⛔️The minimum age for booking 25, no spring break college students or high school seniors not allowed, we check ID.
❗️The primary renter of the property must 25 years of age or older to rent and must be present throughout the entirety of the reservation. For any rental we will ask you to verify your age by providing us a picture of your driver's license or other government-issued ID through the Airbnb messaging app. Note: This is in addition to the photo that you sent to the booking website (Airbnb.com).
Failure to verify your age FOR ANY RESERVATION within 3 calendar days of our request will result in your reservation being canceled.
All minors must be accompanied by legal guardian.

❗️❗️❗️Please note 10AM CHECKOUT IS A MUST! There will be $50 charge on security deposit immediately for every 15 minutes after 10AM.

❗️Check in time is at 4 PM and we cannot guarantee a check-in time any earlier. If you wish to check in prior to this time, please book the night prior.

❗️❗️❗️The occupancy limit is 6 people, including children of any age per HOA. no exceptions

⛔️Please note, that at the house can stay as many people as you mention at you reservation. Bringing more people to the house than mentioned will lead to your reservation to be canceled without a refund.

☀️We want you to enjoy your vacation and ask you to please be respectful of others at the community and follow these House Rules:

❗️The Smoking, vaping or lighting OF ANYTHING (cigarettes, marijuana, hookah, e-cigarettes, cloves, etc.) is strictly prohibited inside the house and the presence of the smell of smoke after check out *will* result in an additional cleaning fee being assessed against your security deposit. You are welcome to smoke outside on the back porch , with the back porch doors closed. Please do not throw anything outside the porch, including cigarette butts. We provide ashtrays for your use.

⛔️ Discovering guest have been smoking inside the property will result in loss of security deposit⛔️

❗️Pets Fee is 250$ non-refundable!!( MUST be house trained) are not permitted without prior approval. Please let us know what type and how many pets you plan to bring. No more than two dogs per stay. Each dog cannot weigh over 35Ibs. Dog(s) may not be left unattended in the yard for any reason. Must be crate trained and placed in crate when pet owner is away from Unit. ALL FECES must be picked up immediately. Any damages to the unit caused by pet are not covered and are expected to be covered by pet owner.
If approved, you are responsible for the safety of your pet during your stay, they should be supervised at all the times and we assume no liability. PLEASE pick up behind your pet and they Must be on the leash if outside at ALL the TIME!!!

❗️If you utilize the pools you use them at your own risk. There are no lifeguards on duty and diving anywhere is prohibited. Please make sure to familiarize yourself with posted rules in these areas and follow them accordingly.

❗️Linens and towels are provided for our guests' use. Missing or destroyed linens or towels will be assessed against your security deposit.

❗️We understand that accidents happen, if something accidentally gets broken, please let us know as soon as you can so that we can quickly arrange to have it repaired or replaced prior to our next guests checking in. Any items found to be broken or missing after check out may be assessed against your security deposit. Any damage done to the house that requires us to cancel a future guests' booking will result in the lost revenue of the future guests' booking to be charged against your security deposit.

❗️No more than 2 cars allowed to park in the driveway.

❗️No boats, trailers or commercial vehicles allowed in the community.

❗️Quiet time after 9 PM. No parties, no overnight guests without previous approval from your host. Loud noise and parties are strictly prohibited.

❗️❗️❗️No parties or events allowed

❗️Lost and found. We do try our best to keep everything we find, but we can’t guarantee .if items will have to be shipped will have to pay shipping expenses. To avoid unnecessary expenses please check for you belongings before check out.

❗️We will not provide a refund for guests who do not read and understand the instructions that are provided to them before they book.

❗️Please note we have 24/7 video surveillance in the public areas of the property. Of course, there are no cameras inside the house itself.

*Additional Charges*
Please advice that additional charges may be billed to you or your credit card and your deposit may not be refunded for the following:
*if above normal cleaning is required to your unit after your departure.
*If bed and/or bath linens are damaged, stained or missing.
*Disabling/covering video surveillance
*If you damage the property or its contents.
*If you smoke in your unit.
*If litter, including cigarette or cigar buts is found in your house.
To avoid potential fire hazards , please dispose of all cigarette butts.
Cleaning :Property will be cleaned and inspected after your departure .
If excessive wear and tears is found on the property , or additional cleaning is necessary due to spills , trash left on the side , strange the furniture ,flooring , guest authorizes the owner to bill them for additional fees .If at any time the maximum number of occupants is exceeded or if the owner receives information about excessive noise , the owner has the right to evict guest and all occupant immediately and to bill the guest a minimum service fee of $250 (or $450 during the season ). If any sign of smoking is discovered , guest authorize the owner to charge a minimum fee of $550 cleaning fee. If any sign of any pet is discovered , guest authorize the owner to charge and additional fee of $450(information about service or other needed animals should be addressed prior to arrival ).
