Set on 11+ acres in the Finger Lakes, it's ideal for large groups of 8-12 seeking a peaceful retreat with plenty of room to relax and explore. Between the fire pit for stargazing, the deck overlooking the creek, an 8-person spa with dry sauna, a game room, and three distinct lounging spaces, there's something for everyone — and space to spread out.

SLEEPING FOR 12 — 4 BEDROOMS All linens, hangers, towels are provided.
Bedroom 1 (Master, first floor): King bed, large walk-in closet, and ensuite bath with dual vanities and walk-in shower.
Bedroom 2 (upstairs): Queen bed overlooking the Spa Room and garden, with a couch, built-in desk, and large closet.
Bedroom 3 (upstairs): King bed overlooking the A-Frame Patio, with a large closet, dresser, and built-in desk.
Bedroom 4 (upstairs): Two bunk beds (twin over queen), a large built-in closet, dresser, and built-in desk.

5 BATHROOMS
The master ensuite has dual vanities and a walk-in shower. A powder room sits near the front entrance, and the Spa Room has its own bathroom beside a walk-in shower. Upstairs, one bath has dual vanities and a shower/tub combo, the other a single vanity and walk-in shower. Body wash, shampoo, conditioner, and towels are provided throughout.

KITCHEN & DINING
The heart of the home, the fully stocked kitchen has everything you need — stove, microwave, blender, toaster, pots and pans, Keurig, and French press — with an island seating three. It opens directly onto the Boardroom and the sun-drenched dining room, which seats six with extra tables and chairs on hand so the whole group can eat together.

THREE LOUNGING ROOMS, EACH WITH ITS OWN CHARACTER
The Boardroom: A family room with over 10+ board games and card decks, looking into the garden.
The Moonshine Den: Rich, buttery leather sofas just off the kitchen — the spot for cards, a game of Craps, and a nightcap.
The Shrimp Room: A cozy living room with a large flat-screen TV, ready for the big game or a movie, overlooking the A-Frame Patio.

SPA ROOM
Where everyone ends up after a long day: an 8-person hot tub, a hot sauna, and a flat-screen TV, plus an lower sitting area that doubles as a workout space with weights, a yoga mat, and an exercise ball.

GAME ROOM
Get competitive in the cellar with cornhole, ping pong, and air hockey, a flat-screen TV, and a bar with a beer and wine cooler. In warmer weather, carry the games out onto the adjoining patio beneath the A-Frame.

THE GREAT OUTDOORS Explore 11+ acres of fields and woods with a babbling brook and two bridges winding behind the property. Start your morning with coffee on the A-Frame Patio listening to the stream, fire up the propane grill in the gardens, and gather at the massive fire pit for marshmallows, stargazing, and conversation (a starter set of wood is provided).

STAYING COMFORTABLE
Each upstairs bedroom has its own portable AC unit, with fans throughout the house. For natural cooling, open the deck door and the garden-facing doors and keep the screen doors open — the cross breeze cools the house beautifully day and night.

Please note: the fireplaces are not accessible at this time. A signed rental agreement is required. A $500 refundable security hold is placed 2 days before arrival and released 7 days after departure if no damages are reported. No pets — an unauthorized pet incurs a $500 charge and immediate departure without refund.
A full-size washer and dryer and plenty of free parking round things out.
