Welcome to our home! To enhance your stay and ensure a great experience for yourself and others, kindly take note of these house rules:
ABSOLUTELY NO PARTIES OR LARGE GATHERINGS- THIS IS THE NUMBER ONE RULE FOR A REASON!!! Only the guests who are on the initial booking are allowed at the property unless otherwise agreed upon. This is because we have neighbors close by. If you throw a party, invite a bunch of unauthorized people, trash the place, disrespect or damage the unit you will be asked to leave with no refund and/or charged a fine of $200-$500, depending on the severity. This will be strictly enforced and backed by Airbnb's No Party Policy. This is to ensure all guests and neighbors (and you!) have the right to peace and serenity that they deserve in their home or home away from home.**
PETS- You are required to clean up after your pets. Additional fees will be charged for any unreasonable messes left behind at the rate of $50/hr
NO SMOKING- Absolutely, positively NO SMOKING of ANY KIND inside the unit. This includes vaping. There is a zero-tolerance policy. There will be a $250 fine plus the cost of any damages or services used to rid the smoke smell. This also applies to the smell of weed, even if you didn’t “smoke” in the unit, per se, the unit still smells like it because flowers can be very potent. A lot of guests are offended by the smell of weed and will leave because of it. This rule is in place to ensure that every guest has an enjoyable experience, including the guest after you.
NO ILLEGAL ACTIVITY- I don't need to elaborate. Don't do it. The safety of all of our guests, including yours, is our top priority. If a guest violates this, they will be asked to leave with no refund.
NO VISITORS WITHOUT CONSENT- Again. This is just another rule to ensure ALL guests have a pleasurable experience. It's simple. Just ask. If you invite unauthorized guests you will be asked to leave with no refund. This is a rule with the insurance company we carry the insurance through and also now a rule within the city limits of Pittsburgh.
10 AM CHECKOUT- The cleaners will be by shortly after 10 am to clean the property. If you are not out when they arrive, you may be asked to pay a $50 fee for every hour you stay after. This fee is solely to pay for their time as they will have to wait outside for you to check out.
4 PM CHECK-IN- The property will be accessible to you at 4 pm the day of your check-in. Airbnb will send you the check-in instructions on the day of check-in and will be permitted to enter at 4 p.m.
DO YOUR BEST TO LEAVE THE PLACE AS YOU FOUND IT- We ask that you follow all checkout instructions posted in the listing and in the message you will receive the evening before checkout. There may be an additional fine for excess messes charged at $50/hr. Please respect our cleaners. They work very hard to provide you with a clean and fully stocked unit. They take great pride in their work and want you to have a five-star stay. Please show appreciation by cleaning up after yourself.
YOU BREAK IT YOU BUY IT- Pretty simple. If you damage something, you will be responsible for replacing it. We don't ask for a security deposit, ahead of time, in good faith that our guests will treat our home like it's theirs. If something breaks, please let us know immediately and we can figure out how to resolve the damage. We are very reasonable people and understand accidents happen. If our cleaners find it and you haven't mentioned it, you will be billed through the Airbnb Resolution Center and you will be charged the cost of the item. Please take care of our home. We have worked long and hard to obtain and maintain it. That's all that we ask.
QUIET HOURS- 10p-8a on Weekdays. 11p-9a on Weekends. If there is a disruption to others after you've been asked to keep it down, you will be asked to vacate the premises with no refund.
CAMERAS- For insurance reasons, there are cameras on the property. They are for our guest's safety, and the protection of our investment, especially when the house is vacant. Airbnb requires us to disclose that they are actively recording audio and visual at all times. They are not checked unless an issue arises. There is one on the exterior of the house facing the front door. NO INTERIOR CAMERAS.
FILMING FOR USE OTHER THAN PERSONAL- is not automatically permitted. Please ask for permission to film on private property. Thank you for your cooperation in this matter.
CANCELLATIONS/TRIP ALTERATIONS- We kindly remind our guests that our cancellation policy will be upheld as stated. To ensure peace of mind, we recommend considering trip insurance for any unexpected changes. Please note that trips falling within the specified cancellation policy dates cannot be altered. We do allow extensions*
SUPPLIES: We are happy to provide a starter supply of essentials that we feel should cover your needs for the first few days of your stay. Please note that we offer the same supply quantity regardless of your length of stay. If you find that something is insufficient, don't hesitate to let us know, and we'll do our best to assist. However, for the remainder of your stay, we kindly ask that you take responsibility for replenishing any additional items you may require. Your comfort is important to us, and we're here to make your stay as enjoyable as possible.
LIABILITIES: The host is not liable for any accidents, injuries, or illnesses that may occur during your stay on the property or while using its facilities. Additionally, the host is not responsible for any loss of personal belongings or valuables. By confirming this reservation, all guests acknowledge and accept the risk associated with their use of the property and the invitation of others to use it.
Children must be supervised by adults at all times! Guests are responsible for any baby-proofing.
