Casa Agave Azul is a beautiful 3500 sq ft oceanview villa perched above Banderas Bay in the heart of El Centro, just three blocks from Puerto Vallarta’s iconic Malecón. Wake up to sweeping views of the city and ocean stretching all the way to the Marieta Islands, then stroll out your door to explore restaurants, galleries, beaches, nightlife, and the charm of Zona Romántica all within easy walking distance.

The villa offers bright, open living spaces designed for relaxing and spending time together, with multiple ensuite bedrooms, a fully equipped kitchen, and an expansive terrace overlooking the bay. It’s the perfect balance of peaceful retreat and vibrant Puerto Vallarta energy.

Our group of 4 couples really enjoyed our stay at this lovely villa. We each had our own bedroom with ensuite bathroom and AC. There was lots of room in the kitchen and living area to easily accommodate all of us and we really enjoyed dinners outside by the pool The location was perfect - close to the Malecon, restaurants and stores yet still nice and quiet. It was very clean on our arrival and we enjoyed having staff come twice a week to keep it that way. Our hosts were very accessible and attentive to our questions and requests. We would definitely recommend this villa!

Ted was incredibly welcoming and gracious. Irma, Norma, and Sergio were great, and very friendly! This location is amazing - so close to so many restaurants, shops, the malecón, the Río Cuale shops. This was an incredible trip, and so nice to take a break from the cold and chaos of Minneapolis.

Great air con considering high humidity Housekeepers were wonderful pool and hot tub were glorious and kept clean The location was perfect if you are up for stair climbing, the seniors managed quite well. The kitchen was a little rustic, bowls and plates were chipped. The microwave and toaster oven are in an awkward corner, but the charm of the villa made up for it! Plenty of body wash, dish soap and laundry supplies but shampoo was non existent. Some electrical outlets were a little sketchy. We were allowed to safely store our luggage until we went to the airport. Overall a stellar getaway and would not only recommend but would love to come again!

The house is very conveniently located a few blocks up from the Malecon. Gorgeous view from the master bedroom and from the pool since the house is on a hill. Bring your hiking shoes for the walk back up to the house! We really enjoyed having our own pool and never even went to the beach. The hot tub does take a long time to warm up and is a little noisy.The house is tiled in traditional Mexican style. Plenty of space between all the bedrooms for the 8 of us if you’re happy sharing a bed. We put one of the kids on the large sofa. We would definitely choose to stay there again next time we’re in PV.

Best Villa around!

This is one of the nicest places I’ve stayed! Our stay was amazing, perfect location and the property was fantastic. Cozy and convenient!

What a perfect escape conveniently located for a balanced getaway. Half of our group wanted to relax and the other half was enjoying nightlife and this location was an easy walk or uber ride away from everything! The hosts were extremely hospitable and easy to access when we had questions! Would def stay again!

Beautiful and Relaxing

We had the best time! There was great communication from the host. They greeted us at the Villa with fresh salsa and guacamole then gave us a quick tour and instructions on how to work everything. The location was perfect we were within walking distance to pretty much everything you needed. We will be booking again when we return to Puerto Vallarta!

Very nice vacation home

Had a wonderful time with the family.Sarah cooked a dinner and breakfast for us that was very nice. They came in twice to clean the place.We had to use a taxie several times because of the streets that are very uneven en we are in our 80 .We loved our stay.

Private paradise

Lovely place to stay. Walking distance to everything as long as you’re good walking hills. Really appreciated the snacks and beer upon arrival!

We recently stayed at Villa de los Rios for a 40th birthday celebration with a group of friends, and it was truly an unforgettable experience from start to finish.From the moment we booked, the hosts were incredibly helpful and responsive, making the planning process smooth and stress-free. Upon arrival, check-in was a breeze—Ted welcomed us personally with fresh guacamole, salsa, and some great local tips to help us make the most of our stay.The villa itself is stunning—comfortable, spacious, and thoughtfully appointed. The pool quickly became our favorite hangout spot—ideal for cooling off during the day and the perfect place to watch the breathtaking Puerto Vallarta sunsets in the evening.The location is very conveniently located. Surrounded by delicious restaurants, cute shops,, and a short walk to the Zona Romántica.We couldn’t have asked for a better place to stay. If you're looking for a beautiful, well-managed home base in PV with top-notch hospitality, Villa de los Rios is it!

Family vacation

Very nice accommodations with private pool and hot tub. Very clean. I would recommend these accommodations to anyone looking for comfortable stay for their family.

Lovely villa vacation

This property is clean, comfortable, and fun! We loved having the pool and hot tub - beds were comfortable, privates bathrooms for all, and regular maid service by very kind staff. Good location - very walkable. We spent a week here and had everything we needed to have a great time!

Great property in heart of Puerto Vallarta

Great experience at this well located property. Enjoyed the pool, the view and the neighborhood was great. So many restaurants near the location it was hard to choose and some of the smaller and cheaper places had the best Mexican food. The AC worked well, the kitchen was well appointed and if you have your grocery staples of fruit, Veggies, meats and cheeses you will get high quality items using their delivery recommendation. Nice check in process and greeted us with fresh fruit, guacamole and a six pack of beer. Wonderful stay!

Fantastic views, great service and close to everything Vallarta!

The house by far is one of the best maintained and cleanest rentals we have experienced in our 20 years of vacationing in PV. The views from the pool/patio are fantastic and it's only a two block walk to the male con and all that downtown Vallarta has to offer.

Beautiful Villa in the heart of downtown

The Villa was exceptional… Clean, plenty of room, and everything worked great. Location was perfect for all of our PV adventures and only a 5min walk to the beach or Malecon.

We've been enjoying Puerto Vallarta over the past 20 years and finally decided to purchase a beautiful property here and share it with family, friends, and travelers to the area. We split our time between Vancouver in the summer and Puerto Vallarta in the winter and really love both places.

One thing we love about Puerto Vallarta is how unique each little neighborhood is. This is our favorite because it's so walkable and it retains the Mexican character that we enjoy so much. Hidden little bodegas, galleries, and unique shops, without any modern glass towers. And it's a short walk to all the most popular areas like the Malecon and Zona Romantica. The best of both worlds - convenient location, with real Mexican charm.
