Nestled in the quaint and quiet neighborhood of Inlet Beach which mixes vintage Florida with modern convenience, this Gulf view, a three-story townhouse is only a 30-second walk to a sugar white beach and emerald green waters of the Gulf of Mexico. Paddle-board or kayak in Lake Powell.

The covered 2-car carport includes an outdoor shower and storage room with a stackable washer/dryer.

The living spaces have been freshly renovated and meticulously designed with numerous unique features and amenities - all with a mid-century modern vibe.
Enter the second floor and find an open concept kitchen and living room with a great pocket view of the Gulf. The kitchen is fully equipped and features dining space for six, stainless steel appliances and quartz countertops. The living area is bright, modern, and comfortable. Dine or lounge on the balcony, listen to the waves, feel the breeze, and take in the view. This floor also has a half bath.

Proceed to the third floor upstairs to two bedrooms each with a custom bathroom. The master bedroom features a king bed and a private balcony with more of the great Gulf view. The second bedroom is perfect for couples with children and has a queen bed and twin over twin bunks. Dine and shop in Rosemary Beach or the newly-developed Shops @ Inlet.

We will definitely be booking again! The overall experience & stay were great. The outdoor private shower to rinse off before going inside was a huge plus with kids. The walk to the beach being legit across the parking lot was another huge plus when carrying all the things back & forth. Highly recommend staying here!

This property was extremely clean and modernized. We enjoyed the proximity to a very beautiful and quiet beach. We loved the convenience of the chair/umbrella service and spent more time relaxing and watching dolphins pass by than we originally intended! Shopping at 30Avenue and visiting Rosemary Beach were favorite activities, as well as taking neighborhood walks to admire all the beautiful homes. We'll be back :)

This condo was perfect for our summer getaway. The location was just a short walk to the beach and the views from the top floor balcony were amazing! The interior was well designed and comfortable for the whole family. We will definitely look to stay here again on our next beach vacation!

We go to the beach every year. This was our first time in Inlet Beach and our first time using this company. Everything was amazing. The condo had everything we needed and was close to stores and restaurants. It was steps from the beach which was not over crowded. We will definitely be back!

We very much enjoyed our stay. You can see the beach from the balcony. You are steps away from the sand. It was a perfect location. The condo is very close to shopping and dining. The decor is modern and beautiful. I would absolutely stay here again.

Great Location!

Loved the location and property. Easy walk to the beach with a view. We could walk/bike into Rosemary and drive to seaside and PCB. There was construction work going on all day at the unit next door which ruined the relaxing vibe during the day, but nothing the owners could do about that. The master bedroom sink didn’t drain well, which was a little frustrating so I hope that gets fixed. Overall, we would love to stay here again!

Third year in a row

We just got back from another wonderful week at 12 on Inlet. This was our third year in a row to rent it and it was just as good as the first year. The water was more beautiful than ever this time and the views were amazing. You can’t beat a 30 second walk to the beach. We brought our tent and had lots of privacy on the beach which is a big reason we chose Inlet over Rosemary. Thanks again, we will be back next year!

Inlet Beach Getaway

Positives: Ocean view from decks. Great location. Easy access to the beach and restaurants. House was decorated nicely. Outdoor shower was nice. Very comfortable overall. Negatives: No pantry or cabinet space to store food. The upstairs bathrooms smelled a little musty. Cannabis smokers next door.

This property was just what we needed. The house was clean and updated. Hayden, with the management company, was responsive and quick. This house was so wonderful to provide extra umbrellas, chairs, and even kayaks! The location is so close to the beach and easy to go down early and set up our beach chairs. The view from the balcony was perfect! From the living room looking out the windows all we could see was water and waves. This was a great space, well equipped and so comfortable! I will be back, looking at dates for next year already!!!

Nice place but needs some TLC

We overall enjoyed our stay and would stay again. The place looked just like the pictures. But at a closer look there were definitely some things needing updates. The sliding door on second floor was very hard to close and the screen on the door is almost broken/rusted. Outside the unit was very worn and in need of some TLC. Most of the beach toys were cracked, broken, or very worn as well. Thankfully we brought some of our own so that was just a very minor inconvenience. The beach chairs and umbrella supplied could be replaced as they also were rusted and looked to be well loved. The outside water hose we used to rinse our feet and beach items was badly cracked so it sprayed everything. Outside shower did work though! We had no WiFi for our entire trip since there was no router upon arrival and also no tv since it required internet to connect for streaming. But we were there for the beach so my kids also got a detox from their electronics. Management was very responsive and apologetic. We loved the short walk to the beach and the view from the top balcony was wonderful! Our stay was overall very relaxing and we enjoyed it!

Overall a nice experience!

We loved both the location and the layout of this property. It suited our family of five well! A couple of things to note: 1. a "fully equipped kitchen" does NOT include salt and pepper. If you plan to get groceries and actually USE this kitchen, you'll want to bring your own seasonings because they don't even have leftover restaurant packs of these basics. Also, if your group of 5 (or 6) uses more than two kitchen trash bags, you'll want to bring more than that, as well. Overall, the "fully equipped kitchen" seemed a bit chintzy to me, considering what we're paying... 2. The storage room downstairs has quite a few wonderful things for the beach, including multiple chairs and beach toys. I asked the manager two separate times via email for an idea of what exactly was in the storage closet but never got an answer on that. It would have been good to know because I arranged for a beach rental for items that we could have just used had we known what was available. Additionally, upon arrival, we noted via email that the downstairs balcony door does not lock, creating a bit of a security issue. Management said they would get in touch with the owners to see if a locksmith could address the issue, but again, I never heard any more about the issue throughout the duration of the stay. I definitely give the communication with the property management a thumbs down and certainly wouldn't want them to manage any place I owned. This experience could have easily gone from good to great with a few thoughtful touches AND with a step up in communication.

We are glad you enjoyed your stay overall and we always encourage feedback from our guests. The kitchen is fully equip with just about everything a guest would need that is correct we do not provide spices or condiments we do not provide these items for safety reasons and we do throw out any left behind perishables to maintain a high level of cleanliness and organization. As it states in the listing and the welcome information we provide a started kit of amenities which include 2 rolls of toilet paper per bathroom, 2 trash bags, 1 roll of paper towels 3 dish pods, 3 laundry pods, and some other amenities that help get guests through a few days after that guests do need to purchase or bring any amenities they need for their stay and this is very common on 30A and is the industry standard with just about every rental property here whereas we provide a starter kit of amenities. Respectfully we received one email from you asking on the day of your check in what all was in the storage closet and we clearly responded with 42 minutes to your email and told you there where 2 bikes, 4-6 beach chairs and a small cooler that is correct we also mentioned in the email that some guests leave items behind from time to time and the inventory of the storage closet can vary and we where happy to let you know what was in there given you had asked us a few days prior not the day of check in. The balcony door you are referring to is on the second floor and can not be accessed from the outside unless someone scaled the building to get onto the porch regardless of that the door did lock you had to make sure the locking mechanism was matched up correct which we agree it was a little more difficult then it should have been thats why we immediately contact the lock smith company to get on their next available appointment and they had to tighten the latch to make sure it was flush and we apologize for that inconvenience but the door opened and shut just fine and for security we understand the inconvenience to that however it a second floor balcony whereas someone would have had to scale the building to get onto your balcony and the porch door was locked upon your arrival. We take comments in reviews very serious and we certainly apologize for any inconveniences that you had but we responded immediately to every questions or concern you had so it is highly unfair to leave comments such as you did stating the opposite of reality we are never not willing to do anything and everything possible to make all of our guests enjoy their stay and we truly do care which is why comments that are not accurate are met with a strong but respectful response. We hope next time we can offer you a better experience and glad you enjoyed your stay.
