Carl was super responsive and was a excellent host. We would 100% stay at his property again. Things to know, it is a excellent location, just a few blocks from Central Park, great food, stores for all your needs and easy subway access all around. The apartment building is old and could use a little love, and has old character "charm"... My only warning is the WiFi does not work, we connected a few times momentarily but not dependable. But we weren't there to use wifi, we were there to see the City and a comfortable place to sleep, that was accomplished.

Overall the place is fine. It's an old building and the stairs do not feel the strongest as you climb to the top floor. We had 6 people staying, they gave us 4 bath towels. We requested more and they were delivered the next day. We requested more toilet paper but it wasn't delivered and we ran out. The shower drain backed up with the first shower, they came and had that fixed fast. The location is great if you just need somewhere to sleep, 3 beds were good, one was very uncomfortable.

*Cons* VRBO photos are misleading — possibly AI or from other units. Kitchen was tiny with none of the pictured amenities. No elevator, just 4 uneven flights of old stairs. Safety hazard for kids/disabled. My 2yo fell day one and feared them the whole trip. After subway 2 strollers, we dreaded coming “home.”Kitchen cabinet top shelf fell down day one from carrying big appliances and pots with little to no support pegs.No spatula for eggs, no kitchen/paper towels. Outlet above hot plate cords dangling over pots while cooking. WiFi never worked despite hours with host; TV unusable. Big black ants all over.Two of the bedrooms has a half-wall. One switch controls lights in both rooms. Bathroom had constant dank plumbing smell. Only 2 bath towels provided per room, no hand/foot towels for bathroom. Floor stayed wet/slippery. No shower caddy or basic shower amenities. Toilet paper holder broken.Toilet paper was transparent-thin cheap stuff — had to use half a roll per wipe. *Pros* Ants didn’t bite. 4 bedrooms with very comfortable beds — we slept decent. Working dishwasher, but no detergent. Kids played more with no TV. Hot water was good for all showers. *Final thoughts* For the high nightly rate, basic amenities should be covered and stairs/safety issues must be disclosed. Advertising this as “great for families” risks legal issues when a child falls. We would not book again.

Great place for short trips if you need a place to sleep. Building is quite old so take that into account. Great location. Host was very responsive to any issues or problems that arose.
