Location Highlights:

The property is located only ~10 minutes away from the heart of Downtown Austin and ~5 minutes away from The Arboretum as well as The Domain - the best shopping in Austin. For golf, ACC is ~4 minutes away and Barton Creek is ~10 minutes away. You can see ACC golf course from the house. For boating, there is an access ramp to Lake Austin a few minutes away at Pennybacker Bridge. You can see it from the top floor of the house. Lake Travis is ~15 minutes away. Bull Creek is just below the house - a great place for the kids on a hot day! The Bull Creek Greenbelt runs along the creek providing miles of the best hiking in Austin.

Property Highlights:

• As you view the home, don’t miss the 270 degree panoramic views seen from almost every room. Fireworks displays during holidays, rainstorms and spectacular sunsets are show-stopping. Three wrap-around decks, one 2000sq ft deck & three covered decks provide wonderful seating and flow for entertaining. The two-story entry with grand staircase, the warmth of the wood and the buff wall colorings are quite impressive and most welcoming.

• This ~6000sq ft Spanish Colonial mansion features 6-8 bedrooms, 5 full & 2 half baths, 3 kitchens, and 3 living rooms on half acre lot. There are 6 Kings, 2 Queens, and 9 Twins in the house (17 total beds) plus 2 baby cribs, strollers, kids toys, and car seats available if needed! The master kitchen features granite counters and state-of-the-art appliances. There is also a sitting room with views and a bar/entertainment room giving access to the exterior ten person outdoor jacuzzi. The top level consists of the Master bedroom, another bedroom, and the children's playroom or 7th bedroom. The children's playroom comes furnished w tons of toys and sleeping options for newborns up. There is also a crib and changing table in the second bedroom next to the playroom. There is also a stroller in the garage.

• Two separate apartments are downstairs off either side of the 5-car garage each with a bedroom, full bathroom and kitchen with bunk beds (8th bedroom if needed). There is a six person poker table w chips in the living room on the larger of the two apartments.

• The layout of the home is grand, flowing and conducive to socializing.

• The garage area, with dual motorized doors, is an incredibly flexible space which can be used for parking cars, abundant storage, workout space or crafts.

From the moment you walk in the door of this palace and take your first glimpse of the breathtaking view, you have the distinct impression that you are now Master of the Texas Hill Country. When it was built, it was the home with the highest elevation in all of Austin and there is no doubt that this point of pride permeates the mansion and everyone who is lucky enough to stay in it. When we arranged a friend reunion, we had no idea that such a perfect location was within our reach. Ryan, playing the role of owner-extraordinaire, was more than accommodating, communicative and genuinely welcoming to me and my friends. Having friends in from all over the country with age ranges from 1-70 years, everyone felt at home. There was enough room for everyone to sit, eat, chat, play and relax. The kids had a blast playing in the overwhelmingly well stocked play room (puppet show, anyone?) The ping pong table was a big hit and the large natural gas grill kept our bellies full! The huge hot tub and plush patio furniture kept everyone relaxed while enjoying the indescribable Texas sunset. Exploring and enjoying the innumerable amenities made for a treasure hunt of delight. There was something amazing to experience in every inch of this well cared for and surprisingly accessible home. Overnight accommodations were comfortably spaced for each family to relax and the living, dining and play areas made for great fellowship among the large group. This gorgeous and refined estate is without a doubt exactly where you want to stay with your family and friends on your next trip to Austin.

Everything as described and more! A perfect family getaway in Austin!

Ryan graciously hosted our large family for an Austin weekend trip. I also happen to be a HomeAway employee trying a stay in one of our owner’s properties for the first time. It was a bit of an experiment for me: could I find a space large enough to comfortably accommodate us all under one roof with enough amenities to make it an unforgettable weekend? The answer was a resounding yes. From the moment you walk in, you’re greeted with a large, inviting space that takes some time to explore. But what really draws you is the million dollar Austin hill country view seen through just about every window, best enjoyed from one of the numerous balconies wrapping around three sides of the house. My only regret is not having another week to fully take it all in.

Most of us drove in from out of town and were surprised by the more than adequate accommodations. Each person had a bed and there were plenty of clean linens and towels to go around. We made use of the natural gas grill, hot tub, the poker table (chips and cards available), and especially the ping pong table. Try to bring your own paddles if you’re competitive like my family - the house ones are a tad worn! Overall, though, the house was stocked with just about everything you’d need; cookware, basic cleaning supplies, detergent, and shampoo/conditioner were all readily available. As for cleanliness, we had absolutely no issues and were pleased with the state of all beds, floors, bathrooms, etc. Regarding a previous review about pests - I will add that not one of us saw even one insect inside the house! That includes the garage and the attached apartments!

Ryan really has thought of everything, especially when it comes to what his guests would need to simply forget the little things and enjoy Austin! Don’t forget to check out the hiking trails nearby! Would gladly stay here again!

Outstanding !!!

The house was everything it was advertised as being - large enough for my group of 16 men out for a golf trip. We never felt like we were on top of each other and it had plenty of space to hang out. The house was clean and well stocked with cooking supplies if your the cooking type. And the views - no words can do the views justice !!!!!! I have run this trip for over 15 yrs and have dealt with many owners/property mangers and I must say Ryan was one of the best I ever dealt with. He was available anytime we needed him and even spoiled us with some liquor and food when we arrived and then brought over a brisket from Aaron Franklin who use to own the #1 BBQ place in town before it burned down. The Brisket was outstanding and so was our trip thanks to Ryan !!!

Amazing rental!!

Ryan's place was wonderful and checked all of the boxes! This house is an amazing place for hosting a good sized group of people. The outdoor jacuzzi, card table and ping pong table were great for entertaining! Stunning views and well maintained....would definitely rent again.

The photos don't really do the place justice, as it's far more impressive in person. The Mountaintop Mansion is in a magnificent location overlooking a wide sweeping valley in north west Austin. We found that getting in and out of town was very easy with Uber's having no problem finding the place. It was the perfect getaway for our family, and had ample supplies for our family.

Ryan was an exceptional host, and he was very helpful and responsive throughout the weekend when anything arose (i.e., when we couldn't figure out how to turn on the dishwasher). I would definitely rent this property again the next time we're back in Austin.

Boating on Lake Austin: An added bonus is the dock at Pennybacker bridge is only a few minutes away (.5 miles) from the house. You can pick everyone up at the bridge docking station (there is parking there too).
