Our luxury Spacious 2895 sq ft Five bedroom air conditioned home sleeps 10 and 2 Babies, a huge Master Suite with King downstairs, with a Queen (can be a master too), and Jack ’n’ Jill bathroom with the Blue Twin. Across the landing two Twins with separate shared Shower Room, plus Cot and Travel Cot. All bedrooms have ceiling fans. There are two safes.

Outdoor Barbecue/Grill, Dinning Seating for ten, with plenty of room to sunbath on our seven sun loungers. Cool shady lanai, Pool basketball

Inside we have a Fully Equipped Kitchen with up to date appliances. There are two dinning areas both formal and casual. There is a separate Laundry Room and Powder Room. We supply Pool/Beach Towels, 60 Gallon Cool Box, Beach Chairs, Games, Jigsaws, Pushchairs/strollers, Bed Guard, Highchair, Bouncy Chair, Stair-gates. Anything you need we will supply.

The Games Room is 5* with ceiling and floor fans. There is a Pac Man Machine, Arcade Machine, 8ft Slate Pool table, Foosball, Air Hockey Table and Dart Board.

Home away from home

The cleanliness hit me first, followed by the 5 sar accommodations. Extra towels, kitchen supplies, everything we needed and more. We enjoyed the pool area most of all and plan to go back...

Awesome house

Loved this house. Better than pictures. One of the cleanest rentals I have stayed at. The kids loved the pool and the game room. Us adults loved the hot tub. The house was beautiful and the kitchen was well stocked. The property owner was very sweet and it was so easy to get in contact with her.

Great place, great time!

Our group LOVED this property. It was perfect for all of us and made our trip a lot of fun and enjoyable. The pool was refreshing, the hot tub was used every night and the kitchen space was perfect for our group. I would highly recommend this house. The location was close to the baseball fields where our boys played and many other amenities. Nicole was easy to communicate with as well. :)

wonderful vacation

Our vacation in this home could not have been better. Looks exactly as the pictures show, with relief for everybody in the family. The kids really enjoyed the pool and game room. Only 15-20 minutes from the Disney parks, getting around was very easy from this convenient location. Had a couple minor issues, but the help staff was very friendly and proactive. Also, great surroundings, the neighborhood was very nice. Thanks again for providing us with a worry free vacation!

I am glad you had a wonderful vacation. The minor issues must have been very minor as I did not hear about them but I am sure they were out of my control. I am also very pleased that the management were able to sort quickly. I changed management in February, who came highly recommended and I am very happy with them. Great stay in March

We have been visiting the Davenport area for the past 13 years and have stayed at 5 different villas. This one ranks as one of the best. The owners were very quick to respond to any questions. The house was very clean and we liked the layout. The pool area was very spacious and there are not any rear neighbors. Having a grill and a nice big table in the patio/pool area was great. Neighborhood was safe and no issues with taking a walk around the subdivision. We will be back next year.

Family Vacation

If you ever need a home for a family vacation, this is the place. The home is lovely and has everything you need to stay. The kitchen was well equipped, the house was very clean The beds were so comfortable and there was plenty of linens and towels.The pool and hot tub on the screened in patio was awesome. Game room was a life saver and so much fun for the family, as was the pool basketball. Nicole and the Calabay management were so responsive to any concerns we had. The house is located in a quiet neighborhood and close to Publix’s and to all the attractions nearby. We would love to return to this house. Could not ask for anything better. Thank you Nicole and Steve for making such great memories for our family.

Cozy little house

The house is smaller than the pictures but it was fine with us. The game room looks nice but is extremely hot to spend more than 10 minutes in there. The house also needs some maintenance and cleaning better. The sliding door stucks a little, the toilets are old and stained, many light bulbs around the house are burned out, the carpet and the rugs were a little dirty and the rug in the kitchen too. The jacuzzi lights are burnt and the plastic melt and doesn’t bubble. Some panels on the patio screen have holes. The coffee table is very unstable and the rugs get rolled, if someone tripped can have a serious injury. I tried to vacuum and the vacuum cleaner is totally busted. The “courtesy” roll of paper towel and the toilet paper was very cheap and sandi . We left a full package of Bountys and nice soft full package of toilet paper in the house. Overall our stay was pleasant and nice. We think the owners are being fooled by the administration and cleaner people. The house is beautiful and deserves better care.

I appreciate your feedback, which I was surprised to receive as during your stay I was not contacted once. My management only heard from you about ‘how to turn hot tub on’. My advert states that my home is 2785 sq ft. I have always been told that it is bigger than the photos do it justice for. The games room is out of my control. I installed air-con unit in there some years back and was instructed by the HOA to remove. I have ceiling fans and freestanding air con. All homeowners have same. The sliding doors do stick occasionally, and they are maintained but I will eventually have to replace, but the pandemic put us years behind, new roof and air con units are priority. The roof is being done as I write this. The toilets were treated and seats replaced the day of your departure. Had you brought to our attention they would have been addressed immediately. Light bulbs in Florida burn out on a daily basis and a lot has to do with the weather. They were all working the day before your arrival. The carpets get cleaned 2-3 times a year. There maybe little holes on the screens, no missing screens. The holes are caused by squirrels. In 13 years I have never heard that my management were not doing their job! Ive always been told how clean my home is. We had already intended to purchase a new coffee table. All other items have been referred to management. I am truly sorry. Note: this would all have been dealt with immediately if you had contacted either of us. I am available 18 hours a day.

We stayed at Nicole’s beautiful home for six nights in March. The home was clean, comfortable, and spacious. We loved having the pool and hot tub to ourselves and enjoyed the convenience of a Publix just a few minutes away. Nicole was very responsive with communication and helpful. I recommend this home!

Nice home, close to many attractions but not in the busy mix.

Enjoyed our stay, home has pool and hot tub and game room that kept the “adult” kids busy. Would rent again if we stay down in Orlando again.

Great place, has everything what you need, stayed 5 nights, unfortunately we couldn’t had the time to use all facilities because we’re out for all day. Definitely recommend to stay, but please stay longer and give time to enjoy the villa. Also Nicole the owner, was really helpfull.

A fantastic home, with a great owner.

This is was our second stay at Nicole's Villa, and just as the first time, it could not be faulted. This a a very roomy villa with a huge pool, high quality furnishings and excellent facilities. All the rooms come very well equipped and the internet and TV 's are of high specification. The location is safe and very quiet and Nicole the owner is extremely helpful and really shows she cares for the needs of her clients. Thank you again Nicole.

Such an amazing time

Thank you so much to Nicole. The villa was amazing. We've stayed in Florida six times but this villa had everything. It wasn't spacious, comfortable and great fun. The quality of furnishings were very good but we even had great support from Nicole and the management company. A storm damaged some netting around the pool and it was fixed the next day! The location is perfect, close enough to the parks etc, but not so close that you don't get a chance to relax. We wouldn't think of staying anywhere else.

Fantastic !

We stayed at this beautiful villa for two wonderful weeks. Nicole has made this vacation rental a real home with lovely decorations, nice furniture and high quality of linnen, kitchen appliances etc. and everything was very, very clean. Our two teens (and we did also) loved the gameroom which is exceptionally good equiped with even a pinn bal machine I personally loved. The pool and pool deck were very spacious with sun all day. The large table outside is great and we eat all of our meals at the pool deck if we didn't go out to eat. The villa is close to Disney and a 30 minute drive from Universal parks. Calabay Parc is a very clean and safe community and we liked being on that location. Nicole is great to work with and I enjoyed speaking and e-mailing her. She is a very nice person with great love for of her home, which you can feel in every contact and in the whole house. Thanks for having us Nicole!

Fantastic

After having returned home last week, we are still coming down from a fantastic week in Orlando, and in Calabay Palms Villa. We would like to thank you greatly for the opportunity to rent the villa and spend an amazing time there. The house is great, all the rooms and facilities very well kept and very welcoming. The pool and jacuzzi were very well used and we had all our meals outside at the big table. In short, it was everyting we could dream of and we had a wonderful time. Beautiful Calabay Parc Villa

Nicole was really helpful when booking the villa and answered all our questions. We had a wonderful holiday here. The villa is beautiful, spacious and in a quiet area away from the main road. It was clean and very well maintained and we had no reason to contact management services during our stay. It is a real home from home with deep pile carpets, rugs, pictures and ornaments. The kitchen was spotless and is well equipped with everything you require. Although we didn't do any cooking as there are so many fabulous restaurants within easy driving distance. Our favourites were CrackerBarrel, Appleby's, Longhorn Steakhouse and Bob Evans. The villa is about 15 mins drive from Disney and it was wonderful to return to such as lovely home after a busy day at the parks. We stayed at the parks til 2 or 3pm then returned to chill out back at the villa swimming watching tv or using the fantastic games room in the garage. We went to all the Disney parks, Universal and Typhoon Lagoon water park. We also drove to Daytona Beach and drove along the beach. it is about 1hour 40 mins away. Our holiday was over too quick. Thanks Nicole for all your help and letting us stay in your wonderful villa. We will return!

Most guests despite having a wonderful holiday/vacation do not bother with writing a review but reviews are so important. You appeared to be having an amazing holiday. The weather was exceptional too. Next time you must check out Mannys' Steakhouse on Highway 27 and a new one opened before Christmas on Highway 192. We are hoping to purchase a folding table tennis depending on room and a docking station for ipods/i phones etc later this month. Excellent villa

Just returned from this wonderful villa. The area is lovely well kept and everyone says hello. This was our third visit and already thinking about next year. Excellent service from Nicole. Nothing too much trouble. We wouldn't hesitate to recommend this property to anyone.

Great Villa Lovely Owners

Thank,s Nicole for sharing your lovely home with us.Forgot to say in my email but would you thank your neighbour for putting the bin,s out for us we didn't get to meet him but we were very grateful for this kind deed.A lovely time was had by all at your lovely villa.Calabay Parc is one of our favourite places to stay while we are in Florida it's safe,quiet,very close to the shops and about 15min to the Park,s.The villa was well equipped with lots of towels kitchen utensil land even spray water fan,s for the park,s.We enjoyed the pool and hot tub and my husband said it was the best games room we have ever had.But most importantly to us is that Nicole put us at ease while renting her villa.She was very efficient and helpful responded quickly to all our questions and sent our bond back to us extremely quickly.We wouldn't hesitate to recommend this villa and lovely owners to our friend and family. Great House, Great Neighborhood

This is a great home in a good location. Lots of room for everyone to have their privacy. House was immaculate when we arrived. Games room was awesome. Pool area nice and private with lots of comfortable chairs and loungers. Didn't have a problem with anything in the home. Dealt with Nicole the owner direct. Great lady, responded to my emails immediately. Called me direct as well in Canada from the UK. Enjoyed our holiday!!

Very well equipped villa close to all the attracti

Great villa with excellent facilities. Lots of room, will easily and comfortably suit 10 people. Nicole was on the ball with the booking and arrangements. Local agent was a little slow to respond to minor issues we had but it didn't spoil the trip in any way

Excellent

From start to finish this was an excellent experience beginning with Nicole making the process of booking easy and keeping us informed along the way. The Villa is perfect with great facilities, a lovely pool and very convenient for the Parks as well as local supermarkets and restaurants. If you are looking for a Villa holiday in Orlando, this is the one to choose!

Amazing Holiday Home

This property far exceeded our expectations, it had everything and more to make this a real home from home. This was our eleventh holiday in Florida, and this villa was by far the best we have stayed in so far. The pool and hot tub were amazing, the quality of the fixtures and fittings made everyone feel at home from the moment we walked into the home. Nicole gave us a great customer experience from the initial enquiry right through to the holiday itself, we never had to contact the managing agents as the information given to us was fantastic. Sunshine in January!

This was our second visit to Calabay Palms. Excellent service and nothing too much trouble. Nice quiet location but with everything you could want locally. Villa was clean and games room was a bonus. A true home from home.

Best vacation home we stayed in!

My family and I just returned home from our Florida vacation at this villa. We had the best time there. The pool, hot tub and game room are the best! We've been vacationing in Florida for the past 10 years and the last 4 being in Davenport and this house by far is the best. Communication with the both the owner and management company was very good. Before I book a house to stay in for vacation I research and research on the computer and I rely heavily on reviews from previous renters. I am so happy that chose this villa. I would not hesitate to recommend this villa and will definately contact Nicole next year for our vacation. Many thanks! Maria
