Pool / spa heating for the pool at the house is available for a fee of $50 per day. It must be requested & paid for either at the time of booking or at least 24 hours before your arrival to avoid an activation fee. If booked less than 24 hours prior to arrival, an activation fee may apply to accommodate turning the system on after your arrival. Once activated it must stay on for the duration of your stay. For stays over 7 days, message to inquire special pool heating price.
Other things to note
Important Information:
• Guest Identification: All guests must provide a valid ID selfie and confirm the full names of all guests who will be driving into the community. Security at the front gate requires this information and guests will need to present a matching ID to enter.
• IDs must be submitted within 24 hours of booking or prior to arrival (whichever is sooner).
• Failure to provide IDs may result in cancellation of the reservation without notice or refund.

Occupancy Limits:
•This property has a strict 24-hour occupancy limit. The amount of guests you select at time of booking is the total amount of guests allowed on the property at all times. Over-occupancy will result in eviction without refund!!! NO PARTIES!


Additional rules
We are delighted to host you and hope you enjoy your stay. To ensure a pleasant experience for everyone, we kindly ask that you treat our home with the same level of care and respect you would your own.

1. Check-In / Check-Out:
Check-in: Begins at 4:00 p.m. Early check-in is permitted only if the property is cleaned and ready, with prior approval.
Check-out: 11:00 a.m. Late check outs require a 24-hour advance notice for approval. If approved, the late check out fee is $100 per hour. Please let us know in advance and we will try our best to accommodate you.

A $100 charge will be applied for each lost remote control. Please ensure all doors and windows are securely locked before departing.

2. Security Cameras:
External cameras are installed solely for property protection. (e.g., a Ring camera is positioned to monitor the driveway.)

3. Noise:
Our home is equipped with 2 noise sensors, both outdoors. Quiet hours are observed from 10 p.m. to 8 a.m. Please be considerate of our neighbors and avoid making too much noise outside during these hours. While interior noise is permissible, it should not be audible outside. Noise complaints will result in eviction without refund. Please note that our property is NOT suitable for hosting parties.

4. No Shoes:
To keep our space clean and comfortable for all guests, we kindly ask that shoes be removed upon entering. Guests will be responsible for deep carpet cleaning if shoe prints are found.

5. Pool Heating & Maintenance:
If you require pool heating during your winter stay, please notify us before your arrival date. Pool heating is $50 per day.

6. Pet Policy:
We welcome small to medium-sized pets with a pet fee of $228 per pet. Kindly inform us ahead of time if you plan to bring a pet. Please be aware that additional charges may apply for any permanent stains or furniture damage found upon checkout. Thank you for your cooperation and understanding!

7. Parking:
Parking is available for a maximum of 2 cars in driveway. Additional cars can park for free on the street.

8. Smoking:
Our property is strictly non-smoking indoors, including tobacco, marijuana, cigars, e-cigarettes, vape pens, and hookahs. Smoking is only permitted in the backyard area. Please dispose of cigarette butts in the trash; littering on the ground is prohibited. A $700 fee will be charged for smoking violations, assessed after checkout.

9. Don’t Leave Food Out:
To prevent pests, especially during Florida hot summers, please store all uneaten food in the refrigerator and try to dispose of trash and crumbs daily. Despite regular pest control, the extreme weather can still lead to bugs finding their way in if food is left out! Extra trash bags, rags, and cleaning supplies are available under the sink for your convenience.

10. Lost and Found:
We cannot be held liable for any lost, misplaced, stolen, or damaged belongings, including those left behind after your departure.

11. Damages or Theft:
Guests are responsible for any damage or theft occurring during their stay, including damage to rooms, fixtures, furnishings, arcade machines, and equipment. We reserve the right to charge guests 120% of the necessary costs incurred to rectify any damage or loss. This may include property damage, missing items, smoking fees, cleaning fees, and guest compensation.

Please note that any violations, such as hosting events or parties, smoking indoors, bringing pets without approval, or misrepresenting the number of guests, may result in additional charges upon checkout and or eviction without reimbursement
