The Space:

The Main House has a spacious living room that seamlessly connects to a dining room for eight, accompanied by a fully equipped kitchen boasting gleaming stainless steel appliances.

Bedroom one features a king-sized bed, plus additional seating for two. The en-suite bathroom is a sanctuary in itself, complete with a double vanity, a walk-in shower, and a separate soaking tub. Bedroom two invites a comfortable queen-sized bed, ensuring a peaceful night's sleep. Bedroom three is perfect for friends or family, this room features two queen-sized beds, providing both comfort and versatility. These two bedrooms share a second full bathroom, complete with double vanities and an inviting walk-in shower.



The pool house offers a cozy living room with flat screen TV and a kitchenette. The bedroom features a queen-sized bed with a full bathroom adds to your convenience.



The guest house on the property offers a spacious living room with a flat screen TV. The full kitchen boasts ample counter space and updated appliances. A dining table seats four comfortably with additional seating for three at the island. The bedroom boasts a comfortable king bed and en-suite bathroom.



One of the highlights of this property is its outdoor space. The pool is a refreshing oasis, inviting you to take a dip or simply lounge by the water. There are two hot tubs offering a soothing experience, especially welcome after a day of adventures. Shaded outdoor furniture provides the perfect spots to sit back and unwind. A table with seating for four allows for alfresco dining. Enjoy meals in the open air while savoring the lovely surroundings.

If you're feeling a bit competitive, you'll love the availability of games. Try your hand at cornhole or horseshoes, and test your skills on the pickleball court or with a game of basketball. These activities ensure that there's never a dull moment.

For a true taste of the Texas Hill Country, gather around the firepit in the evenings. Adirondack chairs add to the ambiance, providing cozy seating for storytelling and stargazing. Additional plush seating is nestled under the shade of the mature trees, offering a tranquil escape from the Texas sun. This inviting space allows you to fully embrace the beauty of the outdoors.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
