The Space:

Villa Rosy is a spacious beachfront retreat located in beautiful Vega Alta, Puerto Rico, offering the perfect setting for family vacations and group getaways. Nestled directly on the shores of Cerro Gordo Beach and within walking distance of Cerro Gordo State Park, guests can enjoy miles of scenic trails ideal for hiking, trail running, and mountain biking, as well as direct access to one of the area's most beautiful beaches.



The home comfortably accommodates up to 16 guests in 6 bedrooms and 5 full bathrooms. Additional amenities include parking for up to 4 vehicles, a water cistern, a backup generator, a dedicated office space with a workstation, and high-speed Wi-Fi throughout the property. All bedrooms are equipped with air conditioning, while the common areas feature ceiling fans for added comfort. Outside, the spacious beachfront terrace offers a charcoal grill and direct beach access, making it the perfect place to relax and enjoy the ocean views.



LIVING AREA & KITCHEN



Step into Villa Rosy's open-concept great room, where breathtaking ocean views welcome you from the moment you arrive. The main living and dining area features a comfortable sofa, a Smart TV, and a dining table that comfortably seats 8 guests, creating the perfect space to gather for meals or relax together after a day at the beach.



Adjacent to the living area is the fully equipped kitchen, featuring sleek modern white cabinetry, a full-size refrigerator with freezer, a full-size oven, microwave, and a coffee maker, making meal preparation easy and convenient for larger groups.



Also on the first floor is a separate family room with a second Smart TV, providing an additional space to relax, watch movies, or unwind after a day of exploring.



Just outside the great room, the spacious beachfront terrace features a charcoal BBQ grill (charcoal included), outdoor seating, and a private gate that opens directly onto the sand, allowing you to step directly onto beautiful Cerro Gordo Beach.



SLEEPING ARRANGEMENTS



Villa Rosy comfortably accommodates up to 16 guests in 6 bedrooms and 5 full bathrooms.



FIRST FLOOR:



- Bedroom 1: King bed with a private en-suite bathroom.

- Family Room: Separate lounge with a Smart TV.

- A second full bathroom is conveniently located off the family room and serves the first-floor common areas.



SECOND FLOOR:



- Bedroom 2 (Primary Bedroom): Queen bed with a private en-suite bathroom.

- Bedroom 3: One twin-over-twin bunk bed.

- Bedroom 4: One twin-over-twin bunk bed.

- Bedroom 5: Two bunk beds, each with a twin bed over a full bed.

- Bedroom 6: Queen bed.

- Dedicated Office Space: A private workspace with a dedicated workstation, providing a quiet and comfortable area for guests who need to work remotely during their stay.



The remaining second-floor bedrooms share two additional full bathrooms, bringing the home to a total of five full bathrooms.



The home features two Smart TVs: one in the main living/dining area and one in the family room.



PACK AND PLAY (SUBJECT TO AVAILABILITY)



A complimentary Pack and Play can be provided upon request. Please request it at the time of booking or no later than 5 days before arrival. Availability is subject to inventory.



GETTING AROUND & PARKING



The property includes parking for up to four (4) vehicles.



Renting a car is highly recommended when staying in Vega Alta. You'll need one to visit nearby restaurants and shops, as well as to explore the rest of Puerto Rico.



LOCATION



Villa Rosy is located in Vega Alta, a favorite destination among locals thanks to its beautiful beaches and excellent location. It is approximately a 40-minute drive from the airport and offers easy access to a variety of nearby restaurants and attractions.



Some of our favorite nearby activities include:



Explore the local culinary scene, featuring authentic Puerto Rican cuisine as well as excellent Italian and Asian restaurants.

Visit Dorado Public Beach, just a 5-minute drive away. This beautiful beach stretches nearly a mile and features several beachfront restaurants and bars, making it perfect for beachcombing and relaxing.

Shop at the Barceloneta Outlets, located about 30 minutes away, with a great selection of stores and dining options.

Spend the day exploring Old San Juan, approximately 30 minutes away, the oldest city under U.S. jurisdiction.

Hike the trails at Cerro Gordo State Park. The full loop is approximately 3 miles and takes about 1 hour and 15 minutes to complete. It's recommended to hike in the opposite direction of mountain bikers and to use a trail app such as AllTrails.

STARTER AMENITIES



At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach towel per guest.



We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



- 1 set of hotel-size soap and shampoo (per bathroom)

- 3 garbage bags

- 1 roll of paper towels

- 2 rolls of toilet paper (per bathroom)

- 1 dish soap

- 1 dish sponge

- A small amount of laundry detergent



Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





HOUSE RULES



RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



MAXIMUM OCCUPANCY: The maximum occupancy is 16 adults/children at all times, including visitors.



OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



SUBLETTING: Subletting or re-renting the property is not permitted.





CHECK-IN / CHECK-OUT TIMES



Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





TRAVEL INSURANCE / HURRICANE SEASON



We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.
