avenida!) and a 10-15 minute walk to the beach. Here are some of our recommendations (with approx distance from the condo):

Getting Around:
The condo is about 55 km | 34.2 miles from the Cancun International Airport (CUN). It’s best if you pre-arrange transportation to/from the airport as taxis can be quite expensive. You can also rent a car or take the ADO first-class bus, which is very economical.

If arriving by car, there’s underground parking at the condo complex on a first-come-first-serve basis, please ask at the front desk for access. You’ll be in the center of town and within walking distance of almost everything and really won’t need a car.

For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

Other Things to Note:
No parties or events are permitted, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbours. In case of being disrespectful to the rules, a penalty of $260 USD will be applied.

We provide a few basic essentials when you arrive, like soap and toilet paper. Just please note that these are not replenished during your stay.

We include 50 kW/day for short-term stays under 28 nights. Additional consumption will be charged at 3.50 MXN/kW. Consumption is based on a meter reading upon arrival and departure. You will be billed after check-out for any additional consumption. Electricity is not included for long-term stays of 28 days or more, guests will be required to pay an electricity fee of $167 USD per month.

Long-term stays are available. There’s Wi-Fi & laptop-friendly workspaces around the condo, so it’s ideal for the remote worker.

For stays of 28 nights or more the guest must pay 2 cleaning services per month at a cost of $40 USD per cleaning.

The condo is family-and-kid-friendly. If you need a crib, etc., please contact us.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbours.
In case of being disrespectful to the rules, a penalty of $260 USD will be applied.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs on the property is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning expenses if such is needed after their stay.
- Renters will be required to provide a government ID during check-in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- We ask that you please use the safe box for all your valuables. We will not be held responsible for any loss or theft.

Lovely penthouse condo

This condo was comfortable and spacious especially considering the rooftop patio and personal pool. Taxis were readily available right outside. Easily walked to several restaurants. My only complaint was the road noise from the streets below
impossible to sleep with sliding glass doors open. Overall, top notch.

Beautiful property , great communication. The location is awesome , just across the street from the Mega supermarket, food, alcohol, all the supplies you need ! It is a 4 block walk to 5th avenue where all the bars and restaurants are. About a 10 minute walk to the beach. The communication with Angel was top notch , fast and friendly responses to all my questions . My only negative during the stay was the tv’s
