Discover the tranquil charm of Lake Como from the comfort of this stunning 3-bedroom, 2-bathroom holiday home, located in the picturesque village of Nesso. Designed to offer both relaxation and convenience, this spacious residence combines modern amenities with timeless Italian style.

Inside, you’ll find a generous open-plan living area, bathed in natural light thanks to large windows that frame breathtaking views of the lake. The fully equipped kitchen makes meal preparation a pleasure and includes a dishwasher, washing machine, and dryer – ideal for longer stays.

The three bedrooms, each featuring a double bed, provide a warm and restful atmosphere, perfect for recharging after a day exploring the lake’s shores. The master bedroom boasts an elegant en-suite bathroom with a modern shower. A second bathroom, also with a shower and two separate WCs, comfortably serves the other two bedrooms. A soundproof door separates the bedrooms from the living area, ensuring maximum privacy and allowing all guests to enjoy each space without disturbance.

The décor blends traditional Italian materials, such as terracotta flooring, with designer furnishings and decorations, including SMEG appliances and Ottmar Hörl sculptures.

The home is located within a well-maintained residence, originally built as a high-quality silk and textile factory. The property has been recently renovated and converted, and now guests can enjoy a shared swimming pool and beautifully kept garden – perfect for sunbathing or enjoying a peaceful evening with a glass of wine.

The property also includes private parking and, of course, those unforgettable lake views that make any stay on Lake Como truly special.

Nesso is renowned for its ancient Roman bridges and, of course, the famous "Orrido" – a rocky gorge formed by the convergence of mountain streams, which cascade dramatically into Lake Como, creating a striking waterfall.

Please note that the property is accessible via a path with approximately 100 steps from the parking area.

The swimming pool is a shared area: we kindly ask guests to respect others and follow access times.





Children under the age of 8 are not permitted.





Pets are not allowed.

Opening hours: 8:00 AM – 8:00 PM

Food and drinks are not allowed in the pool area.

GENERAL INFORMATION

A peaceful lakeside oasis with a swimming pool (shared with residents of the other apartments).

FURTHER INFORMATION

The apartment can accommodate up to 6 people. There are 3 double bedrooms. The kitchen is well-equipped, allowing you to prepare delicious dinners and tasty lunches to enjoy while admiring the stunning view of the lake and surrounding mountains. There are 2 full bathrooms with showers, free Wi-Fi service, and air conditioning.

At an additional cost, extra cleaning services and linen changes are available.

ACCESSIBILITY

The apartment is located on the first floor of a four-story building.

PARKING

A convenient private parking space is available for guests.

SURROUNDINGS

The apartment is located in Nesso – one of the most charming small towns along Lake Como. The lakeside is just a few minutes' walk away.

GETTING AROUND

There is a bus service connecting Como and Bellagio (line C30) and another connecting Palanzo and Como (line C31). Please note that buses are not frequent and service ends around 10 PM. Taxi services are also available, though not easily found in the area. We recommend that guests arrive by car. Como is just a 10-minute drive away.

From Como San Giovanni railway station, you can reach Milan Central Station and Switzerland (Lugano, Bellinzona, Locarno). From Como Nord Lago station, you can travel to Milan Cadorna station. Public ferries also connect various lakeside towns from the main dock in central Como.

From Bellagio, you can reach Menaggio, Cadenabbia, and Varenna by ferry.

The nearest airports are Milan Malpensa, Milan Linate, and Orio Al Serio in Bergamo. Shuttle service to and from the airports can be arranged at an additional cost. For more information regarding transportation and transfers, feel free to contact us — we’ll be happy to help!

TIPS

We recommend dedicating a day to exploring the wonderful towns around the lake. Como is the main city in the area, but the lakeside towns are gems with stunning villas.

To walk and move around Lake Como, especially in smaller villages, it’s best to wear comfortable shoes.

There are many public fountains with drinkable water in the area, and the water is safe to drink unless otherwise indicated. Tap water is also potable. Feel free to bring your reusable water bottle!

Hiking enthusiasts can walk parts of the Strada Regia – the ancient road connecting Brunate (Como) to Bellagio.

Look for traditional restaurants where you can taste local dishes, such as those made with Lake Como fish.

In Italy, many shops (especially small ones) and services close at midday, so plan your shopping accordingly.

Lake Como is one of the deepest lakes in Europe and the deepest in Italy. Swimming and diving are prohibited in many areas and can be dangerous. For those wishing to swim, there are a few options. In Blevio, there is a small beach for swimming and wakeboarding about 15 minutes on foot from the property. In Como, there’s an outdoor pool near Villa Olmo, but swimming in the lake is not recommended and often forbidden. There are beaches in other lakeside towns.

The Lido di Bellagio and the pebbly beach of San Giovanni await those who want to explore the beautiful town of Bellagio, located at the intersection of the lake’s two branches. Locals and visitors also enjoy heading to Nesso, where brave swimmers can dive into the lake from the old Roman bridge near the waterfall.

Lake Como is in a mountainous region. Although the surrounding Pre-Alps may not seem very high, the climate is influenced by the nearby mountains, and temperatures can change quickly. Pay close attention to weather conditions during hikes and bring warm and waterproof clothing!

OTHER THINGS TO NOTE

All guests are required to pay a tourist tax per person per night. According to Italian law, a valid ID document for each guest must be provided before check-in. To speed up the check-in process, we kindly ask all guests to complete the online check-in form sent via email along with the booking confirmation.

Waste separation is mandatory at this property. Recycling laws are strict in Italy.
