Located on the renowned Windsor Hills Resort in Kissimmee and just 5 miles from Disney World, this beautiful home sleeps a maximum of 10 guests and has 5 bedrooms each with an en suite bathroom and flatscreen TV, a cool games room and a fantastic south-facing pool with lake views and the benefit of no rear neighbors.
This property is a short walk (700 feet) to the resort’s fantastic clubhouse (spa, fitness, tennis courts etc) and lagoon-style pool complete with water slide plus water park play area.
The interior of this property has been recently restyled throughout in a contemporary style. The impressive entrance hall leads into the family room with a large flat screen TV, sofas and sliding doors leading out to the beautiful pool deck.
There is a beautiful large new kitchen, fully equipped with everything you need for at-home dining including a stainless-steel dishwasher, oven and hob, microwave, fridge/freezer, coffee maker, toaster, kettle, blender etc. The kitchen also features a large table and chairs set for 6 with views to the front of the property. There is also a separate formal dining area which seats 6.
There are 3 bedrooms on the lower level – 2 spacious king suites plus a Star Wars-themed twin room. Both primary suites feature king size beds, flat screen TVs, views over the pool and spacious en suite bathrooms with twin sinks, WC and shower. The twin room has a cool Star Wars theme along with a flatscreen TV. There is also a Star Wars-themed bathroom with bath/shower right next door to the twin room.
Head upstairs and you will find two further bedrooms including a fun Disney-themed twin room and an attractive queen room. Both bedrooms have flatscreen TVs and private en suite bathrooms with tub/shower.
Step outside onto the fabulous south-facing pool deck with a private pool and spa with views over a lake and the benefit of no rear neighbors. The pool deck also features a shaded dining area with a table and chairs set and sun loungers. The pool can be heated (optional extra) and has a pool safety fence for families with small children.
The garage has been converted into a fun and spacious games room complete with a top-quality pool table and table football. There are also sofas for relaxing.
The property includes a pack & play and highchair for babies. It has air conditioning throughout, free Wifi and a laundry room with a washer and dryer and ironing facilities. There is parking on the driveway in front of the property for two cars.
Resort Entry:
The Windsor Hills resort limits each reservation to a maximum of three vehicles/drivers which must be registered with them before your day of arrival.
This beautiful home is walking distance from the impressive clubhouse and resort amenities including a large lagoon communal pool*, spa, fitness, tennis courts, picnic area, shop, kids’ play areas, bar, shop and more. The Windsor Hills resort is a 24/7 gated community just moments from the 192 Highway (offering endless restaurants and dining options on your doorstep) and is also less than 5 miles to Disney World.
IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 10 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. No street parking permitted, the HOA does tow at the vehicle owner's liability. Two vehicles can park on the driveway, a third vehicle can park in a line marked space on the community but NOT on the street.
10. Windsor Hills enforces a strict maximum vehicle limit of 3 vehicles/3 driver names per reservation.
CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
