- Wi-Fi Performance Advisory: While we provide complimentary internet, please note that when multiple devices are connected simultaneously it may result in reduced speeds and occasional connectivity issues for all users. • AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.
• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.
• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.
• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.
• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.
• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.
• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.
• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.
• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.
• FURNITURE: Please do not move any large furniture inside the property. Chairs and smaller furniture must be shifted back to their original location upon departure.
• GUESTS WITH DISABILITIES OR ACCESSIBILITY NEEDS: To help us provide the best possible experience, we kindly ask that you inform us in advance if a guest with a disability or specific accessibility requirements will be staying at the property. While our space may have limitations in accessibility, we are committed to offering support and making reasonable adjustments where possible to ensure a safe and comfortable stay.
• ILLEGAL ACTIVITY: We do not tolerate drugs or illegal activity; in this instance, your booking will be cancelled immediately, reported to the booking platform and you will be removed from the property. No refunds will be issued.
• ITEMS LEFT BEHIND: Please ensure you collect all belongings upon departure as we are not available to hand back your items same day. If you leave something behind and would like this sent back to you, you will be required to pay for postage return of your item(s) which will attract a minimum fee of $50 to cover postage, logistics, and time to return your item(s). If you are a Perth local and would like to collect your item(s) in person, we will get back to you with a time and date that is suitable for you to collect in Osborne Park – please note that we are not always available to attend (due to meetings and out of office appointments) to this same day and you will be issued with a suitable date/time for collection. We do not deliver items – it will be your responsibility to collect or arrange for a friend/relative to collect on your behalf.
• KITCHEN ITEMS: All kitchen items you have used must be thoroughly washed, dried, and put away before departure.
• KITCHEN MATS: When cooking in the kitchen, please use the heat mats provided for the kitchen bench, dining table and coffee table to place hot items on – do not place hot items directly on these surfaces.
• LATE CHECK-OUT FEES: Unfortunately we don’t offer late check-outs. However, we provide a 15-minute grace period after the designated check-out time. Check-out is at 9:00 AM or 10:00 AM, depending on your reservation details. If you remain in the property beyond the grace period, a late check-out fee will apply, starting at $100 or an amount based on the nightly rate, whichever is higher. The fee will depend on the length of the extended stay.
• LETTERBOX: The letterbox is generally not available for use during your stay. Please reach out to us if you require mail to be delivered.
• LINEN: We professionally launder all items such as towels, linen, tea towels etc, please take care when using our bed linen and towels, if there are any stains, an applicable stain removal fee or replacement fee will be enforced to conduct heavy stain removal treatment or replacement. Stains may be caused by heavy makeup, fake tan, hair dye, food, drinks etc.
• LOSS OF KEYS/REMOTES/FOBS: If any keys/remotes/fobs are lost during your stay - you will be liable for FULL replacement costs.
• LOCKOUTS: If you lock yourself out during your stay, do not arrange your own locksmith. We have our own preferred locksmith to handle such situation. We will need to either arrange to meet you onsite to provide you with access or alternatively we’ll arrange for our locksmith. Call-out charges are a minimum of $250 due to the inconvenience and travel time caused by this issue. Please note that if a locksmith is arranged, you need to pay them on-site. Fees will be much higher for after hours assistance.
