Former toy factory converted into an industrial-style suite in the best part of Melbourne's west. A perfect base for those wanting to explore Melbourne and beyond. With industrial windows, luxury bedding, eco amenities, super fast internet, and more. Seddon is a leafy, quiet suburb minutes from the City and Flemington Racecourse, easily accessible to the MCG and arts entertainment precincts (13min train to Flinders Street), and filled with great cafes, restaurants and bars.
Our home contains three separate, self-contained flats split over different levels. Whether you're a local looking for more room for visiting family members, travelling for work, or coming to explore Melbourne for the first time... we look forward to welcoming you to our one-bedroom "Studio 1". (We are also pleased to have three-bedroom Studio 2 available as well - check our other listings!)
Ground floor of a converted former toy factory: think double brick walls, factory-style windows, an industrial facade... but inside, styled to be a comfortable and cosy hideaway with gorgeous wood panelling in the best part of Melbourne's west.
A perfect base for those wanting to explore Melbourne, the west, and even Geelong and beyond.
This private apartment features one bedroom and living space, a private kitchen and dining area, plus separate bathrooms with shower and toilet. It has its own locked access on the ground floor.
Queen-sized bed furnished with luxury Sheridan bedding.
The kitchen is set up with a coffee machine and all the kitchen basics for simple meals at home (but with so many incredible restaurants and cafes walking distance away, you'll probably be looking forward to eating out!)
A study nook provides a comfortable space to connect to our high-speed fibre-to-the-premises NBN internet, for a remote working escape, or just to plan your Melbourne adventures.
A short row of east-facing industrial windows in the main room give this property a unique feel with nice morning light (and serious blackout curtains if you want to sleep in... make sure you set an alarm if you don't!)
There's plenty of quirks, making it a tidy, safe and unique space ready for your extraordinary Seddon stay!
You'll have exclusive use of the 1-bedroom apartment, with a large bedroom/living space, kitchen and bathroom, on ground level. There is a shared entrance and hallway past our car space.
Guests are welcome to use the laundry in our home upstairs if they need when we're around.
Please note there is no balcony or outdoor area for this apartment. One row of openable industrial windows provides light to the main room. However, Seddon is a beautiful suburb to walk around!
We live on the floors above, and work in the offices downstairs. We love meeting new guests and are always happy to socialise, or give you space if you prefer!

Everything you need is a short walk away. Additionally, it’s extremely easy to get from our place to Melbourne CBD, MCG, St Kilda and many of Melbourne’s other iconic locations.
Train access - only:
- 7 min walk to Middle Footscray Train Station
- 10 min walk to Footscray Train Station
- 10 min walk to Seddon Train Station
There's lots of 1-hour and 2-hour parking around us from 9am-9pm, as well as inexpensive paid parking around the corner.
We do sometimes have a visitor parking permit available - please ask us ahead of your visit if you would like to borrow one. This must be returned.
STRICTLY NO PARTY HOUSE: another AirBnB and our home are located on the floors above, and the four busy professionals upstairs need their beauty sleep! Beau works in hospitals, Rhys works in organisational change, Laura is doing a PhD, and Jeff works for Victoria Police.
Loud noise can travel between the floors, so we try to keep it down towards bedtime, and encourage guests to do the same.
Beau (one of the residents) plays the saxophone and baritone horn, so you may occasionally hear some practicing during the day - he usually tries to sneak this when people aren't around. (Our neighbours and past guests have said it's nice to listen to though!)
We have an EV charger for our EV. We may occasionally be able to provide this for guests to use - please get in touch to enquire.
We pay to have household carbon emissions offset through GreenFleet. We encourage guests to consider how they can make their travel as carbon neutral as possible.
Our place is on the lands of the Wurundjeri people, near the meeting of the Birrarung and Maribyrnong Rivers, and the lands of the Bunurong people. 1% of our AirBnB income is paid to First Nations through Pay The Rent.

We love good food and travelling (to find good food!) We live in Narrm (Melbourne). Rhys is a cross-fitter, surf rower, Communications, Change and Impact professional and board member with a strong passion for equality, environmentalism and social justice. Beau is a saxophonist, cross-fitter, medical devices rep and ex-nurse passionate about brass bands, organizational leadership and music. We love hosting because we get to meet new people, and introduce them to the amazing inner west of Melbourne!

We moved to the inner west two years ago - and LOVE it! Everything you need is a short walk away. There's markets, cafes, restaurants, bars, and more. We especially love where our home is: in the quiet, leafy suburb of Seddon, but still near the hustle and bustle of fabulous Footscray. Plus, it's so quick and easy to get to the City with three train stations to choose from.

It's a former toy factory! It was built around the 50s and was owned by the company that invented Pine-O-Cleen (which revolutionized Australian cleaning!) They then established Children's Toy Palace - at the time, responsible for 90% of Australian-made toys. In the 90s the building was converted into a row of fabulous and unique townhouses.
