The Space:

Discover the sublime beauty of the Emerald Coast from this luxe, coastal villa! Ideally situated in the gated, Seagrove Beach community of Palmeira Villas, this gorgeous four-bedroom offers three levels of high-end features and amenities, providing the perfect home base for exploring the area. Enjoy easy access to gulf beaches, local seafood, shopping, and walking distance to coastal dune lake, Eastern Lake, and hiking trails in Point Washington State Forest. Public beach access at One Seagrove Place is just a short walk from the villa. The resort community of Seaside is just two miles down Highway 30A.



The gorgeous interior is tastefully furnished with contemporary elegance, featuring a cheery, coastal motif throughout. Designed with group gathering in mind, the main floor living area boasts a spacious, open layout equipped for guest comfort and convenience. Sprawl out on the wraparound sofa in the living room while chatting with friends and family or stream your shows on the smart TV, equipped with Apple TV. Store your favorite bottle of wine in the wet bar's beverage fridge and enjoy a chilled glass later during happy hour. Those culinary-minded in the group will find the kitchen well-appointed for home-cooking, featuring a deluxe array of stainless steel appliances including a five-burner gas range and vent with pot-filler faucet, deep-basin sink, and dishwasher. An island prep station doubles as a breakfast bar with seating for four. Sit down for family-style meals at the dining table set for eight. A full bathroom is located on the ground floor for household convenience.



Three bedrooms and the laundry room can be found on the second floor. A children's bunk room and a guest room with access to a private balcony share a full bathroom (with en suite access from each). The primary bedroom on this level includes an attached, full bathroom.



The third-floor primary suite includes a smart TV equipped with Apple TV and an attached, full bathroom complete with a soaking tub and standalone shower. A mini bar equipped with a beverage fridge and Keurig coffee maker is located just outside the door for easy convenience.



Make the most of Florida's famous sunshine and blue skies while relaxing on the furnished back patio. Fire up the gas grill for a seaside barbecue and watch the stars come out while gathered around the wood-burning firepit. Take the bikes out for a spin around the neighborhood or pedal over to one of the great, nearby restaurants to sample the local fare.

AGE RESTRICTED PROPERTY, ALL GUESTS MUST BE 25+ TO BOOK

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Beautiful home but needed to be cleaned more

The home was beautiful and overall we really enjoyed the house. The two major downfalls though were that the floors were all sandy throughout the home, and the beach access advertised was closed which messed up all of our beach rentals. The closure of the beach access was also not communicated prior to us at all.

This was our first time staying in this side of 30a. I was super worried about beach convenience but it was super easy. House was beautiful and comfortable for our family of 4. Would definitely recommend and stay again. It was a bonus that Apple TV & streaming services were available, not every house has access to these. My only complaint would be the master shower needs some work, moldy caulking needs replaced. Other than that, house was clean and perfect.

Nice house and location

Very nice house in an excellent location. However, I will say the 30A HWY was very busy while we were there, which makes pulling out in traffic on the golf cart a little scary. BTW, the golf cart that came with the house was a lot of fun for all of us, especially for the younger ones. Our only complaint was the house smelled like cigarette smoke, even when we got home our clothes and suitcases reeked of it. We were given a small air purifier when we complained about it, which seemed to help somewhat. Overall we really enjoyed our stay here.

Beautiful home, but bring your kitchen with you.

The house is gorgeous, clean, perfectly located with close beach access, and the golf cart made it easy to transport stuff and people to the beach. Chairs and umbrellas are also available which is convenient. However, if you plan on cooking, bring your kitchen with you. 2 small pots, no frying pan, no good knife, no cutting board, no bakeware. We were a family of 10 including 4 children, and getting food ready was simply a struggle. We contacted Vacasa but never heard back, for the price we were disappointed and expected more on that standpoint. Overall a great vacation, but a well furnished kitchen would have made a big difference.

House needs some TLC

Great location across the street from beach access and right next to some good restaurants. The house is nicely decorated and the furniture/bedding are comfortable. The water damage really needs to be fixed particularly in the living area in front of the bathroom. It is very difficult to open/close the door and it is damaging the floors every time you move it. The pots/pans need to be replaced. All were either very scratched or actually dirty. We had to buy one to use. Also the grill needs to be cleaned and possibly fixed as we could not get it to start. A few of the remotes just didn't work for the TVs and we had to hot spot to watch a movie in the living room as the wifi kept going out. Also management company should let you know upfront that you need to sign a waiver with the golf cart company. We could not locate the key and then were told about the waiver. It would have been more convenient to do this upfront rather than having to call about it after our arrival.
