About the property

Aventine Villa is beautifully located on the peaceful, turquoise waters of Chalk Sound National Park. Swim out to one of the many small islands in the Sound, use the kayaks to visit Iguana Island, or snorkel the coral reef at the edge of the property – the Sound offers both serene beauty and unlimited outdoor fun. If you prefer, you can swim in the freshwater pool, or lounge in the sunshine on the pool deck. Privacy is guaranteed by a rich garden of tropical and native plants offering bananas, limes and papayas in season. Aventine is light and airy, with high vaulted ceilings, (ceiling fans in every room) and full width sliding glass doors, providing stunning views of the jewel colors of Chalk Sound.

The villa has three large air-conditioned bedrooms, each with its own en suite bathroom. (Two rooms have king size beds, and one has two twins.) The spacious, fully equipped kitchen features a granite topped center island with breakfast bar, and includes dishwasher, microwave/convection oven, and all small appliances such as coffee maker, toaster, blender, mixer, etc. The main floor dining area has seating for eight at the extendable table. The lounge has a 42” plasma TV, a DVD player, an IPod dock and free WiFi Internet connection.

Enjoy the upstairs reading room, with 360 degree views of the Sound and the ocean. With windows in every wall you are assured of a comfortable temperature whether you are searching for cool breezes or warm sunshine. A third lounge on the lower level is an ideal location for games playing.

Outdoors, you will find a large upper deck that wraps around the house and an extensive pool deck, both of which offer shade and sun. A screened-in porch overlooking the pool offers a cool shady spot to relax, while the waterside deck enjoys sunshine for most of the day. Begin your day with coffee on the upper deck enjoying the early morning sunshine. Eat lunch at the large poolside table, shaded by the umbrella. Spend the afternoon by the water, and dangle your toes in the Sound. Watch the sun go down over the Caicos Bank from the reading room, then enjoy a cocktail while cooking dinner on the gas barbecue. After dark, stretch out on the loungers to admire the multitude of stars overhead.

If you wish to explore the island, you are just a few minutes from secluded Taylor Bay beach, which offers fine white sand and spectacular sunsets. Its gently shelving beach and warm shallow water make it a perfect spot for children. The Chalk Sound area offers other beaches, a restaurant, bars, gas station and convenience store, but you are just 15 minutes from all the facilities of downtown, including gourmet supermarkets, spas, casino, golf club, and much more.

We came here on our honeymoon and it was a wonderful place to rest and recover after a very busy period. We loved the amazing views over the sound and made great use of the kayaks. We would highly recommend Villa Aventine and are already planning our next trip.

Fantastic View and a Great Place to Stay!

The Villa was perfect for us. It has a fantastic view of Chalk Sound, a large pool with views of Chalk Sound, two Master Bedrooms that look out onto the Sound, a large kitchen area with everything you need, and oh boy, that wonderful weather. We were very impressed that the Renter has someone meet you at the airport, shows you the way to the Villa, and shows you everything you need to know there. The breeze was so nice we never needed the A/C the entire vacation. You definitely need a rental car to get around the island. We found Grace Bay Car Rentals the best. Make sure you request one of their free cell phones for making reservations around the island. All you pay for is the minutes! (you only need $15-$20 of minutes for you whole stay. Here are few recommendations for your stay: (1) Don't fly in our out of the island on weekends. There is a lot more people traffic; (2) We used Big Blue Limited for our kayaking, Sun Charters for a Sail & Snorkel Trip and Sunset Sail. Sail Provo also has a great Sunset Sail; Don't miss snorkeling at the Coral Gardens in Grace Bay, either; (3) Las Brisas is the closest restaurant to the Villa. It is fantastic and serves Breakfast, Lunch and Dinner (check for times and schedule at the restaurant for you vacation dates) The snapper and lobster are great, we ate there several times. Make sure you take the Pontoon Boat Tour of the Sound. The 2-hour trip is well worth it and is right at the restaurant; (4) Bugaloo's is a great place for a lunch right on the beach. It has fantastic views, really good, live music and terrific food; (5) We found the other best restaurants on the island to be Coco Bistro, Magnolias, Opus, The Landing, Somewhere Cafe at Coral Gardens (was the best place for lunch or breakfast. Eat upstairs, the view is unbelieveable!, and Pelican Bay Restaurant (go on Wednesday Evening, they have a "Lobster Extravaganza with All You Can Eat Lobster 5 different kinds) and grilled fish. It was amazing. We recommend going to most of these restaurants before sunset, so you can watch the sun go down (best to watch is at Magnolias and Somewhere Cafe); (5) Stop at the IGA Grocery to get some food supplies as soon as you can, so you have some breakfast, lunch and drinks available at the house; (6) Lobster season is from mid-November to late March. From April to November there is no lobster served on the island.

What a view! We had a great time doing all the island has to offer. Thursday fish fry was fun and we wished we had arrived earlier. Don't miss it.

A most wonderful honeymoon!

My new wife and I stayed at Villa Aventina for the second week of our honeymoon and found it the perfect place to relax and recover after a week in NYC and the stress of wedding prep.

The location and the view are obviously both absolutely stunning, with plenty of outside space to relax, sunbathe, read books and just generally totally switch off.

The villa itself is beautiful, very well equipped, obviously well maintained and immaculately clean. Both bedrooms and the large open-plan living area give onto a terrace over looking the Sound and all the bedrooms have ensuite bathrooms. We cooked quite a few meals at the house but it's only a short drive to a very good restaurant and to the more touristy areas that have other options.

The view from the pool is amazing and access to the Sound and with kayaks is an added bonus. While we were there during the hottest period, the breeze from across the bay keeps the temperature manageable without having to revert to air-conditioning.

We would highly recommend Villa Aventina both to couples and families alike - we are already planning our next trip with friends!

Lovely vacation

I stayed at Villa Aventine with my two young children (ages 4 and 18 months) and other adult family members. We found the villa was ideal for our purposes and enjoyed ourselves thoroughly. It is very spacious with lots of options for different sitting areas, so if some wanted music and others wanted quiet, that was always possible.

We visited in summer, so the temperature was quite warm. We were pleased to discover that every room had windows on at least two walls, so that we could get a cross breeze. Of course the ceiling fans were always available too, so we were never uncomfortably hot.

The pool is truly beautiful, with amazing views over Chalk Sound, and we spent much of each day sitting in or near it. My children loved the pool and particularly had fun playing on the wide shallow entrance steps, which allowed them to enjoy the water without being out of their depth.

We made a lot of use of the upper balcony, which is accessed only through the house. The children could play there with no fear of them falling downstairs or wandering off. It was also useful in the evening when the children were asleep, to be able to sit outdoors but within easy earshot. We did some great stargazing.

Altogether we had a great holiday, and would recommend Villa Aventine highly.

The View is expectacular!

When we first drove up to Villa Aventine, I was reminded of an English cottage garden. The front of the house is a mass of flowering shrubs with palm trees, papaya and other local trees in the background. A little path winds through the garden down to the dock with kayaks. The view over the Sound is spectacular. None of the pictures I took do it justice. It changes throughout the day reflecting the clouds and the shifting breezes. Villa Aventine has a constant gentle breeze going through it, which I relished. At night I enjoyed sleeping with the big sliding glass doors open to the breeze, listening to the water lap against the dock, secure in the knowledge that the windows open onto a balcony inaccessible except from the house. I am a sun worshipper and enjoyed stretching out in the sun down by the pool. I loved the variety of chairs and loungers that allowed me to sunbathe in different positions, and I loved the gentle breeze that kept me comfortable as I did it. (Did I mention that I loved the gentle breeze?) We appreciated the fact that the three bedrooms in the house are all well separated, allowing each couple a good measure of privacy. The main floor bedrooms open directly onto the two sides of the wrap around areas of the balcony, while the garden level room opens into a screened-in porch and beyond that the pool deck. One couple enjoyed rising early and going for a swim in the Sound, which they were able to do without disturbing the others. Our rental car allowed us to take advantage of Grace Bay and its facilities, as well as Taylor Bay, which is perfect for a sunset beach walk. The house had everything we needed to cook, though we mostly kept it simple and used the barbecue. But we also went out to eat; we enjoyed Sharkbite, (where we saw the shark!) Kalooki’s, on the north shore and Bugaboo’s on the south shore, as modestly priced restaurants serving good fish and burgers. For a more elegant meal, we really appreciated a special night out at Coco Bistro, set in a former coconut grove. Aventine is ideal for three couples, but also perfect for a sizable family.

Incredible View

Aventine has a beautiful view of Chalk Sound. It is quite and secluded away from all the tourists of Grace Bay but still close to the airport, grocery store and the beaches. My family spent most of their time scuba diving with Ocean Vibes which was great as well as exploring the island. It was nice to come home each day and relax in the pool and have our meals poolside with such a awesome view. On the main floor there is a living and dining room as well as the kitchen. This part of the villa has no a/c but ceiling fans to help keep it cool. When we were there in July we had a constant breeze which helps keep the main floor cool as well as the 2 king bedrooms.There was one bedroom downstairs. We only ate out 2 times once at Las Brias which was down the road. They had a nice selection of food, reasonable price and good. We also ate at Mango Reef. It was ok but we had a table that was right on the beach which was really nice. We did stop by the Thursday night fish fry that was fun. The villa is very comfortable and roomy for a family of 5. But be advised that there is an additional surcharge for a/c usage. So make sure you ask about the fee before you rent. Each of the bedrooms have a/c units unfortunately they are very loud. My daughters and husband and I were able to sleep in the 2 upstairs bedrooms with no a/c because we had a constant breeze which was much nicer to sleep with then a loud a/c unit running all night. We tried the a/c the first night and it was just to loud. Fortunately my son was able to sleep in the 1st floor bedroom with the a/c running but that bedroom got no breeze at night so you couldn't sleep down there without a/c just to hot. The cost to run the a/c units at night only average $5-8 per night per unit depending on the temperature you set it at. I also feel the bedrooms could use new furniture and bedding. Inspite of the a/c issue we were very comfortable in the villa. We would not hesitate to rent from Island Properties in the future. Someone met us at the airport, helped with getting our rental car and all our luggage to the house. There was a staff person there waiting for us to familiarize us with the villa. They answered all our questions in a timely manner and gave recommendations that were helpful. Dinesh and her staff were a pleasure to work with.
