Pet Policy:
We love hosting families and well-behaved dogs! For allergy and maintenance reasons, we’re unfortunately unable to host cats.
Our cleaning team sweeps the deck, stairs, and walkways before each arrival, but due to the natural setting, you may still notice some leaves, pollen, or similar—especially during certain seasons. We appreciate your understanding as nature tends to leave its mark, no matter how often we tidy up!
Directly behind the cabin is the Sleepy Creek Wildlife Management Area: nearly 23,000 acres of old-growth forest that’s full of wildlife. You’ll wake up every morning to hear the birds chirping and chipmunks chattering away – and we often see deer, foxes, rabbits, turkeys, and even the occasional bear. If you’re looking to get out of the city and recharge in nature, this is the perfect place. (And the best part is you’re only 15 minutes from town!)
Beyond the cabin itself, the Hedgesville / Berkeley Springs area is great for so many reasons -- and Blue Owl Retreat is just a short drive to everything. The Woods is one of the top golf courses in the state, with a wonderful spa, hiking trails, and a restaurant/pub as well. And the town of Berkeley Springs has been voted one of the top arts communities in the US, with dozens of shops and restaurants, and even a brewery and winery!
You will be provided a copy of the Sleepy Hollow Lot Owners Association House Rules after confirming your reservation, and we will ask you to acknowledge receipt and acceptance of the House Rules.

This home worked well for what we were looking for and made for a nice start to the new year. It’s comfortable, cozy, and has a great indoor fireplace that we really enjoyed during our stay. The location offers plenty to do in the surrounding area, and the price felt reasonable for the space and setting. It was a good fit for a low-key getaway and a place to unwind after days spent exploring. The host was very communicative, welcoming, and proactive, which we appreciated and made the stay easy overall. While it wasn’t anything over the top, it did exactly what we needed and we enjoyed our time here.

This location was bare bones. When we booked our stay, we noted that we would have four people. At the home, there were limited amount of utensils (4 forks to be exact!), requiring us to wash utensils every other snack.
We really enjoyed our weekend here. The place was clean and comfortable, and a great base for outdoor activities and just staying put. There are neighbors, not too close, and it was very quiet. The whole process was easy, and we would definitely come back!

Communication with the host was very good. The hot tub was great as well. The only complaints were the water pressure was unusually low so doing dishes and showering was a little time consuming. The only other complaint was the kitchen was very tiny with not a lot of room to cook efficiently. We would stay again for the host, the hot tub and the overall location!

The Blue Owl Cabin was very nice. The beds were comfortable. Secluded and secure with a big wrap around porch. The hot tub was a great bonus to use. Plan on staying there again.

There were numerous problems with this property. Although the property manager was communicative, the items were numerous. The listing did not match. Carpets were missing, seating in the living room was missing, games, books, hair dryer all missing. Lighting was out in numerous spots. The cleanliness upon arrival was poor and trash was clear full. hot tub was 60 degrees and did not get warm until midday the next day. This property is Not secluded. We could see approx 8 houses from the hot tub alone. the upkeep in the cabin was poor craftsmanship by maintenance. I was concerned to use indoor fireplace for safety. A window had been broken and just wooden boxed in. A stick is used to lock the sliding door. details like unmatched paint touchup, mismatched trim missing thresholds. Air conditioners are window units and because of winter not installed or needed, but if you had a rare hot day it would not have been available. The owner did offer to have maintenance stop by, but with that many items who wants to have maintenance guys there working when on vacation. there are a lot of other details that do not make this a high quality property. After complaint owner did refund some of the price.
The hot tub was a highlight for us, and we also enjoyed relaxing in the well-furnished living area and cooking in the well-stocked kitchen. Everything seemed new and clean. We would definitely recommend this cabin to couples looking for a relaxing getaway.
Great stay here for a few nights. Very clean and comfortable. Good AC on sweaty nights! Eaxctly what we needed. We found everything as described and would heartily recommend. Tony the property manager was excellent. Great communication.

We had such a lovely time during our weekend get away to the woods. The home was impeccably clean and well stocked. we loved the games, fireplace, and all the furniture/beds were really comfy. The host was very welcoming and communicative as well. I had such a moment of peace sitting in the lovely hot tub on a cold day and watching a pair of pileated woodpeckers. We will be back in the summer to take advantage of the lake. LOVED our stay!
Enjoyed a nice sister weekend. Had all we needed to relax and enjoy ourselves. Communication was great. Quickly took care of a minor issue with the hot tub. Beds clean and comfortable. Close to Berkeley Springs for restaurants and other amenities. Would definitely return.

Clean, comfortable, tasteful and well-organized house. Great kitchen with everything you need. We especially loved the fireplace and the hot tub. A small herd of deer grazed every afternoon in the yard. We visited Martinsburg and Berkeley Springs. Communication with the host was a breeze. Thank you!

We very much enjoyed our stay. Our host Tony was very communicative throughout our entire time there and addressed any questions or concerns efficiently and professionally. The beds were very comfortable and the linens were very good quality also. We appreciated having some basic there like dish soap, paper towels and some basic spices. We would definitely recommend this cabin to others looking. We did a day trip to Antietam and Martinsburg which are both close by.

The living space of the cabin was fine with the exception of no prep or storage space for cooking and groceries. We did utilize the grill as well as paper plates so clean-up was that much easier. Overall, it was clean comfortable. The outdoor living space was a different story. There were 2 extremely large trees that had come down obstructing the yard off the deck. There was also the top half of another tree that was broken off and hung up in the branches of a neighboring tree. The firepit had been relocated to the opposite side of the cabin, beyond the hot tub and outdoor lights were hung to illuminate both. Unfortunately, there were dead trees around thee hot tub and while enjoying soak, a large branch crashed down within feet of hitting my granddaughter, shattering on the ground. Please understand, we really did enjoy our stay. We had a great time while hanging at the cabin and little lake, exploring Berkley Springs and playing a round of golf at the Woods. This property could use some love and elbow grease.
Arrived to find no key in lockbox and rental unlocked. A note was left by the key box with a name and phone number. Owner stated he didn't know who that was. Owner stated they would contact maintenance guy. Never heard anything again till I messaged the next day regarding still having no key to safeguard myself or belongings. Property is run down with lots of issues. Finally the rental company Blue Maple stated maintenance was coming to change locks and leave new keys. That being sorted we found the property to be in need of upgrading and upkeep. It has been neglected and damaged. Walls covered in scuff marks and dirt, pealing paint, holes in walls, stove old, kitchen lighting missing, water pressure terrible. Photos attached. I could only add 8 photos. There are more.

I live in DC with my wife and three young kids. I love camping/hiking, drinking (and sometimes brewing) great beer and wine, exploring new restaurants and shops, and traveling all over.
Why they chose this property
We spent years searching for the perfect getaway, and wanted to be close enough to DC that we could do a day trip. We fell in love with the area – and Blue Owl Retreat in particular. We love how cute and cozy our cabin is, and all the fun outdoor activities we can enjoy year-round. :)
