About William Bates
I am William Bates, a community and business professional with solid experience and knowledge of Kansas City communities and a passion to see these communities grow and thrive. I am a trained urban planner with a degree in Urban Studies from University of Missouri at Kansas City and a Master’s in Business Administration. I currently live in the Historic Manheim Park community where I have served in the past as a member of the Community Leadership Council (e.g., Board of Directors) and oversee all housing and infrastructure development projects on behalf of the community. I am currently active in the community working with the Urban Neighborhood Initiative, the Troost Community Investment District Development Committee and several other local organizations. I love Kansas City and I am eager to lend my time and talents to help our local communities grow and thrive. I moved to Kansas City approximately ten years ago to attend the University of Missouri at Kansas City where I completed a bachelor’s degree in Urban Studies with a concentration in community development. Through my training, I developed a passion for working in Kansas City communities and specifically leveraging resources from various sources to help these communities to become safer, more livable places where residents are proud to call these communities home. My interest in Urban Neighborhoods stems from this passion to leverage my talents as an urban planner and my training/professional experience in business to help improve the lives of people who live in central Kansas City. Beyond working with Urban neighborhoods, I have a passion in gardening and renovating houses.

What makes this House unique
The Ten6Teen Mansion was built in 1910 at the height of expansion and opulence in Hyde Park neighborhood of Kansas City. Partners Seft and William acquired this home in 2010 and completed a multi-year restoration. The mansion is now approximately 4500 square feet home with 6 bedrooms and 5.5 bath. It has expansive common spaces, beautifully decorated guest rooms, and lush gardens.

Beautiful house with can and Intrigue
We were in Kansas City for a family wedding, and several families stayed in this beautiful home near Hyde Park. The owners have taken great care to decorate in bright colors with fun and very interesting artwork. Each room is well appointed including ironing board and coffee pots, and the kitchen can support small meals with friends or a larger group celebration. Owners were responsive and communicated well with us before and during our visit.
We as four couples were here for a weekend KC Irish Fest! Great location, street parking near busy traffic way, some noise! Outstanding amenities and attentive help! Limited to no outdoor amenities! Minimal standard on surface housekeeping. Great, comfy clean beds and linens! Thx William
Fantastic property! Recommended for large group visits to KC!
Stayed here for a fantasy football weekend. Had 16 fellas and everyone fit (shared bunk situation, but par for the course with that big a group). William keeps the property in tip top shape, I definitely recommend if you have a big group coming to KC!
There were 13 of us visiting KC for 2 nights for a bachelorette party and the house suited our needs perfectly. We loved being together in the house and not separated in hotel rooms. William has done a great job making the place feel very homey and inviting. We had a couple questions and couldn't find kitchen towels, and he responded to us right away - super nice guy to work with. The only thing I wish was more apparent on the VRBO booking information was a little more detail on exactly what was provided in the kitchen - we brought several items we wouldn't have needed to. That's a good problem to have though! The outside landscaping has not received quite as much attention as the inside, so there was a bit of skepticism when we pulled up, but step inside, and the house is wonderful! (Too hot to be outside anyway!) William mentioned he is still making changes and improvements, which is expected when you renovate an older home like this, there's always something you can improve upon. We would definitely look for one of William's properties and rent from him again if we ever head back to KC. It was a wonderful experience!
spacious, great full house rental for large group
I rented the whole house for a bachelorette party weekend with a total of 10 women. The house was perfect for the occasion. The house is beautifully decorated and each bedroom had its own charm. 5 full bathroom with a 6th powder room. The kitchen was well stocked with glasses and met all of our needs. It is close to the plaza (5 mins) and has some beautiful parks within walking distance. I wish I had more time to stay and explore the city while relaxing in this beautiful home.
Made a great weekend possible
Had a blast and house was perfect for our weekend getaway!
