Catskill Barn Apt on 34 acres...stunning views

The Monroe House Barn Apartment is tucked away between our Main House and Guest Cabin on our picturesque 34 acre estate. Our Hot Tub with stunning views of the catskill mountains is just a short walk away. Before booking or inquiring *PLEASE READ * the entire listing. Hot Tub **access is shared** NO PETS of ANY kind or size NO SMOKING

On site guests can go explore our 34 acres, play chess out on the lawn or take a dip in the hot tub and enjoy the expansive views.

Guest can also explore the shops, restauraunts and events of the nearby towns of delhi, andes, bovina or bloomville.


In Downsville, there is canoeing / fishing at the Pepacton Reservoir and Kayaking down the east brand of the Delaware from Al's Sporting Goods.

The Cooperstown Baseball Hall of fame is approx a 40min scenic drive from the property.

In winter, there is skiing and snow tubing at Plattekill, Belleayre or Windham Mountain each approx 45min-1hr drive.
14-20mins to Delhi or Oneonta
40mins from Downsville / Pepacton Reservoir or Cooperstown.

Our Barn sits just between our Main House (which we live in full time) and our Guest Cabin Rental. The Barn is not attached to the Main house or Cabin. All three buildings are separate. The Barn is approx 100ft away from the Cabin.
The Barn apartment has it’s own separate entrance, deck with a view and parking spot.

The Hot Tub and Chess Area are SHARED with the Main House/Owner and Cabin Guests. Hot Tub time is coordinated to ensure guests have their own private time in the Hot Tub.

**You will NOT be in the Hot Tub with other guests at the same time.**

The Hot Tub is a short walk from the Barn. Guests are required to wear appropriate swim wear in the hot tub and surrounding areas.

HOT TUB HOURS
9am-Sundown or 7pm whichever comes first.
Sundown varies but will be at the earliest 4pm during the shortest days in December.

In the summer, Hot Tub hours are
9am -7pm.
**There is no “nighttime” hot tub access**

Hot Tub time is booked AFTER CHECK IN.

We coordinate Hot Tub time to ensure all guests have private time to enjoy the hot tub. We can not reserve time before arrival. However, feel free to send us your preferred times 24 hrs prior to check in and we will do our best to coordinate them for you.

The Hot Tub is Serviced/sanitized daily.

PLEASE NOTE: Hot Tub temperature is 103-105 degrees and can not be adjusted.

Barring any unforeseen circumstances, the Hot Tub runs year round.

Property owner lives on site in Main House but guests can enjoy full privacy of the rental with as little interaction from owner as possible. Some Outdoor areas are shared with owner and other guests. We coordinate hot tub time to ensure guests enjoy their private time and do not interact with other guests.

We have a very friendly 70lb German Shorthaired Pointer on site. You may see him roaming around on the property or out playing in the woods.
He is very friendly and loves attention and cuddles but will mostly be focused on chasing this and that in the woods.

We want our guests to have as much privacy as possible but we are always available on site or via text, email or phone as needed.

Guests can interact as little or as much as they like with us and other guests that may be in the Cabin.

We want you to enjoy your stay and will make every effort to make you as comfortable as possible.
