The Nishi Building is designed with sustainability in mind, holding an energy efficiency rating of 8. Its solar passive design, natural cross-ventilation and thermal mass insulation help keep the apartment cool throughout summer, without relying on artificial air conditioning. In winter, the apartment naturally retains warmth, so heating is only needed on those extra-chilly Canberra nights.
BEDROOM: The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has plenty of wardrobe space for your luggage.
BATHROOM: The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following: - fridge/freezer - stovetop - microwave - oven - crockery and cutlery
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

**Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
