You can see the sunrise and sunset from our deck! Hang out on the deck and fish, sunbathe, read or watch for turtles or other amazing marine life. Snorkel, swim, kayak and paddleboard right from our property. Enjoy our cute little sand beach. Our area is known for it's fantastic bone fishing. Use one of our fly rods and try it out! Kayak to the sand bar and bone fish or just walk around and explore during low tide. During high tide, kayak or paddleboard to a nearby island. Check out our tidepool, see if you can spot a jellyfish. The tidepool is only for viewing, do not swim in it.
Our house has an open floor plan with two bedrooms and two bathrooms. One side has a master bedroom with a queen bed and attached bathroom. The other bedroom has a queen bed and a bunk bed with a trundle bed underneath it. We have an indoor and outdoor table for your dining enjoyment.

This home is absolutely lovely and the location is stunning. We couldn't have asked for a better experience. We have enjoyed our stay every bit and have made so many beautiful memories. They have been so thoughtful with so many things throughout the house. Deb, Luke & Hank were very kind and patient in answering all our questions. We will definitely return.
This is my 2nd time staying at the property. It's clean and has everything you need for a great stay. Deb the owner and Hank the host have great communication through the entire process from arrival to departure. The house has great sunset views and is in such a nice, quiet area. Will be back for sure!

The house was wonderful and had everything you can imagine. There were lots of details and we would absolutely recommend and stay at Villa Seabreeze in the future!
This was our second stay, which tells you a lot. Love the location, the view, the home layout and cleanliness as well as all of the amenities. Communication is almost immediate with both the host and local property manager. Wi-Fi works good, washer and dryer are like new and plenty of pots, pans and spices to cook your meals inhouse. We are planning to stay here again since this home has everything you could ask for in Exuma.
My family of six definitely enjoyed Villa Seabreeze while staying in Exuma. It is super clean, has a great location and the backyard is amazing! We loved playing with the kayaks and paddle board. It is also very well stocked with lots of towels, kitchen items, and more. I definitely recommend renting this house for a great getaway!
we had a short trip planned for a little get away, we were enjoying the island so much we extended our stay and thankful the property was available. it is a little quiet get a way location, that has amazing sunsets and calm water to enjoy kayaking and paddle boarding. AMAZING VIEWS!
Simply put- paradise! This is our 2nd time to Exuma and we decided to try a different part of the island during this visit. The house, inside and out is spectacular and filled with all the necessities plus more. The owners were responsive and extremely helpful prior to and throughout our vacation. We will be back!
This place exceeded our expectations. Not extravagant, but comfortable and has everything you need. This property has an amazing view and is very private and quiet. Hank and Anna, the property managers, were very responsive to any questions we had. It was an amazing week! We fell in love with the island, and when we come back, we will definitely try to stay here again.
Villa Seabreeze was a gem and our family was very happy with our experience there. Deb, Eric and the property manager Hank were easy to communicate with. The house had a kayak and paddle board for use, sand toys and buckets and all the kitchen basics for use. I would caution anyone going to Exuma to prepare for mosquitoes and “no-see-ums”
Great home layout, fantastic deck and beach on the water, a couple minute paddle across to sand flat, and had everything we needed. One review said "had all the basics" but I would say it is far above this. It has all the basics plus more. The wi-fi worked well, washer and dryer came in handy, 15 gallons of drinking water for us when we got there, great air conditioning, and a lot of other nice small touches (like Keurig coffee maker plus a regular coffee pot). Liked everything about this house and planning to return next year if it's available during our time off. Host were very responisve.
I looked at the majority of mid-range home rentals on Exuma and I'm convinced this home is one of the best options on Exuma. First, everything inside and out is new/updated and extremely clean. Lots of towels, nice bedding. Kitchen is well-stocked. Nice open floor plan. Very nice outdoor spaces (covered back patio and platform deck down by the water). Includes a paddle board and two-person kayak (big bonus! not many places in this price range include this!). Includes some water toys. And while the home is on the less developed west side of the island which has a rocky shore, there is a small beach carved out, giving you your own personal beach. And then one of the best things is when you paddle out at low tide, it's a short distance to a very cool sandbar where you are standing ankle deep in beautiful blue water in the middle of the small bay.
What an awesome slice of paradise. Nicely recently renovated house with well groomed landscaping and tons to do. We loved hanging out on the deck, kayaking, paddle boarding and more. It was also a good location to explore both north and south of the island. The area is rather quiet, off the main drag which is perfect. The road there is bumpy but worth it for the solitude. We were more than comfortable here and already thinking about coming back. The pics are accurate though honestly I was even more impressed in person. Really beautiful spot.
Deb was great with communications prior and during our visit and seems very friendly! Hank was responsive too, got us more bottled water when we needed it, etc.
A couple things to check out while on the island:
- beachside massage at Sea View Spa (at February Point)
- island Boy Adventure charter me to Long Island (even prettier beaches!)
- local chef catered dinner from Shariqua
- walking to the sand bars (near the house or at Haulover near Man O War cay)
And so much more! Hope to spend many more holidays here.
We just stayed at Villa Seabreeze for 4 days with our family of 5 and my parents joined last minute. They advertise 7 people max but we never felt cramped with 4 adults and 3 kids 11 and under. The bunk beds and trundle bed underneath was perfect. The house was exactly as advertised and pics were spot on. We kept commenting on how cute and perfect the house was for what we needed.
We left everyday to go explore different beaches and parts of the island so we were gone most of the day and came back to enjoy the outdoor space to have drinks in the evening.
The house was well equipped with everything we needed for our stay from kitchen necessities to water cooler and beach cooler. There were more than enough towels for our party of 7 - both beach and bath.
You will definitely do better with a suv for the roads getting to the house. Deb, the owner, was fantastic answering questions and offering recommendations prior to arrival. Highly recommend this house if you want to be on a more quieter part of the island.
We cannot say enough about the greatness of this property/location. First and foremost, Deb is an amazing host! She and/or Hank (house caretaker) were super responsive and available for any questions or concerns. This was our first time staying at a rental property (not resort) and I don’t know that we will ever go back. The road leading back to the house is “rough” to say the least, but once you get there it is completely worth the rough ride. The house is exactly what we were looking for and the views were to die for, I simply couldn’t stop taking pictures! We loved our beach access and the ability to paddle board, kayak, and snorkel from the property. We enjoyed watching sea turtles and nurse sharks (which I learned from our day excursion, are very docile) off of the dock. We used 4 C’s Excursions for our full day trip and it was amazing (our son particularly loved the swimming piggies and iguanas)! Overall, the island is beyond beautiful and this house and its owners are equally as wonderful. This was our first big vacation with our 5 year old son and we would easily return to this island/property for another trip! Thank you to Deb and Eric (and Hank) for making this such an easily enjoyable vacation!
Wonderful property on the back side of Exuma. The weather was very windy, so being on this side of the island was definitely a plus that left us with a great private beach and much less wind than the other side of the island. The house was clean, well kept, and extremely well stocked. Having a private beach access was amazing as well and we definitely enjoyed walking around the Exuma flats right off the back porch (spent a whole day doing this). Would stay here again in a heartbeat and would highly recommend!
Only a couple slight negatives about the house itself:
1. The mattresses were some of the worst I've ever slept on. This included my time in the military. I fully understand getting products in Exuma to be a challenge and that this may contribute to the homeowner having to make some compromises. However, I think they could do a little better for a luxury vacation rental.
2. The couch was more uncomfortable than the bed...haha. Not that we spent any time in the house away from the beach, but I about broke my tailbone the first time I plopped down on the couch (you've been warned). It did have a pullout bed, so these things aren't usually the most comfortable anyways. Either way, couch and mattresses need to be better next time in my opinion.
3. The roads are awful once you turn into the neighborhood. The roads in Exuma are terrible everywhere, so this is to be expected. Just a little challenging to drive from the main road to the house with all the craters in your way at every turn. I would highly recommend renting a Jeep or a small SUV, not a small car like we did. Not any fault of the homeowner here at all and a small price to pay for a week in paradise!
The house and property exceeded expectations! Only suggestion besides enjoy the stay. Is rent a jeep, the roads in the neighborhood are not paved and a little bumpy.
We went to Exuma and we had a terrible experience with the first house we rented. We were lucky to find Eric and Deb's house, it was a total game changer to enjoy this paradisiac island. This is a very nice house, waterfront with outstanding views, beautiful sandbar with sea turtles swimming right in front and everything you need to have a good time. The house is pristine, perfectly clean you really feel like the owners have everything in mind for you to enjoy your stay. The island is very isolated and lack of services, so you really need the owners to be involve and accessible and Eric and Deb were that kind of owners. They have a local partner, Hank that was always available, he gave us the welcoming and assisted us in everything we need. In summary, nice house, beautiful location and excellent owners, that's all you need to enjoy Exuma.
