A 90-square-meter house on 3 floors, ideal for 4 people, equipped with air conditioning and Wi-Fi. We’re in a prime location: about a 10-minute walk from the hospital and less than a 10-minute drive from the university. You can reach the historic center via the bike path or by taking a stroll along the city’s irrigation canal. This property is the perfect solution for those seeking the convenience of the city without sacrificing peace and quiet



The house is laid out over three levels connected by a spiral iron staircase—please exercise caution if traveling with children.



The interior is organized as follows:

LIVING ROOM with KITCHENETTE (gas stove, refrigerator with freezer, moka pot, dishwasher, kettle, oven, toaster, blender, hand blender, wine glasses, and kitchen utensils) and dining table;



-> FIRST FLOOR

- BEDROOM I with a double bed, clothes rack, TV, split A/C, and shower;

- BATHROOM I with sink, bidet, and toilet.



-> SECOND FLOOR

- BEDROOM II with two single beds, TV, split A/C, and shower;

- BATHROOM II with sink, bidet, and toilet.



ADDITIONAL AMENITIES: unlimited Wi-Fi, independent heating, air conditioning (one split unit in each bedroom), washer-dryer, clothesline, hair dryer, iron, and ironing board.



PLEASE NOTE: There is one step at the entrance to the apartment.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013).

In summer, the average air temperature must not be lower than 26°C for all types of buildings.

In winter, the weighted average air temperature must not exceed 20°C



Please note that check-ins after the indicated time must be arranged directly with the property and are subject to the following surcharges:

- 21.00 - 23.00: €25.00;

- 23.00 - 24.00: €30.00;

- 24:00 - 01.30: €40.00.
