1. This Is My Home, Not a Hotel
• My property is my real home, not a commercial hotel. What you see in the pictures is exactly what you will find during your stay—no more, no less.

• I always leave complimentary items such as coffee, cookies, small gifts, and toilet paper to enhance your stay.
• Please note, once these items are used, they are not replenished. Requests for additional supplies will not be accommodated.
3. No Room Service🧹🪣
• There is no room service available. However, if you require additional cleaning during your stay, I’m happy to arrange it for an additional fee with my amazing professional cleaning team.
4. Old Building in Hell’s Kitchen
• The property is located in an older building in Hell’s Kitchen. While I’ve designed the space with love and care, occasional issues may arise within the apartment or building that are beyond my control.
5. Emergency Access🚨
• In rare cases of emergency, I may need to access the apartment. You cannot deny access, but you are not required to be present during this time. Feel free to enjoy your day in the city while I handle the issue with care, ensuring all your belongings remain untouched.
6. Communication
• I typically communicate with my guests via messages. As I often travel and may be on a plane, I might not always have immediate access to the app. Please be patient, and I’ll get back to you as soon as I can.
7. Treat My Home with Love♥️
• Please respect my space as you would your own. This is my personal sanctuary, and I’m trusting you to take care of it with the same love and attention that I do.

Guests will be held financially responsible for any missing items or damages to the property, furniture, décor, or amenities caused during their stay. The cost of replacement or repair will be charged accordingly.

8. Not for Hotel Seekers❌
• If you’re looking for a hotel-like experience with constant service and amenities, my home may not be the right fit. While the design and reviews are lovely, this is a private home—not a hotel. If hotel-level service is a priority for you, I kindly ask that you consider booking a hotel instead.

10. Guest Responsibility

We had a great stay! Our host was excellent and very accommodating and made everything easy. Everything was incredibly clean and fresh, we had everything we needed, and the beds were comfortable. There was plenty of room for us, and even for 3 to stay with the sofa bed in the living room (which was also comfortable to sleep on). We stayed for several days and had no complaints. The location was amazing for our work in the Garment District, the building and apartment itself were very quiet, and overall so convenient. Again, everything was spotless and homey, there was a comforting feel the space. We would stay again!

We loved staying here for our family Christmas vacation in NYC! My family and I had plenty of room in this 2 bedroom apartment. There was a Starbucks on the corner right next to a bagel shop so we were in a prime location and the subway was only 2 blocks up the street to make for easy access to head uptown. The place was clean and had everything we needed! We were a little cold on our first night and the owner brought us in 2 heaters to make sure we were comfortable. The bathroom is a little small but worked just fine for our stay and we had plenty of hot water for everyone to take a shower. My daughter slept on the couch very well and the beds were very comfortable. We also walked the 10 minutes up the road and got right on the Circle Line boat for a beautiful 2 hour tour around the entire island. We would definitely stay here again when we come back!

One specific and interesting thing about Hell’s Kitchen is its theater connection. It’s right next to Broadway and the Theater District, so for decades it’s been home to actors, dancers, and musicians. After a show, you’ll often spot performers grabbing food or drinks at neighborhood spots — which makes it feel like you’re part of the behind-the-scenes Broadway world.

Tourists especially love it because:
    •    The food scene is incredible — 9th Avenue is lined with every type of restaurant you can imagine, from authentic ramen and Mexican street food to Michelin-starred dining.
    •    It feels authentic — unlike some overly touristy parts of Manhattan, Hell’s Kitchen still has that “real New York” energy, with smaller bars, mom-and-pop shops, and old tenement buildings alongside modern high-rises.
    •    Location, location, location — you’re a short walk to Times Square, Central Park, and the Hudson River, but without being right in the chaos of Midtown.
