Royale Palms- Direct Oceanfront 3 bedroom unit

This is a brand new luxurious oceanfront condo located on the lobby level of the Royale Palms resort. No elevators to hassle with, and direct access to the lobby of the Hilton Hotel. There is a Starbucks, a convenience store and other amenities located in this Hilton lobby.

Our unit Features 3 bedrooms, 3 baths, living room, dining room, complete kitchen with granite counter-tops upgraded maple cabinets and stainless Steel appliances.

This condo is absolutely the best Myrtle Beach has to offer. From the manicured grounds to the marble lobby entrance you will be surrounded by luxury. The master bath features a separate tub & shower with double bowl vanity along with granite tops.

Royale Palms offers a large sand bottom pool and several hot tubs. Private cabanas(optional rental), a large Tiki bar and outdoor music are just a few of the great outdoor amenities. Kingston Plantation is a private 145 acre beautifully landscaped resort complete with walking paths and lakes.

It features secluded beaches and several bars and restaurants along with 24 hour security gated entrance. Kingston is a great location to all of Myrtle Beach's attractions including the new Hard Rock theme park and upscale shopping and restaurants opening soon for the summer season.

My wife and I live in Warren, OH. I am a National Sales Manager for a large distribution company, and my wife is an accountant and office manager for a doctor's office. My wife and I graduated from the University of Maryland, College Park. We have three children who reside in North Carolina, one in Raleigh and two in the Charlotte area. Our two youngest children just graduated from High Point University and decided they preferred the southern winters over the winters in Northeast Ohio. (Smart Kids).

We enjoy Myrtle Beach for it's large beaches, good restaurants, and laid back environment.

Why Chick Haering chose Myrtle Beach

The kingston Plantation is well managed, the grounds are impeccable and the properties are well maintained. The amenities at the Royale Palms are great. In the morning you can walk to breakfast, get coffee at Starbucks and get a paper without leaving the building. WOW thats nice.... The gated community only adds to the value. Having direct ocean access in a large well built building is great. I love the fact that I do not have to fuss with the elevators, just walk out of the unit down the hall and I am practically on the beach.

What makes this condo unique

I love having live entertainment pool side during the summer months. I enjoy having waitress service at the pool, and the ability to get a cocktail at the pool lounge. Vacations should be enjoyed. I do not want to work very hard to have a great time. The Royale Palms combines the best of all worlds, offering great amenties, great service and loads of conveniences for the owners and their guest.

The property itself is nice. The layout in the picture is not accurate. There are two closed door bedrooms with balcony access. One has a king and the other either a queen or full. A third bedroom has 2 full beds in it. Then a pullout sofa in the main living area.

You can't actually see the beach due to the cabanas/pool bar. You can see the ocean between the trees and buildings.

Not sure if it's normal but the entire time we were there the bedroom with the queen/full with balcony had an awful sewage smell outside. We couldn't go on the balcony or open the door without it stinking up the entire unit. At first we thought it was the RV's that were parked there, but it continued well after they left.

The pools included in the description aren't accurate. We had 5 kids and the front desk at the other establishment seemed very confused by our request for the wrist bands so we only used the 1 small pool assigned to the Royale Palms.

If you plan on cooking there is more than enough plates/bowls/utensils. There are a couple of crock pots , a couple casserole dishes, cookie sheets, but only 1 pan. So just a heads up.

Overall a very nice place in a good location. Very glad it was the first floor, made it very convenient for our group. Plenty of parking in the garage too.

Couple of surprises

My husband and I went down for a couple days with 6 other people. This was one of the only options seeing we were only staying 3 nights and most places for summer are week minimums. When booking we looked at pictures and one picture that's the layout shows two beds in two of the rooms which was one of the reasons why we booked thinking we would have an actual bed for every person seeing two people are single and didn't want to share a bed. We get there and see this isn't the case at all putting one person on the pullout sofa. Luckily this person didn't mind until seeing the "mattress" on it, absolutely awful to the point he had back pain in the morning and was considering purchasing an air mattress for the rest of the stay. Definitely need to update the picture layout of this unit and after reading farther down in reviews we aren't the first group that thought this. Also the pool pass thing is absolutely confusing, the front desk at the hotel that the condo is connected to almost wouldn't let us use the pools that the description of this unit says we had access to (that's also right outside the balcony) because we had no passes in our room and said the owners didn't have their unit to where you can get the passes to have access. We were very fortunate the manager was understanding and gave us enough wristbands for our group. but after the headache of dealing with it no one checked the wristbands anyway so probably wouldn't have even mattered but not what you want to deal with after a day of traveling. All in all other then those two things it was a very clean unit enough space to have a large group, great balcony but not the best view but knowing you're Lobby level that's expected but you can still see a little bit of the ocean. Also, with this property the elevators were always busy and crowded so being Lobby level definitely had its perks, no elevators.

Owner's Response: We try to offer the best value for a luxury condo, with high amenities located beach front. Not really sure what pictures the customer was referring too, we have a king size bed in the master, two queen beds in the second bedroom and a king bed with additional amenities in the lockout (back bedroom). Pool passes are easy to obtain, with little hassle. The tenant called me frantically upon arrival stating she had 10 people not 8, wow that is a lot of people in one unit. Thirty minutes later I received a call with an apology letting me know the pool passes where obtained and she was a little stressed from the travel. 10 people in one unit, I would be stressed too. I am the original owner and have taken pride over the past 10 years providing great amenities at a competitive price.

Beautiful condo and surroundings. Pics don't do it justice!

Our family had a great time in this property at the Royale Palms in late June, 2016. The unit is beautiful, nicely furnished and equipped and so spacious, it is perfect for a family of 4+ adults and children. Great privacy in unit L-02 and the building is so solid, you will not hear anyone above or around you. Everything was fully functional in the condo and the much-needed A/C worked extremely well. If you like to prepare meals, you will really love the kitchen stocked with everything under the sun!

The Haerings were a pleasure to deal with and we truly found no surprises in booking this condo and our stay there. This was my first rental through VRBO and we can't say enough how completely satisfied with the experience we were.
