Enjoy your beach vacation at this beautiful 4 bedroom oceanfront condo! Located on the boardwalk between B and C Street, this ground floor unit of a triplex is within walking distance to shops, restaurants, the Balboa Pier and bike rentals. This condo features a large outdoor patio with updated furnishings, and direct access to the beach!2 designated parking spots. W/D in the garage. Balboa is a quaint, small beach town consisting of only 3 small blocks adjacent to the Balboa Pier. Here you can peruse the shops, restaurants, bars, and FUN Zone. Take in the views off of the Balboa Pier, rent a bike or a kayak, or go whale watching or deep sea fishing from the many boats that leave the Balboa Pavilion daily. There is no fire pit on the property, but there are plenty of pits on the beach to use. SLP12185

excellent property, and management, we were very impressed, everything worked, extreme cleanliness, instant hot water, tons of parking, worked very well for the 8 of us girls and made our 4th July week really memorable.Thank you!!!

Family beach vacation

There were many things delightful about this rental … location, beachfront, complete kitchen, large dining table for whole family, flawless check-in, everything worked etc.The negatives were plates in cabinet were dirty, the ice trays were filled with soap and then water (!), previous tenants hair on a bed, garbage left under the couch, no gate to close the little backyard so preschoolers were contained. Overall a good visit just several things which would’ve made it a great visit.

Beautiful property and location

Wonderful location and beautiful full wall windows to enjoy the view. Sad we couldn’t see the ocean from the home but with how high the tide comes in I see why they need to have the sand so high.

Beach house

We really enjoyed our stay anx accommodations were good. Fully stocked kitchen only needed another kitchen towel. Plenty of room inside and on patio. Only negative thing was outside needed some maintenance. There were weeds growing and trash by outdoor shower and driveway

Great retreat!

This house was in a fabulous location. Walking out the back door onto the beach, and a short walk up the boardwalk to get coffee, made this trip a true California experience. The bedrooms were comfortable and the great room gave us a gathering space for everyone to relax. Easy checkin and communication. Thank you!

The houses were impeccably clean which is not the usual for beach vacation rentals. The waves at this beach are a shore break so if you have little kiddos be vigilant and right on the waters edge. Close to Be Perfect with Room for Improvement

This rental is in a prime location on the Balboa peninsula boardwalk. With beach in front, it was fun to watch kids play in the sand as everyone biked, skated, jogged, or walked on by. The only disappointment was not being able to see the water/waves from the patio (perhaps the 2nd or 3rd floor had a better view). The rental was spacious for our five guests but 8 would be tight. The bed in the room with the en-suite was too small for two adults and the living room furniture barely fit five comfortably. The kitchen and dining space were appropriately equipped and functional. Being on the bottom floor we did have some noise from the renters above that is to be expected. We used the portable fans provided in every room to help drown out the noise of the rugrats running upstairs. We were there on a hot day (85+ degrees at the beach) and the lack of AC was not a problem. Open the sliders to let in the beach breeze and/or turn on the fans and the temp was just right. I liked having two parking spaces (1 garage, 1 driveway) although with our Yukon it was a tight fit for both. Overall, a great place to stay comfortably for a group of 6 or 7. We would definitely come back.

Wifi is not working well. Terrible noise issues in upper level

Truly did not sleep for 4 nights due to horrible noise upstairs!! It was debilitating. You should notify those that lease the lower level that the noise is Profound .

Cleaning Vacation

Reviewer Comments: great location..however, my husband and I spent over an hour cleaning the house. dirty, dusty, kitchen sink screen was horribly filthy. furniture very outdated along with beds. living room rug was brown/black from dirt. Bought bed sheets to cover the couch so we could sit on it.. would have been nice to have a vacuum cleaner in the house to keep up with the daily use.....👎

The patio on ground level is very spacious for eating or lounging amd watching the world walk by. The only very slight negative would be the inability to actually see the ocean, because of the sand dune build up to protect properties from ocean run-off (I think this is why).

Most relaxing patio with a great view!

Overall, I recommend this vacation rental. Reviewer Comments: This is our second year staying at this property and we were so happy once again. The house is not the biggest but it has everything you need to enjoy the beach. The house has 4 bedrooms with comfy beds and 2 bathrooms. Each bedroom does have fans which is nice. The kitchen has everything you need and was stocked with soap and some things. I brought my own Clorox wipes and cleaning products because there was none to keep house clean. They do have a washing machine and dryer on the premise which is a plus. The patio is the main thing we love. So relaxing to listen to music and play games or just enjoy coffee or cocktails. It’s a great spot near the parking lot of you want to invite day guests. Also so near all the restaurants and bars and fun zone!

Escape from the heat

The location is perfect...right on the beach and close to several fun places to eat. Quieter than being closer to Newport Pier which is what we wanted. Parking spaces are a huge bonus. Would definitely stay there again.

Family Fun

Rooms furniture really needs updating, especially the mattress. Not comfortable and the noise is really loud on the back main room from the street and did not sleep well. Other then that, it was a good stay overall.
