Frankies Beach House—A Breezy Esplanade Escape

This coastal retreat captures the spirit of a 1970s beach house, blending its original charm with easy modern comfort. Light spills through wide ocean-facing windows, timber textures warm each room, and the sea feels ever-present—whether you’re relaxing indoors or out on the deck.

The main living room commands sweeping views across Encounter Bay, taking in The Bluff, Wright Island, Seal Rock, and Granite Island. It’s an ideal spot to unwind on the lounge, watch the changing light, or gather for a movie night beside the electric fireplace. A second living area adds another layer of relaxation, complete with a record player, books, and space to slow down with music or conversation as the breeze drifts through.

The kitchen is bright and well-equipped, perfectly positioned to keep the ocean in sight while you cook. A Nespresso machine, a full suite of appliances, and a generous workspace make holiday meals effortless. The adjoining dining area brings everyone together—perfect for lingering breakfasts or long dinners that flow into the evening. Outdoors, choose between the front deck with its endless water views or the sheltered backyard (not fully enclosed) with a BBQ, fire pit, and lawned space for kids and pets.

Three calming bedrooms continue the easy coastal rhythm: the primary offers a king bed and Smart TV, the second a queen, and the third two singles with trundles—ideal for children or extra guests. Two bathrooms make sharing simple: one with a bath, separate shower, and toilet, the other with shower and WC off the laundry.

Split-system cooling, ceiling fans, Wi-Fi, a washing machine, and secure parking complete a home designed for relaxed seaside living.

Please pack your own beach towels.

One well-behaved non-shedding dog is welcome with prior approval ($75 pet fee applies). Shedding breeds may be allowed outdoors only. Note, the backyard is not fully-enclosed.

A portacot and high chair are available to hire for a fee—please let us know at the time of booking if required.

Please treat the our home as if it were your own. Kindly leave the property in a tidy condition upon departure. Unexpected additional cleaning cost will be forwarded to you.

$200AUD cleaning/deodorising fee charged if guest is found to have been smoking in the property.

CHECK OUT: Check out strictly at 10AM. Additional charges will be incurred for our cleaners time if not vacant upon their arrival. We charge $30AUD for the first 30 minutes, and $60AUD for every 30-minutes after this.

LOST KEYS/LOCKOUTS: Please keep the property key with you all the time during your stay. Lost key/emergency key delivery charges will be $180AUD plus key replacement fee or cost of a locksmith.

LOST PROPERTY: For any items left behind - the host will hold the item for a maximum of 30 days from check-out date after which time they will be considered abandoned and disposed of or donated. During the 30 day collection period, collection can be arranged by way of the guest providing a prepaid postage bag to a supplied address or the item can be collected in person at an agreed time and location.
