Bedroom Configuration:

* Bedroom 1: 2 x King Beds with Ensuite

* Bedroom 2: King with Ensuite (can be split into 2 x Single Beds if preferred)

* Bedroom 3: King with Ensuite

* Bedroom 4: Queen Bed

* Bedroom 5: King Bed with Ensuite
(plus 2 x Single Beds which can be made up on special request)

* Bedroom 6 (downstairs): Queen Bed

* Bedroom 7 (downstairs): Queen Bed
Additional option :

* Bedroom 8 (downstairs kids/teenagers/additional retreat): 3 x Sets of Bunks - Double on bottom & Single above. This room alone can essentially sleep 9 people.
NOTE: This bedroom is an additional $700 per booking period to open up due to the preparation required & cleaning. Please advise if you need to sleep up to an extra 9 people at time of booking :)

* All rooms have separate split system, reverse-cycle air conditioners.

* Parking: Off-Street Parking for 10 Cars.

**Important Policies**

Strictly no parking on the street is permitted. A strict maximum of 10 cars is allowed at any one time.

This home is located in a quiet residential area, and we have a VERY STRICT NO large groups/gatherings/weddings or party policy. Bucks parties will not be accepted under any circumstances.

Departure Cleaning Fee: $1200 per booking. Yes, it's a very large home :)

Guests have access to the entire house, including all external space within the fenced areas (front and back lawns, pool/spa/sauna areas & tennis court).

The Gold Coast hinterland is an area of South East Queensland, Australia that comprises the Tweed Range, Nimmel Range, Tamborine Mountain, Numinbah Valley, eastern parts of the McPherson Range and western parts of suburban Gold Coast, such as Mudgeeraba.

We can arrange your shopping for you, a driver, local tours and catering. Anything else - just ask!

We can supply a Porta-cot if required, as well as a baby chair and baby utensils etc - please ask & we are happy to provide these (must be reserved prior to arrival)
Please bring your own porta cot linen.

NOISE RESTRICTIONS

Our property has a firm no party policy with no additional guests allowed to visit the property at any time. Sound travels to the neighbours easily and as such, noise levels are to be respectful at all times of the day and no loud music or outdoor (balcony) entertaining whatsoever after 9pm.

PLEASE NOTE OUR PROPERTY IS SECURITY PATROLLED BY BORDER SECURITY
(This is for insurance purposes and to ensure our guests safety)

Strictly NO large groups, gatherings, events & parties. We have a zero tolerance policy to disruptions to the neighbouring properties, and we request quiet outside from 9pm please.

We also have a zero tolerance policy to smoking, vapes, cigars and anything else that creates smoke (aside from cooking lol) inside the home. Smoking externally in the portico area is permitted, and ash trays provided.

All cars MUST be parked inside the compound. Under no circumstances is street parking to occur.

The Deep Roman Bath in Bedroom 3 has been disconnected due to water restrictions, however external spa, pool and bath in Bedroom 5 are all fully functioning.
