The 4-bedroom retreat has panoramic water views, a heated pool, and multiple decks for entertaining. Backing onto the National Reserve, it offers a unique private blend of forest and water, with kayaking, boating, and fishing just moments away.

LOWER LEVEL
As you climb up the stairs and enter the house through the veranda, you'll see the home office, perfect for those who need a private space to work whilst travelling.

MIDDLE LEVEL
Climb up the stairs and enter into the vast living, dining and kitchen space with floor-to-ceiling windows showcasing picturesque views of Brisbane Waters. Full laundry facilities and a bathroom provide added convenience. Step onto the large patio deck to enjoy the views.

A second deck opens up to a large balcony with a pool, sun loungers and BBQ. There is sufficient dining space for 12 ppl.

UPPER LEVEL
The highest level has two full bathrooms and three decks.

‘365 Days of Kalm’ has much to offer to large families, adventurers and people looking to enjoy the views and everything Koolewong and the Central Coast has to offer.

‼️PLEASE NOTE: The pool is heated only on request. Unfortunately, the heater is currently out of service due to an identified issue under inspection and will remain unusable until repairs are completed for safety reasons.

Guests have access to the whole property EXCEPT for:
1. The wine fridge
2. Storage closet (upstairs)
3. Garage

HOUSE GUIDELINES:
• Please respect the property and neighbors.
• Smoking, pets and loud parties are strictly prohibited. Failure to follow the rules will result in a penalty.
• Check-in is after 3:00 pm; checkout is by 10:00 am.
• Additional guests are not allowed. An additional fee will apply if more than 8 guests are staying at the property.
• House is backed by a national reserve so bugs/insects etc are to be expected around the property and outside. Keep all flyscreens closed at all times to ensure that no insects enter the house.

Guests are required to provide a security deposit before check-in to cover damages or outstanding expenses during their stay. The security deposit is used only as insurance for damages and/or outstanding expenses incurred by the guest(s) during the stay at the property, excluding accommodation costs. In the case no damages have been incurred and/or all expenses incurred by the guest have been settled, the deposit will be released in full within 10 business days of check out.

Superhostly reserves the right to charge the credit card provided for damages/expenses that are not otherwise settled by the time of check out. The reasons Superhostly may charge for damages/expenses include, but are not limited to:
- Lost keys (up to $200 per key)
- Call out fee for lockouts ($100 during business hours, $200 outside business hours)
- Failure to leave property at agreed check-out time (up to additional cost incurred by Superhostly)
- Cleanliness issues resulting in additional cleaning ($100/hour)
- House rules violations (up to $400 based on cleaning costs)
- Damaged inventory or property (charged at cost for replacement/repair)
- Missing items (charged at cost for replacement)
- Returning guest belongings (charged at cost for return)

Accidental breakages will not affect the deposit, but malicious damage will be referred to the police, with costs not limited by the deposit. Any issues impacting the deposit will be detailed within 14 business days after check-out.
