The backyard is the heart of the home. A private pool anchors the space, ringed with loungers for sunbathing and a covered patio for shaded breaks. There's a putting green for some friendly competition, a firepit for after-dark gatherings, and an outdoor dining table that pulls everyone together once the burgers come off the grill. The outdoor shower means sandy feet stay outside — a small but mighty detail when you've been at the beach all day. Up on the balcony, mornings start slow with coffee and a view over the neighborhood.

Inside, the open-concept main floor flows easily between the kitchen, dining area, and living room, all wired with a Sonos sound system to set the mood. The dining table comfortably seats ten, so whether it's a long lunch, a board game tournament, or planning tomorrow's fishing charter, there's room for everyone. The kitchen is fully equipped for anything from coffee runs to full family dinners.

Each of the four bedrooms comes with its own ensuite, which is a real luxury when you've got a full house. Two king bedrooms each offer their own ensuite with a walk-in shower. A third bedroom features a queen and an ensuite with a shower/tub combo. The bunk room — two twin-over-twin bunks plus its own TV and ensuite — is the unofficial kids' clubhouse.

Practical perks round it out: in-home washer and dryer, parking for up to six vehicles, and boat parking on-site for anyone planning to chase redfish in the Gulf or cruise the bay.

- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Guests must be 21 years or older to book this home.
- Be sure to inquire about discounted Winter Texan/Snowbird rates and long-term stay discounts!
- Construction is always happening somewhere in Port Aransas; we can't guarantee that you won't hear/see construction, building, or community improvement projects and events during your stay.
- Cable/WIFI is provided as a convenience; Port A does experience outages from time to time. Services can be intermittent on an island.
- Please remember that you are on an island; mosquitos/pests can be plentiful several times per year. Our properties are treated by professional pest control service every 4-8 weeks.
- Please note that the maximum occupancy includes infants and babies. Ensure that the total number of guests, including little ones, adheres to the specified occupancy limit.
- Please note that we do not provide a pack 'n play or a high chair, but guests may reach out to Baby Quip for baby items.
- Guests can rent a golf cart from Coastal Eds! We encourage you to book the golf cart with Coastal Eds as soon as possible, we cannot guarantee availability if you choose to delay booking.
- Please note: During periods when city water restrictions are in place, rinse stations may not be available for guest use.
- This home is located within the golf cart zone, allowing guests to easily get around the area by golf cart.

Parking Details:
- Spacious parking for up to 6 vehicles, with boat parking permitted.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
