Great for a large family! The pool was a real pool... not just a small puddle. We cooked in a lot... great kitchen and lots of utensils and cooking necessities.

This was the prefect beach house for our family of 18! The pool and hot tub were amazing and we felt like we had the entire beach to ourselves. We’ve already booked again for next year!

HAPPY FAMILY

THIS IS A GREAT HOUSE FOR A LARGE OR EXTENDED FAMILY. THE PICTURES UNDERSTATE HOW "GRAND" THIS ESTATE ACTUALLY IS. GREAT VIEWS, PRIVACY AROUND EVERY CORNER, AND LOTS OF FUN THINGS TO KEEP GUESTS OF ALL AGES OCCUPIED. AN UNDERSTANDABLE PROBLEM WITH THE HEAT OCCURRED AND THE OWNER WAS QUICK TO RESPOND. THE FAMILY WANTS TO BOOK ANOTHER STAY. HIGHLY RECOMMENDED.

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful week at the Kiva Grand! This is our second time staying in this home, and we loved every minute of it! The views from the verandas and the large pool keep us coming back every time! On a week that seemed super busy in town, we were grateful to be off the beaten path where the beach was not crowded and quiet. This is one of our favorite spots to vacation. Thank you!!

What an awesome experience!

This was our first time booking Kiva Grand, and wow, was it just perfect. We had 23 people stay during our visit and EVERYONE had an amazing time. The house was incredible, the views were perfect and the pool was our central gathering spot. We were all very comfortable with sleeping arrangements and we loved the privacy of the en suite bathrooms everywhere. The kitchen is a Chef’s dream (I am one) and there was a lot of storage options for all cold foods, a separate beverage fridge, and an independent ice maker. The staff was very communicative before and during our stay and we were never left wanting for more. We totallly recommend this property and will book again. Thanks!

Overall, I recommend this vacation rental. Reviewer Comments: We absolutely love Kiva Grand. This was our third year staying there. It is a prefect house for a family that wants to hang out, fellowship, eat, visit, and play games together. There are multiple gathering areas, but the main room is massive. The pool and hot tub are wonderful and beach is gorgeous. We love that it is all very convenient. The kitchen has everything needed if you plan to eat in.

Wonderful Home

Beautiful open areas in the house. House is in very good condition- bedding fairly new, which is very important to me. Pool area was great. Just needs some sprucing up outdoors - but your money was well spent inside this fantastic house. Elevator is a big plus in this 3 story house. We’ll be back as our entire family enjoyed staying in your home. Not crazy about washing towels though - never been requested to do that and pay a healthy cleaning fee. Thank you for sharing your home on the beach !!!

A Private Resort

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: It felt like we were at a private resort but the staff had the week off so we had to do our own cooking!! 😂. We picked this house for the pool which was perfect for our family of 18. The outside area was the best we’ve ever stayed at. We also got a nice surprise when we found out the inside had been renovated over the winter. This house is beautiful!! It had several areas where our 10 grandchildren could hang out and they used them all!! The kitchen was well stocked and the whole house was clean and spotless!! I have loved all the house that we have rented with GSVR but this one is my absolute favorite!!

Besties Retreat 2021

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Kiva Grande ReviewNovember 11-14, 2021 Our stay at Kiva Grande was a five-star event! The villa was roomy and thoughtfully designed to allow for the dynamics during the day for personal space, large and intimate groups during our stay. The kitchen was equipped for those who take gourmet cooking seriously. It was well stocked and logically arranged to allow several people to cook at once with relative ease. We lingered on the balconies to watch the incredible views of dolphins, pelicans and seagulls over morning coffee and afternoon cocktails. The downstairs kitchen was a hit allowing us to store snacks, beverages and lunch for those running back and forth to the beach and pool. The furniture was elegant yet cozy and we had no complaints about the beds. I am impressed with the thought that went into the design and furnishing of this property. Our stay was the perfect elixir to restore our souls! We left refreshed and vowing to return to Kiva Grande next year!Dr. Joan Archer

Great Property, but we have ants

We stayed here before and loved the house, the huge pool and the uncrowded beach. I was shocked to find a few huge black ants every day, on every floor. I was also disgusted the day that a huge cockroach was running around the bathroom in the master bedroom. It was disappointing that the first time we took trash out, Monday after arriving Sunday evening, 3 1/2 of the 4 trash bins were full, and one didn’t have a lid. They say that they are raising the price almost 20% next year, due to extensive renovations, but I didn’t see much added value overall. This price now makes this property as expensive as Orange Beach and Gulf Shores, with the inconvenience of a half hour drive, just to get to a decent grocery. The deck around the pool is, burn your feet, hot. And the foot wide edging at the pool is like ice. My 21 month old granddaughter fell multiple times just walking away from the water Finally, they had two open bins for toys, which were half full of mostly broken items, which stunk like they had been soaking in mold. A third box had a totally broken lid and had the same issue with a lot of unusable items. If I did a home remodel of a luxury guest house, I would clean that junk out.

We appreciate you taking time to leave comments but really would have appreciated a call during your stay so we could fix things for you. All of our homes have routine pest control and we want to take care of issues like that immediately. While we can't change the trash pickup days, we can help make room until the next removal day. The pool toys actually were sorted and cleaned out when the phase 1 renovation was completed (phase 2 is this winter). What you saw was what had collected from this season's guests but yes, it did need a mid-season cleanout based on how many things collected. We always wonder why guests leave broken things among the toys instead of throwing away things broken during use. We are sad to hear that the improvements and updates including an additional bedroom and full bathroom did not add value for you. We have gotten great feedback from many of our repeat guests who needed a bit more sleeping space as their families have grown.

Really love this houseDid notice someone had been rough on travertine entrance floor😞. That’s sad because the foyer is beautiful !! Hope they replace the mattresses. We flipped and rotated them and still rough on our bodies. Other than that it is our favorite house in the Gulf Shores area and we’ll be back next year !!!

Outstanding!

Overall, I recommend this vacation rental. Reviewer Comments: The home was wonderful. There is plenty of space to gather as a group and then plenty of space to spread out for private time. The kitchen was very well stocked. The charcoal grill worked well for us. Outside areas are also spacious. The sparkling pool and spa were magnificent. There is plenty of seating in the sun and in the shade. We did not bring our beach chairs. We were going to buy them if needed. But an assortment of beach chairs and pool toys were available. Everyone enjoyed the week at Kiva Grand.

Overall, I recommend this vacation rental. Reviewer Comments: The home was beautiful and spacious. View is gorgeous and pool was well maintained by the company. One suggestion is a door on the one bedroom would be nice. We felt the demands upon leaving were very difficult to complete with four families leaving at different times to wash all the towels and straighten the house and do all the dishes were exceptional requests. Also, called regarding the downstairs bathroom and when the man came he said we had fixed it however it continued giving us problems during the stay.

Family Vacay at the Kiva Grand Beach house

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The Kiva Grand is a lovely beach house with great views of the beach and plenty of balconies for viewing. We had 25 people in our family and there is plenty of house to go around. Kitchen is spacious with huge refrigerator and two dishwashers. We did a lot of home-cooked meals, so that was very handy. Plenty of bathrooms and showers for everyone. We do have one wheelchair, so the master bedroom on the main floor and the elevator were very accommodating. The kitchen downstairs came in handy for cleaning and frying the fish that was caught. Also had two laundry rooms, which is a necessity for 25 people. The pool was nice and maintained. Hot tub jets did not work, but blowers did and we still enjoyed it. Access to the beach was great and our beach area was not populated, so it was very enjoyable for the family. Only downsides were the construction next door as a new house is being built. They were working on cement and things outside so it was quite loud at times. The front lawn did not look good as there was a ladder laying on the ground and seemed unfinished. Otherwise, house is well maintained other than a few issues with flooring in the back. Great place to stay for large family and accessible. Many things close by to see. Great beach.

Another successful family vacation!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We’ve been coming back to Kiva Grand for 7+ years for our annual family vacation. It’s the perfect fit for our extended family. Loved all of the updates that were done to the house. Just a couple suggestions...hooks in main master bedroom to hang towels. Hooks in new bunk room to hang up things. An accordion door or some type of closure for the new bunk room so it can be closed at night. A coffee maker in the very downstairs kitchen along with more coffee mugs. An ice maker on the very bottom floor would be an added benefit and save a few trips to the store. However, these are all minor issues. We’ve already booked for next year.
