The panoramic views of Plum Island, the ocean, and the sunsets are breathtaking from the mahogany roof-top deck on this delightful 3 bedroom beach house. Located on a quiet side street on the southern portion of Plum Island, it is a short 2 minute walk to the beach. The sunny first floor is open concept living, dining and kitchen areas; one bedroom (queen bed); and a full bathroom. A French door leads down to the cozy, finished basement where the second bedroom (2 twin beds) and third sleeping area (queen bed with closet) are located. Additional features include a five foot high completely fenced-in back yard (well-behaved pets considered with owner's prior permission), many decks (front, back, top), off-street parking for four cars, laundry facilities, 50' Smart LCD HDTV, surround sound and Bose wireless speaker for your iPod/Phone, wireless internet service, Weber gas grill, and an outside hot/cold shower. This house is turn key, everything you could think of is included - just bring food & beverages! More importantly, our rates are inclusive of cleaning. There is no smoking permitted anywhere on the premises.

About Paula Irving

We enjoy walking our two dogs on the beach and all around the small streets of the island. We love the proximity of the house to the Parker River Wildlife Refuge and to Newburyport for shopping, dining, and other activities. We enjoy cooking, so having Tendercrop Farm just down the road provides us with a great variety of gourmet meats and produce. In town we love the Sunday Farmer’s market at the Tannery; it’s a great place to pick up dinner and peruse the local bookstore and shops. Best of all when we don’t feel like cooking we can walk to the Plum Island Grille, Plum Island Provision, The Cottage, Mad Martha’s or the Beach Coma

Why Paula Irving chose North of Boston & Greater Merrimack Valley

After renting this house for two winters we fell in love with it and Plum Island. In fact, we liked it so much here that we bought the house. Now we’ve made Plum Island our home. In the summer we retreat to our lake house so we really have the best of both worlds.

What makes this house unique

The most distinct feature about the beach house is the roof-top deck with its breath-taking views of the island. Additionally, the house is located on a quiet side street (open at both ends), so there is very little traffic/noise and the yard is completely fenced-in which is ideal for families with small children or pets. It's a short two-minute walk to the closest beach path where the beach is rarely crowded.

We had a great time at your house again this year. The weather was perfect. What I loved the most is that the street is so quiet at night that you can hear the waves crashing. The addition of the LCD TV was great too it was nice watching the Red Sox in HD! All of the other baby-proofing worked out great as well.

Fabulous Retreat!

This was the second year in a row that my family and I stayed at John and Paula's home on Plum Island. Opening the door upon our arrival was like a breath of fresh air. The house was as airy and bright as we remembered from last year. It was clean and well-equipped, making it very easy to settle in for a week. There was plenty of room for our family of four (and one furry friend). The weather was perfect, so we were able to take the short walk to the beach everyday. Everything we needed was available at the house - chairs, umbrella, towels, etc. We ate our meals at the large table on the deck and enjoyed evening sunsets on the rooftop. As always, John and Paula were wonderful to work with. They are available, responsive and helpful. It is our tradition to begin the summer with a week on Plum Island and we are already booked for 2018!

Lovely stay

I had a wonderful time in this cottage. The owners thought of every detail. You can tell when someone takes pride in their property. I would definitely recommend staying here. So convenient to the beach and within walking distance to the Plum Island Grill. Perfection!

Wonderful Cottage!

We had a late summer getaway at this cottage. The owners of this cottage are very thoughtful and have considered everything you could possibly need! Bedside flashlights, a sewing kit and first aid supplies to name a few! The linens and towels are plentiful and in good quality. With all that said, the cottage is very clean and not at all cluttered.

The open concept is nice for spending time together with family on vacation. Furthermore, the fist level bedroom is great for folks traveling who have some trouble with stairs.

Unfortunately, we arrived about the same time the remains of Hermine did so we didn't have the best weather and did not get too much beach time . However, the beach is just a short walk away with access at a few different points. Also, the basin is a short drive to the other side of the island and that is a nice area too explore too.

Our Favorite Place on Plum Island

Our family has vacationed at this lovely cottage for six years, and will return again in 2017. Some of the many things we love about John & Paula's cottage are:

- The photos of the cottage are accurate yet don't show how easy it is to stay there. The open layout allows easy interaction between the kitchen, dining and the comfortable seating area

- Everything you need for your stay is at the house (plenty of beach towels, beach chairs, grilling implements, cooking staples like oil, vinegar, and basic spices, sugar, teabags, coffee bean grinder, filters, etc.). Kids will find the variety of beach items appealing (pails, shovels, molds, boogie boards, hula hoops)

- The roomy deck off the back of the house has an umbrella table with chairs for 4-6, plus a grille with all the utensils you'll need

- The roof top deck has wonderful views of the ocean and marsh. My favorite morning pastime is taking a book and a cup of coffee to the roof to enjoy the fresh air, the calls of the birds, and the sounds of the ocean

- The location on the south side of the island is one street away from the beach. It's also within walking distance of the Parker River National Refuge

- From the cottage you can walk to three restaurants (Mad Martha's, the Plum Island Grille, and the Beachcoma). A small general store is also nearby

- Bob Lobster, just off the island, has fabulous seafood (and ice cream for a hot day)

- Newburyport, a 10 minute drive away, has numerous restaurants, shops and water possibilities such as going on a whale watch or renting kayaks. Bike rentals are available at The Tannery

- Paula and John, the owners, are very welcoming and helpful. They go out of their way to ensure their renters enjoy their stay.

With all there is to do and see a week passes all too quickly! We can't wait for next summer.

Well-stocked cottage near the beach.

We just came back from a great week on Plum Island at Paul and John's cottage. The beach is a short walk and never crowded. We rented paddle boards (at very friendly Plum Island Kayak in Newburyport), went biking, had dinner in Portsmith, went lobstering and took a boat trip to a beach in Gloucester. All in all a great trip. The cottage is surprisingly big--we hosted 9 people for a lobster dinner on the patio--and very well equipped. Some things that were appreciated: lots of towels, washer/dryer, beach chairs and umbrella, hair dryer, grill, lobster-eating utensils, paper towels, soap (hand, dishwasher, and laundry), and trash bags. Grocery store is a bit far, so you need to stock up. Definitely try Mad Martha's for breakfast.

Charming Island Cottage

Plum Island is truly a New England gem, and Paula & John's charming island cottage makes our stays there that much more enjoyable. This was our second year on the island, and in this beautiful and tastefully appointed cottage near the sea, with all of the comforts of home and an abundance of amenities. From the modern seaside décor and top of the line appliances, to the fenced yard and deck for dogs, to the captivating views from the rooftop deck, we just love everything about this place! And, that's just the house! Aside from the gorgeous beaches with easy access, the picturesque island village itself is a great place to stroll. You can walk to the Beachcoma for a bowl of some of the best homemade Clam Chowder in New England or to the Plum Island Grille for their mouthwatering Scallop & Crab Stuffed Haddock, enjoy cocktails on the deck at the Sunset Bar while watching a magnificent sunset over the Joppa Flats, or take a morning walk to Mad Martha's for an Old Man's Omelet. You can bring bikes and ride through the beautiful Parker River Refuge, or head over the bridge and peruse the quaint shops in Newburyport. At the end of each day you'll look forward to returning to this cozy little home away from home, where Paula & John are the most gracious of hosts, and have thought of every detail to help ensure a comfortable and relaxing vacation. Looking forward to next year!

Plum Island is a wonderful vacation spot for couples and families! The 9 mile stretch of beach is one of the most beautiful in the country. We take great pride in ensuring our beach house is idyllic and your vacation there is memorable.

On Plum Island itself, there are fishing, harbor, and whale watching expeditions (northern side of island); the Parker River Wildlife Refuge for bird watching (southern side of island); the Plum Island Grill (dinner); Beach Coma (casual lunch/dinner); Mad Martha's Beach Cafe (breakfast/lunch); and a convenience and package store. The Plum Island Airport, on the causeway leading to the Island, provides aerial plane tours.

Newburyport is a just 3.5 miles away, where there are quaint shops, art galleries, outdoor concerts, live theatre, many restaurants, ample activities and special summer events. Great day trips include Boston, Gloucester, Rockport or historic Portsmouth, NH. There's something for everyone!
