Sleeps 16 in 8 king and queen beds — no sofa beds, no air mattresses. Private pickleball and basketball courts open year-round, a heated pool in summer, and two full game rooms.

One on the main floor, one in the basement: pool table, ping pong, foosball, air hockey, arcade games, and board games.

You'll want a car; there's no bus route out here and nothing in walking distance. Rideshare is reliable, usually under 10 minutes, which is the smarter option on a distillery day.

GUEST ACCESS
Both houses are yours — the main house and the carriage house — along with both courts, the pool in season, the covered patio, and the grounds. Pickleball equipment is in the main-floor laundry room.

Garages are not available to guests, including the one beneath the carriage house. Park in the driveway.

Fine print:

- Pool open Memorial Day through Labor Day
- Pickleball and basketball courts are open year-round
- None of the garages pictured are available for guest use
- Parking is limited to 9 vehicles at any one time unless special permission is granted in advance. Emergency vehicle access must remain clear at all times. If a parking attendant is required on site to direct vehicles and keep that access open, the cost is the guest's responsibility
- Pool and lawn maintenance are on site twice per week to keep the property and pool in great shape
- By confirming a reservation, guests consent and agree to allow maintenance workers on the property at any time to care for the pool and grounds. Crews remain outdoors and do not enter either house
- Septic system — please flush toilet paper only. No wipes, including flushable, and no feminine products
- Smart TVs are provided for streaming with your own accounts. There is no cable service and no subscriptions are included
- No glass in the pool area. Posted pool rules apply and are included in the rental agreement

CAMPERS/RV's - No campers and or oversize recreational vehicles are allowed onto the property at any time

RENTAL AGREEMENT/REQUEST FOR CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: Your reservation must reflect everyone staying overnight, up to a maximum of 16. Daytime visitors are welcome, but the total number of people on the property at any one time — overnight guests and visitors combined — may not exceed 25, in compliance with fire regulations. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.
