West point lake LaGrange lakefront ,pool tennis 11acres 5/5 3 R ,two 1/2 bath

This is a very private location set on 11 acres .2 acres are fenced & groomed. The remainder of the property are private woods to explore. The house is waterfront w/a dock ( you do have to walk through the woods to get to waterfront ) its about a football field . Pool, Tennis court, Basketball Hoop, board games & toys -The tennis court and basketball hoop lights are not working . We have a long driveway with 2 circle drives. Plenty of parking and room to maneuver a trailer or several .You can park on my front lawn if needed. THERE IS NO STREET PARKING PER MY CITY PERMIT. I have plenty .The base rate is for 10 people .I do a base rate to not discourage small groups. After 10 people up to the 15 total .There is a $20 a day, per person ,and per night in addition to the base rate. ( this is very common with larger homes ) that fee is only over the initial 10 it shows up automatically on the booking info with the correct numbers of guests entered. We are less than a mile from the Highland Marina and the fabulous Captains restaurant .family friendly ,good value , best owners and delicious food. My house has fabulous rooms with creative name and decor. THE ENTIRE INSIDE HOUSE IS NON-SMOKING ,dipping and vape free .There is an additional cleaning fee if you use smoking products inside .We welcome well trained dogs with a $75 pet fee for 2 dogs- additional 2 dogs another $75 max is 4 dogs ( if more than 4 you can always ask I am a dog person )-I have big dogs so I don't mind size but do tell me what you have -YOU MUST POOP SCOOP YARD the pet fee is in addition to the cleaning fee. I may consider other pets w/a fee. BUT YOU MUST contact me prior. -The Rainbow room is upstair & has a spiral staircase ( telling you for navigating stairs ) The rest of the house is one level all the way to pool and pavilion . This is a peaceful beautiful place with nature and great for families & friends . Spacious communal areas and private places . The single beds if needed have bedding placed on them but not made up prior ( kids sometimes sleep with parents ). I can accommodate a wheelchair and have a special needs bathroom but please speak with me before booking to make sure it fits your needs .This is a nice family neighbourhood NO PARTIES !!!!! My city permit restricts music volume . We are down in the woods but still reasonable music volume is expected and turn it down after 10 PM .I leave an Alexa and it is loud enough to enjoy the music inside . My permit requires no ambient noice after 10PM - I will shut down a party ( anyone not on the reservation is a party ) I will not allow pets that are not on the original reservation so please get prior approval and pay for your pets prior to your arrival . It is YOUR responsibility to let me know changes to the reservation. I'm flexible and will try to accommodate but not after the fact. I HAVE to know what, who, when, where and how many at my home at all times .After that enjoy the property, have fun and play music. Its very private.I want everyone to feel free to relax and enjoy. there is nothing nicer than kids playing ,adults laughing and good fun .I want to provide a place for a lifetime of colourful memories. I DON'T CONTROL WATER LEVELS the corp of engineers manages the lake . PLEASE CHECK WITH THEM ON LAKE LEVELS. I am in a small cove and can dry dock during Fall and winter . Never during the late spring and summer. I have a dock and keep my boat and wave runner there WHEN I'M USING the house. It's plenty deep enough for those. The dock is empty when guests there. I was the only home owner granted a permit by the city and I'm very grateful. It's a privilege that I don't take lightly. I ADHEAR TO ALL THE PERMIT RULES my neighbours are friends and will call me.
