Welcome to your 2 bedroom, 1 bathroom apartment located in Howitt Place!

BEDROOM:
The bedrooms have king and queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of closet space for your luggage.

BATHROOM:
The bathroom has a bath, shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 50" smart Sony TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account. It has access to local channels as well.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The residential garage provides parking space for one car.
There are also options for free and paid street paking:
- Eyre Street ($3/HR) Near Kingston shops.
- Free 2hr parking in Kingston shops open area parking space.

COMMON AREAS & AMENITIES:
You will have access to the building's pool throughout your stay.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

A short stroll will take you to the Kingston waterfront, the shopping and dining district, the Kingston Bus Depot Markets, Manuka, Lake Burley Griffin, and the Parliamentary Triangle from this immaculate flat.

You can take advantage of all that the Inner South has to offer with this property's excellent location.

Enjoy the harbour lifestyle of fine dining, cafes, markets and recreation opportunities that abound in this central location. Close to major transport routes and moments from Kingston and Manuka.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the building’s sewer system. Dispose in the bin provided.

NOTICE:
Pool Availability
Please note that the pool has been fixed. It is currently closed for the winter season but will reopen soon. The listing has been updated to reflect pool availability for spring and summer bookings. Availability may change without notice, so please check with building management on your arrival for the latest updates.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
