This beautiful lakefront home with a pool offers modern amenities and is conveniently located within walking distance to Cabarita Beach. Enjoy breathtaking waterfront views from the deck or take a leisurely swim in the pool and soak up the sun.

An ideal holiday home for families and friends seeking to relax and indulge in all that 'Caba' has to offer. World-renowned surf beaches, trendy local cafes, and restaurants are just a stone's throw away.

The open plan kitchen, lounge and dining areas seamlessly blend with the outdoor entertainment area. The kitchen is equipped with modern appliances and everything you need to prepare your favourite meals. There are four super comfortable bedrooms with fresh linen and plenty of space to sleep up to eight guests comfortably.

The undercover outdoor entertaining area is the perfect spot to relax, fire up the bbq and enjoy the peaceful atmosphere. A couple of kayaks are available for fishing or just to take in the beautiful surroundings.

Caba17 is located in a quiet residential street. It’s a 7min walk to the beach and local shops.

The white sandy surf beaches are popular for families, board riders and water sport enthusiasts. A walk up to the headland is a must-do!

The local shopping village has a supermarket and a great selection of cafés, restaurants, specialty stores and more.

We recommend hiring a car when coming to stay. The local beach and shops are walking distance. There is a public bus and local taxi service available.

To respect our neighbours, please ensure you have read all of our house rules to ensure they align with your stay. Some include:

- Quiet Time: 8pm - 8am
- Pool Hours: 6am - 9pm
- No smoking or pets
- No parties, groups or events.
- No music played outside from 8pm
- No extra visitors. Guest access only
- No weddings/events or festival attendees

Dear Guests,
As a condition of your confirmed booking it is implied that you have read and agreed to abide by these terms and conditions. Understanding and complying with our house rules respects our neighbourhood and will make for a comfortable stay. Please read the rules carefully in order to avoid mis-communication, loss of security deposit, eviction or excessive fees & charges.

CHECK IN
Check in time is 2pm or later unless prior arrangement has been made with your host. Self check in and access to the property is available via a coded lock box. Check in instructions will be sent to you the day before check in.


CHECK OUT
CHECK OUT TIME 10AM. Please follow the 'Check Out Instructions' (see below) before you leave. We do a property inspection once a guest has vacated to ensure all check out instructions have been followed and the property has been left tidy and in an undamaged state. Failure to do so may result in extra cleaning fees or a claim on your security deposit. If you would like a late check out please contact us to arrange a time.


CHECK OUT INSTRUCTIONS
Please ensure you follow these steps to prior to vacating the property:
1. Remove food from the fridge and pantry.
2 Dishwasher packed and turned on.
3. Rubbish put into correct council bins.
4. Fans, lights, A/C switched off.
5. Windows, doors & gates locked.
6. Return kayaks back to where you found them.
7. Please return the key to the lockbox.


EXTRA CLEANING FEES
Extra cleaning charges may be incurred for the cleaning of dirty dishes, food removal, rubbish removal, deep cleaning of BBQ, stained linen and towels etc. If the cleaning costs exceed the set cleaning fee on your booking summary you will be charged the additional costs.


BINS + RUBBISH
Please put the correct rubbish in the allocated bins for general waste, recycling and green waste. Extra cleaning fees will be charged for extra rubbish in the case where the incorrect items are not put into the correct bin.


PARKING
There are four garage spaces available. Driveway parking is also possible. Please park in designated spaces. Do not drive on grassed areas.


WIFI
We offer free WIFI, on a fair use policy. Our speeds are good, and you are welcome to use it, however heavy use such as streaming will incur additional charges.


UTILITIES
Please do not leave any electrical appliances switched on when they are not in use, or when you are leaving for the day. This includes air conditioners, fans, hair straighteners, tv, stereos, portable device chargers. Commercial use of utilities is not permitted.


FAMILIES + CHILDREN
Children must be under active supervision at all times and duty of care is at the responsibility of the parent or guardian. All child friendly items are maintained & checked regularly. If a porta cot, high chair or baby gates have been organised/hired throughout your stay, we request that you do an inspection of approval of these items upon arrival & prior to use.


GUEST ACCESS ONLY - NO VISITORS
Guest access only. You may not allow any person/s other than the person/s named on the Booking Summary/Confirmation to occupy the accommodation or the property. Please contact your host if you wish to invite visitors or extra people. If you have arranged this without notifying your host you will be charged a penalty fee or asked to vacate the property without notice. The booking includes up to 8 guests per booking (including children) unless prior arrangements have been made. We are happy to discuss your specific requirements upon booking.


PARTIES & EVENTS
We have a strict NO PARTY, NO EVENTS & NO VISITORS POLICY. We do not accept reservations for guests attending festivals. Failure to comply with this policy will deem your booking invalid. If a complaint is reported, appropriate authorities will be notified if anti-social behaviour has taken place. All guests will be evicted immediately without refund or notice.


NOISE
Please be respectful of our neighbourhood. All noise levels must be considerate between 8pm-8am. This home is in a residential area and any complaints of noise levels from the neighbours or any other source will render the booking invalid. In this circumstance, we reserve the right to evict all guests immediately without refund or notice.


NOISE POLICY

OUTDOOR AREA CURFEW
Please do not use the outdoor area or pool after 9pm. Speakers and music are not to be taken outside after this time, we request all guests to move inside and close all doors after this time. If complaints from the neighbours are received we reserve the right to evict all guests without notice or refund.


PETS
No pets are permitted on the property. If there is evidence that a pet has visited or stayed at the accommodation, it will be deemed a breach of these Terms and Conditions. You will be requested to remove the animal and charged a $350.00 cleaning and deodorising fee.


UNFENCED YARD
This property on the waterfront is NOT completely fenced in.


LOSS OF KEY
Loss of keys will result in a $75 replacement fee per key/per lockout. Garage and electronic remote system keys will result in a minimum $150 replacement fee. Assisted access to the property for any reason may result in a minimum lockout charge of $180.00


LINEN + REPLENISHMENTS
Bed linen, pillows, blankets, bath, hand and kitchen towels will be supplied. Replenishments include shampoo, conditioner, body wash, hand wash, toilet paper, washing powder, dish liquid and most kitchen essentials e.g. cooking oil, salt, pepper. Please bring your own beach towels. If any linen or bedding is damaged or missing you will be charged the cost of each item. Please do not remove towels from the property.


THEFT & DAMAGES
All damages and breakages must be reported to your property host as soon as possible. Failure to report an issue will result in a penalty deduction from the security deposit. To avoid damages and breakages, please do not move furniture or decor. The accommodation holds a current inventory and the property is regularly inspected to monitor theft and property damages. We also perform an inspection shortly after each check out. Nothing in this clause limits our rights to recover damages over and above the amount of the quoted Security Deposit on any booking platform.


PROPERTY SECURITY AND SURVEILLANCE
The security cameras fitted at the property monitor the exterior of the property at entry/exit points only. Your privacy is respected. Please do not tamper with, remove or cover the security equipment.


PERSONAL ITEMS
Personal items left at the property will be returned to the nominated address upon request. All postage and packaging is at the guest expense and a prepayment is required. We take no responsibility for the recovery or return of these items.


OPEN FLAMES
Use of candles, incense, cigarettes, open flames or lighters within the interior of the property is prohibited.


SMOKING + VAPING
This is a strict no smoking premise. If you smoke, please leave the property to do so.

Location and space was superb

We absolutely loved the location and the space in this beautiful home. The pool gets the sun all day, which makes the temperature lovely. The property is deceivingly close to the beach and shops. We walked everywhere. the kayak to the lake was fantastic and lovely to have craft really well maintained. Communication with the host was always clear and responsive. We will rebook in a heartbeat.
