Summary:
Welcome to this 3-bedroom, 2-bathroom home in North Phoenix! The property features a number of amenities such as a putting green, corn hole court, and a partially shaded backyard with patio seating and a fire pit. This home is perfect for a weekend getaway, a week away, or a month long stay.

Please read the entire description including our Expectations and Policies below as we try to answer the most common questions we get from guests.

PROPERTY DETAILS:
The 3 bedroom house is 1120 square feet and features updated furnishings and a well manicured backyard with partial covered patio, putting green, corn hole court, and patio seating with a firepit. All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group. There is off-street parking available for 2 vehicles. There are no spaces for trailer, camper or RV parking available.

SLEEPING AREAS:
Master suite with queen-size bed and attached bathroom
Two private bedrooms with queen size beds
Additional sofa bed in living room

COMMON AREAS:
Kitchen with all your cooking needs, separate dining area, living room and a fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.

(Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge plus tax.)

PARKING:
Driveway can accommodate 2 vehicles (1 covered). Street parking is also allowed.
** No Trailer or RV Parking Accommodations Available**

32” HDTV in guest bedroom
Cable is not included, streaming apps available (guest may need to provide their own logins for streaming).

EXPECTATIONS AND POLICIES:
We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper, etc. so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!

Max of 8 guests allowed. Additional guests above 6 up to the max are an additional fee. No overnight guests.

When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc.

NOISE POLICY:
LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.
Noise ordinance set in place between 10pm-8am.

CLEANLINESS POLICY:
We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team.

DISCOUNTS:
We offer discounts for longer term stays. Contact us for details if it is not showing to you at booking time!

If your trip is more adventure focused, the home is located near the Superstitious Mountains. Saguaro Lake, the Salt River and more.

If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).

OTHER NOTES:
*Noise ordinance set in place 10pm-8am. Subject to additional fees if not followed*
*Property vendors (landscaper, pest control, etc.) may access the grounds once/week and have access to the back yard.
*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.
*Pets are not allowed here.

This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $300, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Guest Access:
Guests will have access to the entire home including the private backyard and laundry facilities.

The Neighborhood:
This is a quiet, established neighborhood in the North Phoenix metropolitan area. Multiple grocery stores are within 5-10 minutes driving, and numerous restaurants are nearby.

Getting Around:
We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation, it can take a while to get to your destination by bus.

Feel free to ask about distances, and we can let you know average drive times.

Quite Neighborhood

The property is very nice and clean. We only had an issue with the Keurig coffee maker which I am sure they have resolved. We loved having coffee out on the patio in the mornings!
