The Space:

Inside, you'll find two cozy bedrooms with queen beds, a sleeper sofa in the living room, and 2 full bathrooms to accommodate up to 6 guests with ease. The spacious kitchen and dining area are fully equipped for everything from a quick breakfast to a full family dinner.

The living room also includes a TV and plenty of comfortable seating for unwinding after a day of adventure. Step outside to the back deck, where you can grill out, enjoy a meal, or simply relax in the peaceful surroundings. You can also hop on your bike and hit Back 40 and Tunnel Vision trails right from the back yard! The garage is the perfect spot for winding down and relaxing after a long day of riding premier mountain biking trails or lake activities. Lake Ann is a short 10-minute hike from the back yard. The Black Bear Cabin’s location provides the seclusion you seek, with easy access to shopping, dining, music and arts of Bentonville.



Guest Access:

Guests will have access to the entire house except for 2 locked closets and a locked cabinet.



The Neighborhood:

Our home is located at the end of a quiet cul-de-sac that backs up to the Back 40 trails. Some nearby trails include, Blowing Springs (4 miles), Pinion Creek Falls (4.0 miles), Little Sugar and Tunnel Vision (4.5 miles), Lake Ann (.25 miles, from our back yard), Tanyard Creek Trail (5.3 miles), Wonderland Trail Head (3.8 miles), Mad Hatter Trail Head (4.3 miles), and so much more.

Other Things to Note:

Fireplace is currently not working.



One approved pet only allowed at this property. Please reach out prior to booking if you plan to bring a pet so it can be approved. The pet fee is $40. Your pet is not allowed on furniture at any time. Your pet is required to be crated when left alone in the house. You will be fully responsible for cleaning up your pets waste out of the yard. Extra fees will apply for any damage left by your pet.



We offer full concierge services including stocking the fridge, in home chef experiences, in home massage therapy, and other services associated with special events, so please let us know if you are celebrating anything special! We want you to have a wonderful stay and love working with you to make it exceptional. Our concierge staff will reach out after booking with any questions. Concierge services are fulfilled based on availability so please let us know ahead of time if you would like to utilize any additional services.



We have a bike wash station below the deck to rinse your bike on those days when you pick up the grime and muck of the trail. Please rinse bikes before bringing them into the garage.

Our fire pit is for guests' use but is not permitted during burn bans. Please inquire beforehand. Guests are responsible for bringing their own firewood.



Guest passes are required for a lot of Bella Vista amenities such as lakes & golf courses so please let us know ahead of time if you would like guest passes- they can sometimes take a few days for the POA to fulfill guest past requests. Bike trails do not require guest passes.



Although there are a lot of fun amenities, and we hope that our guests have a great time making memories and enjoying the space, THIS IS NOT A PARTY HOUSE and violators will be asked to leave the property and fines will be associated with violating house rules.



The TV in the garage is to remain where it is and not be moved anywhere else. The grill is a propane grill and can be used during your stay. The owner asks that only the propane side of the grill be used and not the charcoal or smoker part.



The gas wood burning fireplace is seasonal and not permitted for use during the summer months.



Our home offers 2 tv's with streaming only so remember to bring your login information for anything that you might want to watch during your stay. Please remember to log out

of your apps when you check out.



There is a camera mounted to the tree facing the front of the house. This camera is capable of recording audio and video at all times and is present to monitor guest and pet count.



Interaction with Guests:

While we are here if you need us, we respect your privacy during your stay. Guests can check in with ease with no contact. You will receive check in instructions the day of check in that will include a door code.
