The panoramic views of Plum Island, the ocean, and the sunsets are breathtaking from the mahogany roof-top deck on this delightful 3 bedroom beach house. Located on a quiet side street on the southern portion of Plum Island, it is a short 2-minute walk to the beach. The sunny first floor is open concept living, dining and kitchen areas; one bedroom (queen bed); and a full bathroom. A French door leads down to the cozy, finished basement where the second bedroom (2 twin beds) and third sleeping area (queen bed with closet) are located. Additional features include a five foot high completely fenced-in back yard (well-behaved pets considered with owner's prior permission), many decks (front, back, top), off-street parking for four cars, laundry facilities, 50' Smart LCD HDTV, surround sound and Bose wireless speaker for your iPod/Phone, wireless internet service, Weber gas grill, and an outside hot/cold shower. This house is turn key, everything you could think of is included - just bring your bathing suit, food & beverages! More importantly, our rates are inclusive of cleaning. There is no smoking permitted anywhere on the premises.

About Paula Irving

We enjoy walking our two dogs on the beach and all around the small streets of the island. We love the proximity of the house to the Parker River Wildlife Refuge and to Newburyport for shopping, dining, and other activities. We enjoy cooking, so having Tendercrop Farm just down the road provides us with a great variety of gourmet meats and produce. In town we love the Sunday Farmer’s market at the Tannery; it’s a great place to pick up dinner and peruse the local bookstore and shops. Best of all when we don’t feel like cooking we can walk to the Plum Island Grille, Plum Island Provision, The Cottage, Mad Martha’s or the Beach Coma

Why Paula Irving chose Newbury

After renting this house for two winters we fell in love with it and Plum Island. In fact, we liked it so much here that we bought the house. Now we’ve made Plum Island our home. In the summer we retreat to our lake house so we really have the best of both worlds.

What makes this house unique

The most distinct feature about the beach house is the roof-top deck with its breath-taking views of the island. Additionally, the house is located on a quiet side street (open at both ends), so there is very little traffic/noise and the yard is completely fenced-in which is ideal for families with small children or pets. It's a short two-minute walk to the closest beach path where the beach is rarely crowded.

We had a great time at your house again this year. The weather was perfect. What I loved the most is that the street is so quiet at night that you can hear the waves crashing. The addition of the LCD TV was great too it was nice watching the Red Sox in HD! All of the other baby-proofing worked out great as well.

The Best of New England!

This was our 5th visit to this gorgeous Plum Island cottage. It feels like our summer home! So many amenities are included from new beach chairs to coffee grinder nothing was missing that we might have needed. This all with an uncluttered, open and airy interior. We spend most of our time on the 2 decks. Morning coffee on the spacious back deck w/ full dining set. and evening local beer on the upper deck which is really the pièce de résistance of the cottage. From here we have 360degree vies of ocean, tide water basin, wildlife reserve and the entire northern end of Island. Another set of folding deck chairs up here too! As an audiophile I appreciated the Bose Bluetooth Speaker setup as well as the old school boombox for CD's > Our 10year old appreciates the zillion channel cable setup with Big (but not obnoxious) Screen TV. There is an easy path to the beach about 5 min walk from the house. We're counting down the days until our stay her next summer!

This house has everything you'll need rain or shine and is in a perfect location - short walk to beaches, cheap Uber rides to Newburyport establishments :).

Perfect for a small, young family. The walk to quiet beach and Plum Island favorites was ideal. The home was clean, comfortable, and the owners were incredibly accommodating.

Clean, Bright Cottage, Great Location!

Wow, a great cottage close to everything. We enjoyed walking to the beach in the morning with our coffee and walking to the Plum Island Grille in the evening for drinks at sunset. Clean and comfortable with all the amenities needed for the perfect beach vacation. Incredible views from the deck and the fenced in back yard was perfect for our dog. Looking forward to returning.

Perfect Beach House

I can't recommend this place enough. The location is quiet and close to the beach, the house is comfortable, charming and unbelievably well stocked (we were grateful for the beach umbrella since we forgot one!). The owners were responsive and really thought of everything for a perfect stay. Don't miss sunset and moonrise from the upper deck! Thank you Paula and John!

Fabulous Retreat!

This was the second year in a row that my family and I stayed at John and Paula's home on Plum Island. Opening the door upon our arrival was like a breath of fresh air. The house was as airy and bright as we remembered from last year. It was clean and well-equipped, making it very easy to settle in for a week. There was plenty of room for our family of four (and one furry friend). The weather was perfect, so we were able to take the short walk to the beach everyday. Everything we needed was available at the house - chairs, umbrella, towels, etc. We ate our meals at the large table on the deck and enjoyed evening sunsets on the rooftop. As always, John and Paula were wonderful to work with. They are available, responsive and helpful. It is our tradition to begin the summer with a week on Plum Island and we are already booked for 2018!

Plum Island is a wonderful vacation spot for couples and families! The 9 mile stretch of beach is one of the most beautiful in the country. We take great pride in ensuring our beach house is idyllic and your vacation there is memorable.

On Plum Island itself, there are fishing, harbor, and whale watching expeditions (northern side of island); the Parker River Wildlife Refuge for bird watching (southern side of island); the Plum Island Grill (dinner); Beach Coma (casual lunch/dinner); Mad Martha's Beach Cafe (breakfast/lunch). In addition there's a convenience store, ice-cream shop and package store. The Plum Island Airport, on the causeway leading to the Island, provides aerial plane tours and a local RC clubs gathers there many Saturdays to fly and demonstrate their planes and jets (yes, there are Radio Controlled jets).

Newburyport is a just 3.5 miles away, where there are quaint shops, art galleries, outdoor concerts, live theatre, many restaurants, ample activities and special summer events. Great day trips include Boston, Gloucester, Rockport or historic Portsmouth, NH. There's something for everyone!

We love having people enjoy our beach house and provide everything you need to enjoy your stay. PLEASE NOTE, our rental rates are INCLUSIVE OF CLEANING so there are NO EXTRA fees. If we can answer any questions, about our home or the area, please just let us know. Winter rates are inclusive of cable/internet/phone, water, sewer, trash pickup, recycling and a monthly cleaning ($450 value in total). Long-term winter renter pays electric and heat (average heating cost for the last two years has been about $700 for the season and electric averages $100 per month).
