About Julie & Bill Rozar

After raising our family in Brooklyn, we moved to our weekend home in Smallwood NY and have loved living in Sullivan County since Feb 2016. In fact, we loved it so much we bought a second home nearby in March 2016 and lovingly upgraded it to enjoy with friends and share as a vacation rental. We are fortunate to be able to work from home so we are available when you need us.

Looking forward to meeting you!

A fairytale cabin in the woods!

  • 5 of 5

The cabin is magical..It is beautiful! Once you step on the property, you do feel like you on a site of one of old folk stories and legends..If you want to disconnect from the world and spend some good time in a true nature - this is the place. I am a very picky person and I usually spend weeks of finding the right everything ;).. When I found this property for booking, I couldn't believe it to be true. This home had every my wish /demand for a getaway I had in my mind (and I had so many ;))), it was a perfect dream vacation home and even more. Secluded, new, decorated with love with a beautiful furniture and decor, very clean, had a hot tub, fireplace, fire pit, large terrace, private pond (yes!!!), pine forest (the aroma of it was simply amazing), apple trees, other type of trees (fall foliage was mesmerizing) hammock in a pine tree forest nook. If I could, I would grade it 6 stars. I definitely will be back.. Thank you so much Julie and Bill! I felt extremely fortunate to be staying at your home.

Moonrise cabin is the perfect choice for an upstate getaway. The cabin has everything you need and has been remodelled with wonderful attention to detail. The pond, hiking tracks and hot tub are all wonderful features.

Check in and out was super convenient. This is excellent value for money and I highly recommend. Thanks Julia and Bill for a wonderful stay.

A Stay At Moonrise Pond

  • 5 of 5

We have just returned from a 4 day 3 night stay at this beautiful cabin.

The pictures in the listing don't do it justice..... a rustic cabin feel with all the modern updates and amenities in a private, secluded, wooded setting !

Our hosts, Julie and Bill have the cabin well stocked with anything that we could think of to make our stay more enjoyable. From the kitchen with more pots, pans, silverware and dishes ( even good china in the dining room ) than we needed, to the den with enough DVD's, books, and games to keep us busy for weeks, to the outdoor spaces with the spa on the deck, the fire pit, and the private pond complete with 2 Kayaks !

There are good restaurants in the area and the Bethel Woods arts center situated on the original site of the Woodstock music festival is 5 minutes away. Bethel Woods has concerts or things to do almost every weekend.... we went to the wine festival on our trip followed by a tour of the Woodstock museum.

Bill and Julie went the extra mile to make our stay comfortable from meeting us at the house when we first arrived to calling us a couple times to be sure we weren't lacking anything and were enjoying our stay !

We look forward to another visit here in the near future !

Just awesome! Must do again!

  • 5 of 5

Had a great short stay in the area with a few of our friends and child. Rooms were spacious and accommodating. We loved the layout and the feel. We took advantage of the pond a few times. Other than being a little small for our tastes (and maybe others would really like this aspect) it is really a pond that only YOU are at. Apple trees are around and so you can't help to be curious and want to grab one or two. Both nights we sat by the fire pit and enjoyed long star gazes and laughs - with wood that already supplied to us. Both mornings we awoke lazily and made a yummy breakfast in a kitchen that was stocked with just the right balance of cooking utensil and materials to help out someone visiting.

Thanks to the owners that kept checking in to make sure we were having a great time.
