The property is located only ~10 minutes away from the heart of Downtown Austin and ~5 minutes away from The Arboretum as well as The Domain - the best shopping in Austin. For golf, ACC is ~4 minutes away and Barton Creek is ~10 minutes away. You can see ACC golf course from the house. For boating, there is an access ramp to Lake Austin a few minutes away at Pennybacker Bridge. You can see it from the top floor of the house. Lake Travis is ~15 minutes away. Bull Creek is just below the house - a great place for the kids on a hot day! The Bull Creek Greenbelt runs along the creek providing miles of the best hiking in Austin.

There is also a sitting room with views and a bar/entertainment room giving access to the exterior ten person outdoor jacuzzi. The top level consists of the Master bedroom, another bedroom, and the children's playroom or 7th bedroom. The children's playroom comes furnished w tons of toys and sleeping options for newborns up. There is also a crib and changing table in the second bedroom next to the playroom. There is also a stroller in the garage.

• Two separate apartments are downstairs off either side of the 5-car garage each with a bedroom, full bathroom and kitchen with bunk beds (8th bedroom if needed). There is a six person poker table w chips in the living room on the larger of the two apartments.

• The layout of the home is grand, flowing and conducive to socializing.

• The garage area, with dual motorized doors, is an incredibly flexible space which can be used for parking cars, abundant storage, workout space or crafts.

What makes this house unique

Top of North Cat Mountain and some of the most breath taking views in Texas. It the 1980's this house was the highest elevated (900 ft above sea level) in all of Austin. It only takes 10 minutes to get to downtown Austin. Easy.

From the moment you walk in the door of this palace and take your first glimpse of the breathtaking view, you have the distinct impression that you are now Master of the Texas Hill Country. When it was built, it was the home with the highest elevation in all of Austin and there is no doubt that this point of pride permeates the mansion and everyone who is lucky enough to stay in it. When we arranged a friend reunion, we had no idea that such a perfect location was within our reach. Ryan, playing the role of owner-extraordinaire, was more than accommodating, communicative and genuinely welcoming to me and my friends. Having friends in from all over the country with age ranges from 1-70 years, everyone felt at home. There was enough room for everyone to sit, eat, chat, play and relax. The kids had a blast playing in the overwhelmingly well stocked play room (puppet show, anyone?) The ping pong table was a big hit and the large natural gas grill kept our bellies full! The huge hot tub and plush patio furniture kept everyone relaxed while enjoying the indescribable Texas sunset. Exploring and enjoying the innumerable amenities made for a treasure hunt of delight. There was something amazing to experience in every inch of this well cared for and surprisingly accessible home. Overnight accommodations were comfortably spaced for each family to relax and the living, dining and play areas made for great fellowship among the large group. This gorgeous and refined estate is without a doubt exactly where you want to stay with your family and friends on your next trip to Austin.

Amazing rental!!

Ryan's place was wonderful and checked all of the boxes! This house is an amazing place for hosting a good sized group of people. The outdoor jacuzzi, card table and ping pong table were great for entertaining! Stunning views and well maintained....would definitely rent again.

Stunning!

The photos don't really do the place justice, as it's far more impressive in person. The Mountaintop Mansion is in a magnificent location overlooking a wide sweeping valley in north west Austin. We found that getting in and out of town was very easy with Uber's having no problem finding the place. It was the perfect getaway for our family, and had ample supplies for our family.

Ryan was an exceptional host, and he was very helpful and responsive throughout the weekend when anything arose (i.e., when we couldn't figure out how to turn on the dishwasher). I would definitely rent this property again the next time we're back in Austin.

Perfect house for a family reunion

This remarkable house was perfect for our family reunion. We had a large group and the house was big enough to fit everyone comfortably. The house also had everything we needed. Cooking utilities, sheets, towels, and extra blankets were all clean and available. We asked to have an early check-in and the owner was more than willing to make any accommodations we requested. He was also extremely helpful in answering any questions and gave lots of recommendations for activities in Austin. The house is located in a lovely neighborhood with amazing views. I would absolutely stay here again and would recommend this house to anyone

Great property and experience!

Hi Ryan,

Thanks again for hosting us in your Austin property Aug 24 - Aug 27. We had a wonderful time and a pleasant stay. Given our group size of 14, we ended up occupying each room in the house. We did not face any bed bugs, roaches or any other insects during our stay. The pictures online were a fair representation of what we experienced.

Owner's Response: Thank you Manav for confirming that the house was fairly advertised and there was no pest issue. The tenant that stayed 5 days after you (a group of lawyers and their families) have been on a witch hunt doing everything in their power to destroy me and my business. They tried and failed to have my property removed from the HomeAway/VRBO website and threatened to sue me if I didn't give them a full refund. HomeAway has a 26-page timeline of the events that occurred during that stay and sided with me. I pray everyone reading these reviews takes into consideration the six 5-star reviews from July 2017 - present (Sept 25, 2017) vs the single 1 star review from a group of malicious lawyers out to bully their way into getting a refund bc their plans changed. I've stated the 1-star review was not accurate, but when it comes from six prior tenants to their stay, it should fully discredit their argument. Thank you again sir

COCKROACHES, DIRTY BEDDING & OTHER UNSANITARY CONDITIONS

This listing is a gross misrepresentation. I booked it for my family’s annual reunion, including 8 small children. Based on the listing, I expected a well-maintained, clean and pest-free property. Instead, it was dirty, the bedding was stained and unwashed, and the kitchen was littered with cockroaches and droppings. I'm shocked this property has positive reviews.

We contacted the owner shortly after arriving, and multiple times thereafter, regarding the unsanitary conditions. Unfortunately, the owner was unresponsive and dismissive. The only steps he took to address the situation was to send over a single cleaning lady, when an entire cleaning crew and pest control were needed, and to offer to deliver new sheets and cups the next day. Stunningly, the owner told us he could do nothing else Friday because he was at his son’s birthday party, and his property was “not the Four Seasons.”

We attempted to make the best of a bad situation spending Friday evening washing dirty bedding. However, it got worse. Late Friday night, we discovered cockroaches and droppings throughout the kitchen. At that point, we decided we had to vacate the property as soon as our children awoke. We did not want our family exposed to roaches or pest-borne diseases. My family was forced to sleep on the floor of my sister’s house on air mattresses for the rest of the weekend. We had nowhere else to go.

We sent the owner photos and videos of the roaches and layers of sticky droppings in his kitchen drawers. His response speaks volumes:

“I’m sorry you ‘found’ a roach in a 6000 sq ft house on the side of a hill with 17 acres of untouched greenbelt behind you. I bet you can find a fly in the house too if you plant it or look hard enough.”

Despite the owner’s false assertions to the contrary, we took over 50 photos and videos of the actual unsanitary conditions, cockroaches, and droppings we found on the property that thoroughly substantiate our negative experience at the owner’s property. Recently the owner, via this site, publicly threatened to sue me if I leave this honest review. Consider carefully if this is a person you want to do business with.

I have stayed at many rental properties and, before today, never left anything less than a 5-star review. I have no doubt the owner will respond dismissively, with false personal attacks and deceptive mischaracterizations of his property. However, we hope this review spares others from a similar ordeal. Renter beware.

Owner's Response: Sorry for being blunt, but your accusations are lies and/or gross exaggerations. Nobody has ever harrassed/threatened/spoken to me the way you all did. The two tenants prior to you (5 days 12 days prior) both confirmed in writing that the house was exactly as advertised and zero signs of pests. The tenants that stayed after your departure wrote a 5 star review refuting your false claims (above). Further, I asked two pest control companies to come over after your stay to see if the property was infested w roaches/pests as you all (lawyers) claimed. Both co's confirmed in writing that the house is not infested with roaches/pests. Neither could find a single sign of a roach. Yes, you did find ONE roach right after Hurricane Harvey hit us! That is not infested. A "health hazard" was your legal strategy to break your contract and demand your money back. You said the sheets were dirty? No, there were a couple of bleach stains on a few sheets (there are +15 beds) - that is not dirty. You made the cleaner re-wash all the sheets in the house at 10pm and when she put them on quick wash (otherwise she would be there all night) you said that was disgusting and made her re-wash all the sheets again that had already dried from quick wash. You said the stairs were dirty. No, there were chip marks leading up the stairs from luggage. That is not dirty. You said the towels were wet. No, the towels were not wet and when the cleaner asked you to show her which towels were wet in the closet, you were unable to find any - then you blew up on her for questioning you. You said there were only 6 glasses in the house. No, there were +40. Despite all this, I offered to buy all new sheets, towels glasses etc and bring them over to you the next morning. My 'dismissive' or sarcastic texts you came after you abandoned the house and threatened to sue me. No matter what I offered you, it wasnt good enough. HomeAway has already closed your complaint case and ruled my account was in good standing after you tried to get my house removed from the website. You stated in your review that you've "never left anything less than a 5 star review." You wrote both of those 5 star reviews on 9/4/17 which was oddly 2 days after you left my house! Those reviews were for properties you stayed at 1 year and 2 years ago. All - Please click on his name then click on "reviews I've given." See for yourself! I need to state that when I said 'you' in this review that includes Dana as well.

Excellent house.

Great condition. No pests or roaches like we had heard from another tenant. Ryan was a great person to rent from and was super responsive and helpful. Would recommend without reservations.

Owner's Response: Thomas, Thank you for confirming the false accusations from a previous tenant. The tenant complained to VRBO and demanded a refund saying my house was a health hazard! They also demanded VRBO remove my listing from the website. VRBO already closed the case in my favor. The tenants (lawyers) left the house early and were looking for any way out of their contract and a 'health hazard' was their strategy to get some/all of their money back. I had Terminex and Bulwark Pest Control come out to assess the house for pests after they departed and both companies confirmed there was no sign any pests/infestations in the house (they even checked the attic). VRBO Payments has record of the pest control companies statements on file. Its such a shame some people think that bc of their profession they can bully/threaten people to death like they have done to me. Karma will come back to them at some point. Always does.
