Welcome to The Bungalow on Birch Street, a 7-minute walk to the sand and two blocks from scenic 30A. Enjoy a heated private pool, golf cart, and 4 bikes for easy exploring, screened porch, deck, fire pit, and beautifully landscaped yard. Sleeps 6 with two queen bedrooms and a queen sleeper sofa. Beach equipment + outdoor shower make beach days effortless.
The Bungalow on Birch is a charming old-Florida beach house with a private pool, LSV, 4 bikes, and a location that makes beach days easy. Just two blocks from 30A and about 1,000 feet from the sand, this thoughtfully updated bungalow is close to beach access, Gulf Place, and great local restaurants while still feeling peaceful, private, and relaxed.

Spend the morning in the white sand, come back for a swim in your private pool, then head out for dinner, a sunset ride along 30A, or a cozy evening by the fire pit.

The home includes two inviting queen bedrooms, one with an en-suite bathroom and private access to the back deck overlooking the pool and professionally landscaped yard. A second full bathroom is located off the hall, and the living room includes a queen sleeper sofa for additional guests.

The newly updated kitchen is fully equipped for cooking at home and includes a dedicated coffee bar with a Nespresso, Keurig, French press, and hot water kettle for easy, relaxed mornings.

Outside, you’ll find a beautifully maintained setting with citrus trees, a private pool, outdoor shower, screened porch, fire pit, and a peaceful yard that feels tucked away and relaxing after a day at the beach. Your stay also includes beach chairs, an umbrella, and a beach wagon to make beach days easy and stress-free.

We’re experienced Superhosts and created this home to reflect what we personally love in a stay: comfort, style, thoughtful details, and a warm, welcoming atmosphere from the moment you arrive.

Important Notes:
• Summer peak season stays are typically scheduled around a Sunday housekeeping turnover
• For June and July, Sunday-to-Sunday stays are preferred, but if your travel needs are different, please feel free to reach out and we’ll do our best to accommodate if possible
• Longer stays may be considered if they fit the housekeeping schedule
• Pool heat is included during shoulder seasons
• LSV use requires a separate liability waiver and ID prior to use
• Starter toiletries, paper goods, laundry and dishwasher pods, coffee supplies, basic kitchen staples, a small welcome basket, a bottle of wine, and a starter bundle of firewood are provided as a courtesy. These items are provided to help you get settled. Guests enjoying a longer stay may need to purchase additional supplies for themselves.


HOUSE RULES


Guests & Reservations
The minimum booking age is 25. The person who books the reservation must remain at the property for the entire stay and is legally responsible for all members of their group. Only guests listed on the reservation may stay overnight. Visitors who are not part of the reservation must be approved in advance due to liability and local fire code regulations. To keep the home safe, properly insured, and compliant with our private pool and leased LSV/golf cart requirements, we require the full names and ages of all overnight guests before check-in. The primary renter must be 25+ and present for the full stay.

A valid government-issued photo ID may be requested from the primary renter and/or adult guests when needed for reservation verification, insurance/liability, safety, age verification, or LSV lease compliance. For everyone’s privacy, IDs are only requested through the booking platform’s message thread — never by text, email, or outside messaging apps. By booking and staying at the property, the reserving guest acknowledges and agrees that they and their group must comply with all house rules and any applicable safety rules, rental terms, and liability waivers associated with the property and its amenities. Failure to follow these policies may result in cancellation of the reservation without refund.

Arrival & Property Condition
Please notify us within two hours of arrival if there are any cleaning or maintenance concerns so we have the opportunity to correct them. We strive to provide a five-star experience for every guest. The property is documented between stays to ensure it remains clean and well maintained. Reports made after the initial arrival window may not be eligible for refund consideration.

No Parties or Events
Parties, events, large gatherings, bachelor or bachelorette parties, and similar activities are strictly prohibited. The home is intended for families and small groups only. Unauthorized gatherings may result in immediate termination of the reservation without refund, along with additional cleaning, damage, or disturbance fees if applicable.

Quiet Hours
Quiet hours are from 10:00 PM to 6:00 AM. Please respect the neighbors and keep outdoor noise to a minimum during these hours. Excessive noise complaints may result in cancellation of the reservation and possible local fines, which may be the responsibility of the guest.

Smoking, Vaping, and Illegal Substances
Smoking or vaping of any kind is not allowed anywhere on the property, including inside the home, on porches, or near open doors and windows. Evidence of smoking will result in a $500 odor-remediation and cleaning fee. Illegal drugs or unlawful activity are strictly prohibited and will result in immediate termination of the stay without refund.

Security Devices
For safety and property protection, the property has exterior cameras at the front entrance and backyard/pool area, along with a noise/smoke monitoring device. There are no cameras inside the home.

Pets
Pets are not allowed. Unauthorized pets will result in a $250 additional cleaning fee due to the extra time required to prepare the home for the next guest.

Pool Rules & Fees
Swim at your own risk. There is no lifeguard on duty. Children must be supervised at all times. Diving is not allowed. No glass is allowed in the pool area. Backyard gates must remain closed. Guests may not adjust pool equipment.

If the pool requires additional cleaning due to bodily fluids or misuse, cleaning starts at $150 and the pool may be closed for at least 24 hours.

Pool heating is included during the shoulder seasons from March 1 to May 15 and September 15 to November 15.

Pool heating is optional during winter months from November 16 to February 28 and is available for an additional fee of
$50 per night, $300 per week, or $700 per month.
Pool heating must be requested in advance.

Children & Safety
Children are welcome, but the home is not fully childproofed and includes stairs, decks, and a swimming pool. Parents or guardians are responsible for supervising children at all times.

Parking & Golf Cart Rules
Parking is allowed in the driveway only. Street parking and parking on grass are not permitted. Drivers of the golf cart must be at least 21 years old with a valid license and must complete the required waiver before use. Any tickets, violations, or damage are the responsibility of the guest.

Use of Amenities & Equipment
Bikes, beach equipment, and other amenities are provided for guest use but must be used responsibly. Guests may be charged for damage, loss, or excessive wear beyond normal use, including damage to furnishings, linens, equipment, or the home itself.

Furniture & Home Care
Indoor furniture may not be taken outside. Outdoor furniture should be returned to its original location.

Late Check-Out
Late check-out must be approved in advance. Unauthorized late check-out will result in a $100 per hour fee, as it may interfere with cleaning and preparation for incoming guests.

Deliveries & Left Items
We discourage having packages delivered to the property. We are not responsible for lost or stolen deliveries. Items left behind may be returned at the guest’s expense, and a small handling or fuel fee may apply.

Weather, Evacuations & Refunds
Weather conditions, red flags, rain, or other normal coastal conditions do not qualify for refunds. Travel insurance is recommended. In the event of a mandatory evacuation or covered major event, refunds are handled according to VRBO’s policy.

Check-Out Requirements
Before departure, please load the dishwasher, dispose of trash in the outside bins, and leave sleeper-sofa bedding in the laundry area if used.
