Gray's Reef is a 3BR/3.5BA townhome located just steps away from the beautiful white sandy beaches of Cape San Blas. Comfortable décor makes this a great place to relax and have the perfect vacation. The living room has a sleeper sofa, loveseat, 45" flat screen TV, two side chairs and tile flooring. The dining area has seating for 6 with a hand painted table with tropical design. The kitchen is well stocked, and the bar has seating for two. There is a cabinet for additional storage next to the laundry area which is also located on the main level. The dining area has a half bath. This is a unique floor plan because there are two primary suites, the 2nd level primary bedroom has a queen bed, ensuite bath with double vanity, tub and separate shower and fabulous gulf views on the open deck. The second guest room has twin beds, an ensuite bath and private balcony. The 3rd level hosts a spacious primary suite with king bed, side chairs, dresser, mini refrigerator, flat screen tv and open deck. The ensuite bathroom has a double vanity, garden tub and separate shower.
Gray's Reef is located in the gated community of Barrier Dunes that offers two swimming pools, pickleball/tennis courts, stocked fishing ponds and a playground.
Barrier Dunes is very accommodating for your favorite 4 legged friend! We allow a maximum of 2 dogs with a non-refundable $150 pet fee.
50% of balance due is due at booking and the remaining balance is due 60 days prior to check-in. All reservations require sending in a copy of your government issued ID for age verification purposes.

Great space and location. Lots of beach chairs available. Only 1/3 bathtubs actually worked - the one in the top floor main bedroom. Kitchen could use a few more basic cooking utensils, spatulas, etc. The “heated” pool was as cold as the unheated pool which was a disappointment as it was a significant factor in booking here in November.
We had a 7 adults and 1 child and we plenty of space. The upstairs bedrooms were great, especially since each was very spacious and had a full bathroom. We were just a very short walk to the beach or pool. We were very happy with the condo and would stay there again.
This was our yearly family beach trip and we decided to move from PC beach to Cape San Blas to get away from all the crowds and traffic. Great decision. The cape is very laid back and we very much enjoyed Barrier Dunes and Gray’s Reef. Very nice!
This is our second time staying at Barrier Dunes complex. Stefanie was extremely accommodating and took care of all our needs. The unit is in a great location with a short walk to the beach. Kitchen was lacking a few items so we purchased them and left behind for next family. Will definitely rent from Stefanie again!
Barrier Dunes is a truly great place to be, right on the water and incredibly dog friendly. 122 is cool and comfortable, but could stand a little updating: touch of paint here & there, and appliances. And a critical shortcoming is a weak DSL connection. Service that far out is iffy, so time for a cable modem please! Thanks!
Disappointed with our stay. We had ants, we texted reported it, the response was we’ve never had that issue. However there was a can of ant/roach spray under the sink. They’re were many issues to us. We killed some type of bug in master bedroom, bulbs blown in master, other bulbs very dim. Bedroom under master lamp had to pbe plug and unplugged. Bedroom with twin beds had some type of tiny bugs on the floor in bathroom as well as other places I that room. Our granddaughter stayed in that room and she had a tiny bug to get on top of her foot. Worst part is she received bites on her , she kept saying she was itching we thought it was the sheets or bedding but wherever they came from this was very unacceptable. She had to sleep on the sofa at the end. There is not enough of supplies like dishes, silverware to supply group of 6.. We have stay in the Capes before and we were so pleased and impressed, however we were just disappointed All together with this stay, we choose this place due to 3 bdrms made it more spacious. But just our option sheets definitely need up grading due to dreading sheets. Our group was all adults and felt like up grades were a very much needed as well as carpet was sticky feeling like need of cleaning. I really belated to give this survey but felt like it should be told because sometimes people don’t say anything then things don’t get done. This is just a run down of things we experienced. The bites on our granddaughter really upset us so mch
Typical property for this style and age of building. It was as described and adequate. Communication w rental company was great. I suggest - new chairs for top floor bedroom - all we’re cracked and damaged due to sun and add more silverware. Even though we ran the DW daily, I still had to hand wash spoons and forks to have enough for each meal. We ate in most of our meals.
The location was awesome. Great a/c, comfortable beds, plenty of room for family of 5. The kitchen was not great - bring your own pots and pans. Overall we were very pleased and would stay again.
This was our second stay at this property. We returned and will likely return again because of the ease of access to the beach and pools, the fun, family-friendly environment in the Barrier Dunes, and the comfort of this townhome. Our only recommendation would be to better stock the kitchen. A cutting board and more kitchen basics would have been nice. Overall, a great place to stay!
The property is much nicer than the pictures! Stephanie answered all questions prior to renting and prior to arrival. The ease of walking to the beach with a 3 and 5 year old was awesome! Beautiful clean, white sand and gorgeous sunsets!
The heated pool was an unexpected surprise as we were told the pools would not be heated. Unsupervised teenage boys in the pool on our last day was disruptive. They were loud, doing back flips and cannon balls, and dumped a big box of gold fish in the pool. Post a sign that says children under 18 must be accompanied by an adult.
The unit needs to have a vacuum cleaner available to guests. Also, the propane tank was close to empty. There were a few light bulbs burned out which should have been replaced prior to our check-in.
We made great memories in Cape San Blas, and we will come back!
We had a great time here. The views were beautiful, and we really enjoyed the proximity to the beach and the heated pool. Property was exactly as advertised. We would stay here again.
Don’t let the pictures fool you, they don’t do the place justice. I’m not just referring to the Cape and beach, but the rooms and living quarters as well. Everyone on our trip agreed the place was much nicer than appeared in pictures. There is local art throughout to be enjoyed and really brings the living areas to life.
There is a simple kitchen that was more than adequate to cook for a small to medium group of people. Very easy to move about and function. A gas grill on the deck came in handy for some burgers and chicken for the kiddos when they weren’t feeling like fish.
There is quick access to the beach - the glorious beach. We had rough weather most of our stay with double red flags. That did NOT take away from the experience. It was still amazing to walk along with the family and look for shells, which were more than plentiful. Our last day we managed to get a yellow flag and play in the tide. So great for our kids ranging from 5 - 12. And don’t forget the pools. The smaller one is heated and perfect for cooler times in FL. There are tennis courts where Pickle Ball is always being played by locals and visitors alike.
And our hosts? Always quick to respond and manage any request or inquiry we had. A week before our arrival they provided a document with so much information about the area and need-to-know details.
What did I miss? Don’t miss out on the local places along the Cape! Skulleys Shrimp Boil is a must!! Double the amount of gumbo you think you’ll want - you can thank me later.
Overall, we will be running back soon because this was an amazing place and experience for our family.
