Wonderful guest house.
We slept very well and felt comfortable with its cozy feel.

This guest house is the perfect place to stay in San Marcos. It is walking distance to the town square, campus, Sewell Park and Bobcat Stadium. The guest house was extremely clean, bathroom felt new and updated and all furniture was new and comfortable. The separate living room space from the bedroom was nice to have as well. The best part is being just a few yards away from Palmers, the best restaurant in town. The stay came with a $30 gift card to the restaurant which we used for a wonderful Saturday brunch. The experience was much better than any hotel in town, we will definitely be back!
We just got back from the Guest House in San Marcos. Our son was attending New Student Orientation at Texas State. From the moment we booked, Kristin was responsive, easy to talk to, and happy to help. We arrived with no trouble, accessed the guest house easily. We had plenty of room, loved the decor, and absolutely ate at Palmer's. Loved it all. We were able to walk to the square and access everything the town has to offer. Let's start with Kristin - she is so friendly, and went above and beyond what I am normally used to when renting from VRBO. She called a few days before check in just to check in and see what kind of wine I like. The mini fridge not only had a bottle waiting for us, but she also had bottled water, as well as menus from the attached restaurant. The location is absolutely perfect! We are right in the part of town that I think is the cutest, and we had easy access to the river. Honestly, there is just so much within walking distance. The unit is adorable and so clean. The furniture, especially the bed, is so comfortable. The private balcony in the back is my favorite. The food at the restaurant is on point as well. I really can't think of anything that I didn't like. I will definitely be staying here again!
What a surprise to find this great guest house! My wife and I loved the location - We were in town for my sons orientation at Texas State University and I am a grad of Texas State, so the fact it was close to the square and just down the hill from campus was awesome. The guest house itself was very nicely furnished from the large leather couch and pub table in the living area, hardwood floors throughout, to the queen bed, ceiling fan, and nice furniture in the bedroom. It reminded me of a little private bungalow out of the 30's with furnishings and amenities of today. The hidden gem is the private patio out the back door, with chairs, table, water feature and greenery. Great for coffee in the morning or the complimentary bottle of wine in the evening that Kristen provides. The gift card for Palmers was a nice touch and appreciated as the guest house is just off the restaurant courtyard but very, very private. Palmers is easily the best/classiest restaurant and bar in San Marcos (It was even back when I was in school). We enjoyed some great hand crafted cocktails and food in the bar area. Kristen was a great host and communicated with us very well from the time we made our reservation and throughout our stay. We plan to stay there on our upcoming visit in August, and whenever we can get there for weekend visits. A great find for sure.
