Carinya, Berrima Southern Highlands - 4pm check out Sundays and Public Holidays, except Summer Season
Carinya is a stunning Southern Highlands estate - one of the best - for up to 12 guests. It is set on a 100 acre working cattle farm yet is only a few minutes drive from Bendooley Estate, Berrima or Bowral. Carinya oozes privacy, luxury, comfort and elegance, and the expansive main house has tranquil views of the surrounding countryside, beautiful lawns, a large swimming pool, tennis court and a sculpture walk! Carinya is ideal for those travelling to the area for a wedding, or for those seeking the best of the best in a secluded getaway.

- Carinya is not suitable for children under 13 years due to unfenced dams
- Carinya has a cash bond and two external security cameras to monitor guest numbers and appropriate use of this luxury property
- Strictly no parties at this property - you will be evicted if this rule is broken
Where will I be?
Carinya is located on prestigious Oxleys Hill Road, only 5 minutes from Bowral or Berrima. The front gate is less than 2km from the Bendooley Estate wedding venue. The surrounding towns of Moss Vale, Exeter, Robertson, Fitzroy Falls or Burrawang are also all within driving distance of the property - passing through beautiful countryside.

How is the property laid out?
As per the floor plan provided, the formal entrance leads into the open plan lounge and dining area with stone fireplace and large windows looking out to the terrace. There is an additional TV room and a library. To one side of the house is the master wing with large king bedroom and ensuite and French doors. The ensuite features a bath which looks out to the garden. The opposing wing has a large king bedroom with ensuite, and 2 queen bedrooms that share a large bathroom featuring a claw foot bath. Each of these bedrooms open to the Wisteria covered terrace. There is an additional loft area with bathroom which sleeps 4 guests in 2 queen beds. The laundry and powder room are located in the master wing.
Through the French doors from the living area is a beautiful terrace with outdoor dining table and large retractable awning, allowing guests to enjoy the fresh country air in all weather. The pool area is adjacent to the house and terrace.
WiFi, Netflix, Pay TV – will I have it?
Carinya is located in a rural setting, and presently only has 4G internet, not NBN. Complimentary WiFi is available and a password will be provided in your pre-arrival email.
Please note however that neither The Holidays Collection nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. This is especially the case at Carinya which is in a rural setting.
If Wi-Fi is important, please therefore always have a back up plan.
What about outdoors?
Carinya has beautifully manicured gardens and a very large lawn area. Picturesque garden beds are plotted around the house, with a Wisteria covered terrace on one side of the house. You are free to walk safely in any area that comprises the "house paddock", that is around the house, along the driveway, but guests are not permitted to enter the sheds and stables. Please be aware that there is a large open dam within 10 metres of the house. Guests must also be wildlife aware especially in areas of long grass, or around dams.
Carinya has a BBQ and a firepit that guests are welcome to use. The Traegar smoker is not to be used by guests.
Staying warm or keeping cool!
Carinya has zoned, ducted heating and cooling. There is a beautiful open fireplace in the main living room. The fireplace in the library is decorative only. The loft bedrooms has its own air-conditioning and heating unit.
What about sheets, towels and other supplies?
High quality sheets and towels are provided at Carinya.
Parking for cars, boats etc?
There is parking on the driveway areas close to the main house for vehicles. The garage is not available to guests.
Is my dog or cat also welcome to stay?
Sorry, Carinya is not pet friendly. The property is a working cattle farm, so pets are not allowed, sorry.
Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
