The property is located only ~10 minutes away from the heart of Downtown Austin and ~5 minutes away from The Arboretum as well as The Domain - the best shopping in Austin. For golf, ACC is ~4 minutes away and Barton Creek is ~10 minutes away. You can see ACC golf course from the house. For boating, there is an access ramp to Lake Austin a few minutes away at Pennybacker Bridge. You can see it from the top floor of the house. Lake Travis is ~15 minutes away. Bull Creek is just below the house - a great place for the kids on a hot day! The Bull Creek Greenbelt runs along the creek providing miles of the best hiking in Austin.

There is also a sitting room with views and a bar/entertainment room giving access to the exterior ten person outdoor jacuzzi. The top level consists of the Master bedroom, another bedroom, and the children's playroom or 7th bedroom. The children's playroom comes furnished w tons of toys and sleeping options for newborns up. There is also a crib and changing table in the second bedroom next to the playroom. There is also a stroller in the garage.

• Two separate apartments are downstairs off either side of the 5-car garage each with a bedroom, full bathroom and kitchen with bunk beds (8th bedroom if needed). There is a six person poker table w chips in the living room on the larger of the two apartments.

• The layout of the home is grand, flowing and conducive to socializing.

• The garage area, with dual motorized doors, is an incredibly flexible space which can be used for parking cars, abundant storage, workout space or crafts.

From the moment you walk in the door of this palace and take your first glimpse of the breathtaking view, you have the distinct impression that you are now Master of the Texas Hill Country. When it was built, it was the home with the highest elevation in all of Austin and there is no doubt that this point of pride permeates the mansion and everyone who is lucky enough to stay in it. When we arranged a friend reunion, we had no idea that such a perfect location was within our reach. Ryan, playing the role of owner-extraordinaire, was more than accommodating, communicative and genuinely welcoming to me and my friends. Having friends in from all over the country with age ranges from 1-70 years, everyone felt at home. There was enough room for everyone to sit, eat, chat, play and relax. The kids had a blast playing in the overwhelmingly well stocked play room (puppet show, anyone?) The ping pong table was a big hit and the large natural gas grill kept our bellies full! The huge hot tub and plush patio furniture kept everyone relaxed while enjoying the indescribable Texas sunset. Exploring and enjoying the innumerable amenities made for a treasure hunt of delight. There was something amazing to experience in every inch of this well cared for and surprisingly accessible home. Overnight accommodations were comfortably spaced for each family to relax and the living, dining and play areas made for great fellowship among the large group. This gorgeous and refined estate is without a doubt exactly where you want to stay with your family and friends on your next trip to Austin.

Outstanding !!!

The house was everything it was advertised as being - large enough for my group of 16 men out for a golf trip. We never felt like we were on top of each other and it had plenty of space to hang out. The house was clean and well stocked with cooking supplies if your the cooking type. And the views - no words can do the views justice !!!!!! I have run this trip for over 15 yrs and have dealt with many owners/property mangers and I must say Ryan was one of the best I ever dealt with. He was available anytime we needed him and even spoiled us with some liquor and food when we arrived and then brought over a brisket from Aaron Franklin who use to own the #1 BBQ place in town before it burned down. The Brisket was outstanding and so was our trip thanks to Ryan !!!

Amazing House!

I had 9 guys hanging out for the weekend tans the house was able to accommodate everyone with beds to spare. Great house which is about 15 mins to downtown

Not worth the money spent

The location is great and views are spectacular but that's it. Close to 5000$ for 3 nights is a huge amount and we expect premium property for that. This property is just ok nothing luxury/great about it. The kitchen has limited supply. Amenities are not there but just for name sake TT table is there but 1930s bat and balls. Jacuzzi is there but takes 24 hr to heat up. The quality of everything is just ok.

Everything looks old, not very well maintained. On top of that VRBO is charging huge extra fees not sure why? The cleaning fee is also very high. We have been staying in vacation rentals for past 4-5 years but this was the first that was not even worth the dollars we spent.

Owner's Response: Okay this is frustrating. I obliged to your request and gave your family a 20% discount as the check-in date was fast approaching and the house was not booked (you paid 20% less than my 69 5 star reviews which you claim is still too expensive). Then it got more frustrating - When you booked, I asked you if you wanted Christmas decorations and you said you would get back to me. You did not get back to me. The night you arrived (night before Xmas) you said you wanted the decorations. It was too late and I couldnt get anybody to come out on Xmas. You got angry and demanded a further discount or you'd leave me a bad review. You should have told me earlier! That is the real reason for your bad review, as we both know. Interesting you dont even mention the real reason in your two star review. Just other stuff which was never mentioned to me at all during your stay other than your disappointment that it took the jacuzzi 4 hours to heat up (not 24hrs like you stated). You said it should heat up in 15 minutes! That is impossible and unrealistic for a jacuzzi of that size. And here's the worst part. When you booked, as part of the 20% discount deal, I said that your family would need to check out at 9am bc the next group checked in at 4pm. You agreed. Then at check out you wouldnt leave. You finallly left at 12pm which only gave my cleaners 4 hours to clean the entire house. The arriving group left me a 2 star review too partly bc when they arrived at 4pm the cleaners needed another 30min to clean (and they couldnt check in early like they had originally requested as they had family coming in from all over the country). I was trying my best to get them in early but bc of your unwillingness to cooperate they had to wait it out until 4pm. Side note - The house was remodeled in Jan. Interior was painted all white (no brown trim, railing, stairs, cabinets anymore), new cabinets/hardware in the kitchen, new toilets, and all new chandeliers/light/fan fixtures. The kitchen has all new pots pans bowls plates etc from William Sonoma. Updated pics coming soon. There is even a pancake griddle which this group demanded and I got for them immediately .. on Xmas Eve. I hope all those reading this can understand that these two 2 star reviews where not a fair review of my house. This group (above) caused most of the problems and it spilled over to the group immediately after them. This group and I clearly had a language barrier (like their comments about TT table, bat??)

Good views but the overall experience was negative.

On the plus side, the views of Austin were pretty good, although a lot of it was of the highways, and the responsiveness of the owner was pretty strong. On the negative side, after originally telling us we could arrive early to check-in, at 11 on the day of they said it wouldn't be ready until 4 pm, which caused a massive scramble with people arriving from as far away as NY, Chicago and Dallas. And then even at 4, the cleaning staff was still there and were surprised to see people arriving. They didn't leave until 45 minutes later and did a rushed job anyway. Then it turned out that the heat didn't work for half the house on one of the coldest days in Austin because when they serviced the heating unit, they didn't turn the gas back on and check it. That took until the 2nd day to find out and have the heating turned on. Then there were the minor annoyances, like no keys to turn on the gas fireplaces, one of the oven doors wouldn't shut so we couldn't use it until someone came to repair it, the cutting board and baking pans were hidden away in the laundry room when there was tons of cabinet space in the kitchen for them. Minor annoyances but they add up and it is the type of thing you would expect to be checked in between rentals. Finally the layout wasn't really conducive for a large group like ours. 2 of the bedrooms were in the bottom floor off the garage, the main floor had smaller rooms for gathering that meant the group stayed split up throughout the stay. One of the "bedrooms" upstairs wasn't really a bedroom at all - just a space with no doors where they put a bunch of beds. The kitchen was small compared to the overall size of the house (second kitchen = really a kitchenette; "third kitchen" was actually a tiny wet bar!). General repair and supply of the place was not great - leaky faucets, inconsistent hot water, not enough towels or space to hang them. Overall the experience was a disappointment and not worth the price paid per night.

Owner's Response: Hmm this is frustrating. You all called me 17 times the first day you asking me questions that were clearly answered on the Welcome email which you chose not to read. Asking me Qs like 'where is the grocery store', 'how do I turn on the jacuzzi', 'how does the microwave work', 'where are the two apartment bedrooms' were just a few of the frustrating questions that 1) were in the Welcome email 2) very easy to figure out! Regarding check in time - I said that you could check-in early IF another group wasn't checking out the same day as your check-in which it turned out to be. If you wanted to guarantee a 9am check in then you needed to book the preview day. When you arrived at 4pm the cleaners were still there finishing up and you asked them to stay to complete a few touch-ups (30min). Now I'll respond to a few specific items of annoyance to you: 1) Heater: Yes the system was serviced and the technician forgot to turn the valve back on. He turned it on at 9am the following morning. The other 2 heaters worked great. It didn't heat 'half the house' like you stated. It heated the living room and kitchen that's it. And I had two large portable heaters and a fireplace there to keep it very warm in that area. 2) Fireplace keys: Yes both were lost. I had two new keys delivered within one hour of your request. 3) The two apartments are advertised as being on either side of the garage. If it was such an issue then you shouldn't have rented the house! It's well advertised. Both are attached to the house. 4) Two of the kitchens are kitchenette/minibar?? No, that is not accurate. There is the main kitchen in the house, then there is a full kitchen in each of the two apartments with sinks, microwaves, refrigerators, stove, etc. That equals 3 full kitchens. There are two mini bars as well. Its well advertised on the website. 5) Small kitchen? First time anyone has complained or suggested that. Its well photographed on the website. 6) Oven door broken? Not accurate. You never told me of a door issue and I never had anyone come over to fix it. 7) The 7th bedroom upstairs is also well advertised as a 'kids playroom/7th bedroom.' 8) Misplaced kitchenware? That would annoy me too. Sorry about that. 9) Leaky faucets? That is not accurate. Nobody else has ever complained about towel space, the views, the fluidity of the house, or of hot water shortage in 6 years. +70 reviews would disagree w your statement. I'm pretty confused overall by your review. Its just not right.
