Fabulous outdoor space and steps to the beach
We had a great week at Guillermo's beachfront home. Can't beat the location. The ocean is literally just out the glass sliders. What a view. We were there with our daughter, son-in-law and our 7-month old grandson. We basically lived in the outdoor space. The pool and beach were right there and the covered space with a dining table and patio furniture gave us respite from the sun when we needed it. We walked on the paved sidewalk that went for miles in both directions, took the ferry to Isla Mujeres and did some other exploring, but honestly everyone was pretty happy to spend most of our time at the house enjoying the sun. The washer and dryer were a bonus too, especially with a baby. Guillermo was a great host. He was impressively responsive. He helped us arrange for a crib, highchair and some other baby items to be delivered to the house. It was all there before we were. He provided great information about the area, grocery stores, restaurants and other amenities. Another highlight of the stay was Guillermo arranged for his lovely housekeeper to prepare dinner for us on two separate nights. Fabulous authentic Mexican cuisine!! What a treat it was to come in from the beach, shower, grab a cold drink and voila a great meal was all prepared and set up for us, with leftovers for lunch the next day. Can't tell you how much we enjoyed that. She cleans up after too. If we knew sooner, we would have arranged for her to cook for us the first night too just to make our travel day a little easier. The area was very quiet, especially at night and the beds were comfortable. What a lovely relaxing week we had. Thanks for sharing your home Guillermo!
Beautiful time in paradise
We had a great time hanging out on the beach and at the pool. Guillermo was super accommodating and helpful. We did the cooking class that another reviewer recommended and it was a good time. Wish we could stay longer!
Amazing ocean and beach
Wonderful experience with Guillermo and his beautiful property. He was attentive to any needs and made sure we had arrangements prior to our trip. I have rented MANY VRBO and Guillermo is by far the most attentive with immediate response especially during the holiday! We arranged for private transfer with stop at the grocery store. I would highly recommend since anything other than beer and bag snacks are a taxi ride away. The kitchen has plenty of room for cooking. In fact, we had a chef from Daveed Chef Services come and do a cooking class for dinner one night. This experience was amazing and affordable. The three bedrooms are very quiet and you cannot hear any outside noises. We were here for New Year's and could barely hear the fireworks from the ships sailing by. Adventure Bay is a one minute beach walk out your back door. It offers catamarans and ferry service to the islands and plenty of beachside activities. Our beachside activities primarily consisted of laying on the beach or by the private pool which cannot be beat. The covered lanai is perfect when taking a break from the sun, but you don't want to leave the beachfront. We arranged a deep sea fishing trip that left from AquaTours which was across the street. Other than beach food at Adventure Bay, (which I would not recommend) there is only one restaurant within walking distance that we could locate. Camino's was very good and just past AquaTours across the street <5 minute walk. Excellent cocktails, appetizers, and the VIEW! The house is located on a safe (guarded) and private street. There is a paved sidewalk that goes for miles. We used it for running and biking (two bikes were included). Also is a bus stop and taxi stand at the street entrance. I would highly recommend this property for a family of 5-6. Saludos-
Strategically located property. Needs some updates but it is an excellent deal for the price.
Greatly enjoyed the house. Needs some updates but it is greatly located and the owner is very responsive and friendly.
Great family rental
We stayed for a week in mid-June '19 and really enjoyed things overall. As other reviews have indicated, the property is a bit dated and the fixtures - especially in the kitchen and downstairs bathroom - could use some updating, but given we only spent a couple of the days we stayed entirely at the house, it wasn't too big of a deal.
I would say this house it better set up to for a family than a group of adults as outside of the master, all the rooms have 2 single beds, with the upstairs having an extra bed via a trundle. Not sure how that would play with a couples/triples trip!
Guillermo was very responsive to ur requests - we had a minor water leak from the master shower on day 3 and it was resolved while we were out the following day at Isla Mujers.
We also utilized the driver - Ubaldo - for a trip to Akumal and another to Aktun Chen, both of which were great and only ran $170 for the entire day.
Overall, the location is great, you're a short <5min walk to the Ferry to Cozumel or Isla Mujers and there are some good places to eat within walking distance, including Camino's which was by far the best food we had on the entire vacation. I can say stay AWAY from Playa Tortugas restaurant. Without going into too much detail, it was about the worst food we've ever been served, including racid rice and hair in my wife's fish!
Overall a great vacation and my wife and I may come back for a solo trip without the kids to really enjoy it more!
The best location because it is near the city and the resort attractions and restaurants but far enough 4 miles from downtown and 2 miles from Punta Cancun (restaurants and night clubs area) walking distance from Plaza Caracol shopping center and Forum by the sea (Hard Rock Cafe and Coco Bongo club)

About Guillermo Rotter
We decided a long time ago to live in Cancun (actually 25 years) so we can experience the sunrise, enjoying the view of one of he best Ocean views in The World full of Turquoise (like 8 different blue tones in the water), and because we like simple pleasures like walking, swimming or snorkeling in a very friendly water just 15 steps from our deck...
Guillermo Rotter purchased this House in 2002
Why Guillermo Rotter chose Zona Hotelera
We bought this property in 2002 and we now are moving to a bigger house because family is growing, but we don't want to sell or rent full time our beach paradise, so we decided to rent by the week and see what happen? so you will be experiencing the same we have for the past 10 years and we get to keep some weeks during the year... its location is great for any activity you can involved in...
What makes this House unique
Our house is close to everything and the best news is that it is not condominium or anything you need to share your space. It is a standing alone right on the beach house where you can enjoy privacy when you need it or an open house is you want to! You have magnificent Ocean views of Isla Mujeres, Punta Cancun and Puerto Juarez on the ocean front and on the other side you have a great golf course view and a very secluded street close to the 'ciclopista' hiking or biking track 22 kms long on the Cancun Hotel zone. Very secure and both the street and The Beach are very 'kid's friendly'. Cancun and its surrounding areas are full of activities that you can enjoy real close. it is not only the beauty of the beaches, also you can swim in a Cenote (underground river), or even drive to the pyramids Tulum (one hour away) or Chichen Itza (almost three hours) but totally worth it. It is called One of the 7 Modern Wonders of the World
