Experience breathtaking views of Kite Beach from this spacious 4‑bed, 4.5‑bath villa. Ideal for families and friends, it features a rooftop terrace perfect for watching stunning sunsets. Located across from one of the world’s premier beaches for kite- and foil‑surfing, this villa offers the ultimate coastal setting for creating unforgettable memories.

Please note that the road out front can be busier and louder than expected at times.

While the overall project is still under construction, most of the surrounding villas are complete. This villa is also conveniently located near the security gate.

Please note that the jacuzzi is not heated. It operates as a bubble spa only and uses the natural ambient water temperature.


Guests have exclusive access to the entire villa.

Upon entering, you will step into the ground floor living room. To the left, you will find two guest bedrooms, both furnished with queen size beds. One of these bedrooms features an ensuite bathroom, while the other shares the full bathroom located on this level. To the right of the living room is a third bedroom with a king size bed and its own ensuite bathroom.

The ground floor opens directly to the private pool area, complete with a BBQ station featuring a sink and bar height seating. Additional outdoor seating includes a comfortable conversation set and sun loungers, creating the perfect space to relax and enjoy the tropical weather.

On the upper level, the master bedroom is located to the right of the staircase and features a king size bed and an ensuite bathroom. At the top of the stairs, you enter the main living space. Immediately to the left is a convenient half bathroom, followed by the dining area and fully equipped kitchen.

From the main living area, step out onto the spacious balcony, where you`ll find outdoor dining and an additional conversation set, perfect for enjoying morning coffee or evening gatherings. A staircase from the balcony leads to the rooftop terrace, offering plenty of seating and ample space to relax, entertain, and enjoy the surrounding views.

Your stay includes 50 kwh per night. Any usage over that amount will be charged at 15 pesos per kwh and is payable at checkout in either USD, pesos, Airbnb or swipe credit card processing system.

The meter is photographed near your arrival time and again at checkout. We use those readings to calculate total usage and determine if any additional payment is needed. Both images are shared with guests in their group guest chat with us.

The best way to save on electricity is to turn off the air conditioners when you’re not in the room or when you leave the villa. The space cools down quickly when you return—usually in just a minute or two—and this simple habit can make a big difference in reducing your electricity costs.

Additionally, the pool pump consumes a significant amount of power. You are welcome to use it whenever you wish, but we recommend turning it off once you’re finished, as it draws a high number of kilowatt hours and can noticeably increase your electricity costs during your stay
Smoking is not permitted inside the villa or near open doors. Smoking is permitted outside. Please keep all doors closed while smoking to prevent smoke from entering the villa.

Your stay includes 50 kWh of electricity per night. Any usage above the included amount will be charged at 15 DOP per kWh and is payable at checkout. Payment can be made in USD, DOP, or by credit card. Credit card payments are subject to a 5.5% processing charge.

Please be mindful of electricity use during your stay. Air conditioners and pool pumps are major power draws. To help conserve energy and keep electricity usage within the included allowance, we recommend turning off air conditioners when leaving the villa or when a room will be unoccupied for more than 30 minutes. The air conditioners are very efficient and can cool the rooms again within just a few minutes after being turned back on.

At checkout, please place all garbage in the designated garbage bins outside the villa and ensure all lights and air conditioners are turned off before departing.
