Kitchen and 3 bathrooms, completely renovated in November, 2014. Our comfortable and roomy villa is ideal for family vacations, golf trips, or tennis get-aways. We are located mid-island in Inverness Village in Palmetto Dunes, a secure, gated community. The fully equipped stainless steel kitchen features new quartz counter tops, a sunny breakfast room with new furniture and a pass-through to the dining area. Both the dining area and the living area are spacious and comfortable. Our Villa offers a full-size washer and dryer. We have 4 LED flat screen TVs and a DVD player. All bathrooms have been completely renovated with ceramic tiled showers. The large up stairs hall bathroom has double sinks and a tub/shower. The glass enclosed master shower has a convenient tiled bench seat and double sink. All vanities have granite counter tops. All toilets are comfort height. You can enjoy our gas barbecue grill and table and chairs on the patio with a view of the 12th hole of the Fazio Golf Course. Inverness Village offers its own free tennis courts and a lovely full-sized pool, as well as a baby pool.
While staying at 950 Inverness, you can take the FREE Palmetto Dunes Buggy and visit other sections of Palmetto Dunes or explore Shelter Cove with its wonderful restaurants, unique shops, charter fishing, and sightseeing cruises. In season, Shelter Cove offers nightly free entertainment and weekly fireworks.
The Palmetto Dunes buggy can also be called ON-DEMAND to take you to and from our front door and the beach or anywhere else within Palmetto Dunes/Shelter Cove. And it's FREE!
*It is important to note that Palmetto Dunes allows NO MORE THAN TWO CARS PER RENTAL UNIT. Your first gate pass is included in the rent; a second must be requested and paid for before check in.

Overall a great week. Condo was clean and orderly when we arrived the property manager Phil was great to work with and answer questions . The only thing was the master bedroom mattress was very hard and uncomfortable but other than that the location is nice and private lots of bike trails etc .
Great experience. House was nice and clean. Thanks for the beach chairs and the bikes. Our children loved it. Would definitely stay there again.

Nice townhouse

Phil’s place was absolutely perfect for my family of 5…with room to spare. Nestled back in a quiet corner on the golf course in Palmetto Dunes but convenient to all of the amenities. The condo had everything we needed including puzzles and games to occupy the kids. We will definitely be coming back next summer!
This was a family get together with my brothers wife and their kids and my husband and our kids for the week. We rented bikes from Island Life which turned out to be fantastic. They delivered them literally an hour after we arrived and picked them up and hour before we left with locks baskets and helmets (on the menu of rental). Highly recommend. The neighborhood is shaded with lots of beautiful floral sites and beach access and pool access on foot or by bike. It’s an easy bike to many nice eateries we enjoyed Hilton Head Diner and Stacks close by and for ice cream Frosty’s all a close bike ride easy accessed with the underpass to cross the main street. The teens also went parasailing with my husband (NOT ME!!! haha) and I enjoyed running all the trails and gently paved areas in Hilton Head both early am and evening and the weekly neighborhood 5K palmetto dunes has on the beach which was extremely well organized.

Not the cleanest condo on HHI
We rented this condo in June 2011 for 8 people. It is an older condo that needs some maintenance and cleaning. When we first arrived, it was hot in the condo and we figured the A/C had been turned up between guest stays. We let the air run at 72 degrees per the owners instructions and the condo never cooled. The second day we called Lou and he had someone out there that day to service the A/C. Once the air filter was changed (it was really dirty), it cooled much better downstairs, but it was still hot upstairs. We ran the floor fans provided the whole time which did not help much upstairs.
This condo was not clean. My kids took their shoes off and their feet instantly turned black from the carpet. The bathrooms were not clean and all three showers had pink mold on the shower curtains. We killed several bugs including roaches through out the condo including a bug my wife killed in the bed we slept in. The kitchen needed to be cleaned before we felt comfortable using it. The blender provided did not work either, so we had to go to Wal-Mart and buy one to make frozen adult beverages.
Now...on to Hilton Head Island. We enjoyed our visit to Hilton Head for our 5th year. It was nice having access to the beach through the Disney resort in Palmetto Dunes which is a 2 minute drive from the condo. The beach is a quick walk from the Disney resort. The kids enjoyed the pool which we could walk to from the condo. The never seemed to get enough of the beach and pool almost every day.
We tried new restaurants while there such as Captian Woody's and Smokehouse as well as returning to Steamer's for dinner and Island Bagel Company for breakfast. We did not make it back to Hudsons like we have in the past. There is a charcoal grill that we used a couple of times. Piggly Wiggly is apparently the only grocery store that stocks fresh seafood. We did a two hour boat tour that took off by the Old Oyster Factory that we really enjoyed.
Overall, Hilton Head did not disappoint us except for the condition of the condo.
I emailed Lou to both of his email addresses we received when we rented the condo. I sent him my concerns after we left and I never heard back from him. I gave him the opportunity to address the issues mentioned above and to possibly correct them before another guest stays there. Hopefully the next guest will have a better experience since I brought these issues to his attention.

We visit our villa twice each year and do a thorough cleaning, which includes having the rugs shampooed if needed, replacing the shower curtains and having all linens cleaned and/or replaced. In our absence, we use a caretaker & cleaning service, located just around the corner at unit 936. They do not and cannot check every small appliance, nor do we expect them to. On our last visit, the blender needed to be thoroughly cleaned before it would work. If this guest had called either us or our caretaker service whose phone number is posted on the refrigerator, we would have replaced the blender right away.
When we were called about the air conditioning problem, we called the HVAC service immediately and the problem was fixed before 6 pm that same day. The entire HVAC system is less that 3 years old and is serviced quarterly. When this guest called us about the HVAC problem, they never mentioned any problems with the cleanliness of the villa or the shower curtains (which had hard-water stains, not mold, on them.). Had they complained at that point, the shower curtains would have been replaced the next day and the cleaning service would have come out and re-cleaned the villa until they were satisfied.
The parking lot was recently repaved and not completed until the last week in June. Our villa has been rented every week since the 3rd week in May, so there has been no opportunity to have the rugs cleaned since the repaving. The palmetto bug problem on Hilton Head this year is severe, but our exterminator comes on a regular schedule, and had there been a complaint to us, we would have had him come out for an extra visit.
We are at a loss as to why the problems iterated in this review were never brought to either our attention or the attention of our caretakers. We were never given a chance to correct any of the renters’ complaints. This is the first negative review we have received in more that 5 years of ownership. Our villa is well-maintained both inside and out. We take great pride in keeping our villa in excellent shape and we feel this is why we have had so many happy guests and so many 5 star reviews in our 5 plus years of ownership.

Thoroughly enjoyed our vacation in this property. Clean, well stocked kitchen, lots of towels, with lots of room to spread out. Phil was quick to answer all questions. All appliances are nicely updated. Quiet location. Enjoyed having keyless entry. Would definitely stay here again.
From having the golf out the back door, to the pool and beach around the corner, location could not have been any better. Plenty of beach chairs to use on our stay, we didn’t have to buy any, having them there gave us so much more room to pack things. Parking for two vehicles was limited for our big family but we parked one vehicle at Kroger and then became friends with the neighbors that were renting next door to find out they were using only one parking space and we were able to use the other. Perfect vacation!
The property is in a great location and the kitchen and bathrooms have been updated. Loved having the pool so close. Some small minor things would have made this a 4 star vs 5 star review. There was a broken desk chair in the downstairs bedroom with wicker pieces hanging out but we didn't need to use it so it was fine. Just think it would be safer to remove it. Carpets downstairs might need to be cleaned or replaced. It was pretty stained but didn't take away from our trip. All the house phones had dead batteries it just didn't work. Couldn't use to call Dunes Buggy or make local calls. Not a big deal with everyone having a cell but sometimes service was spotty. We didn't like seeing Palmetto bugs. I guess they are common there but coming from the NE we don't have them. Had a great time. Would like to visit HH again.
This is the third Inverness property that we've used for our annual family week at HHI and by far the best. The kitchen is really nice looking, with up-to-date appliances and a very generous stocking of utensils, dishes, and gadgets. The televisions are great, and the internet service is very fast. Phil is readily available for help, although we really didn't need anything. Overall, six thumbs up from our group.
We enjoyed our stay. The property is attractively renovated and has a nice layout, and the host was very helpful and responsive. We would definitely stay here again.
We had a great time staying at this property. It was stocked with everything we could need for a vacation even with our infant. Highchair, baby gate, children's toys and books, umbrella stroller, lots of beach gear, and every kitchen item you could need. It seemed odd to have multiple beds in the primary bedroom with ensuite bath, but not a problem for us. Very clean and comfortable.
Property manager was amazing. Villa was perfect and had everything we could possibly need. Great location and the best view ever! Had such a great week with our family. Definitely will rent the same villa next year.
Property was in a great location. Getting the pass for parking your car was easy if you just followed the directions listed. Place was very clean and had a patio that was right on the golf course. My friends and I had a great experience here.
We had vacationed at our time share in Sea Pines for over 30 years but nothing beats the beauty and convenience of Palmetto Dunes and owning this lovely villa on the golf course!
